The locality of Katraj has for long marked the southern extreme of the city of Pune. In the city called the ‘Oxford of the East’ or ‘Pensioners Paradise’, Katraj was the ideal location for students, retirees or middle class households alike with its combination of excellent location, prestigious educational institutions, cooler climate and affordable homes. As the city expanded from Swargate towards Katraj, settlements continued increasing till the area became crowded, reducing its charm.

Recent infrastructure developments, along with an increase in industrial activity in the area, have led to resurgence in the Katraj property market. In particular, neighbouring areas such as Ambegaon, Jambhulwadi and Katraj-Kondhwa road are seeing a large number of new projects coming up. We examine the reasons for this second coming of Pune’s southern gateway in this article.

Excellent connectivity

Katraj is located at the junction of the Mumbai-Bangalore NH4 and the Pune-Satara Road, with the former road connecting Katraj to other cities and industrial areas and the latter linking it to the heart of Pune city. With the recent development of the new Katraj ghat road and new establishments coming up along the Katraj-Kondhwa road, a number of new projects have come up around these roads.

Katraj is located at a geographic sweet spot, with direct connectivity to the city area as well as upcoming industrial and commercial hubs such as Sinhagad Road and MIDC Shirwal. Regular public transport buses connect it to different parts of the city, such as Shivajinagar and Pune railway station (both 10 km).

One issue with Katraj’s location is that it is comparatively further away from Pune’s major IT hubs and hence, does not see much demand from there. Also, Pune Airport is 18 km away and located at the opposite (northern) side of the city.

Pollution free and scenic surroundings

Pune owes much of its charm to its salubrious climate and its abundance of greenery. While this might no longer apply to the inner city, it is definitely not the case in Katraj. Surrounded by plenty of green hills and with an abundance of lakes and parks, Katraj is a nature and peace lover’s delight. Here, residents truly get to experience a quiet and peaceful lifestyle, surrounded by nature’s bounties and away from the pollution elsewhere.

Affordability

A major plus of Katraj and its surroundings are the low land rates here, as compared to other areas, which makes it ideal for those looking for affordable housing. Average apartment prices are Rs. 4900/square foot in Ambegaon and Rs. 5500/square foot in Katraj.

Students and working class families account for most housing demand here. The offerings by most developers reflect the same, with most projects offering 1, 2 and 3 BHK apartments. Recently, however, some prominent developers have started coming up with higher-end projects in this area.

Amenities and Conveniences

Katraj and its surroundings are blessed with a number of educational institutions. Parents can chose from among Poddar International School, Radcliffe School and Sinhagad School, among others. For higher education, there are the prestigious Bharati Vidyapeeth University, Pune Institute of Computer Technology (PICT) and Sinhagad College of Engineering.

Options for medical care include Bharati Hospital, Sai Sneh Multispeciality Hospital and Pulse Multispeciality Hospital. For entertainment and shopping, one can choose from among Abhiruchi Mall, City Pride Multiplex, Dorabjee’s Royale Heritage Mall and Kumar Pacific Mall, all within a 7 km radius.

Unleash the traveller within

For those bitten by the travel bug, Katraj is the perfect base camp. Two of Pune’s foremost religious attractions, the new ISKCON temple and Aagam Jain Temple are located here. Katraj also boasts of a zoo and snake park with boating facility. Jambhulwadi Lake offers facilities for water sports.

Katraj is also near other popular attractions such as the Balaji Temple, Khadakwasala Lake and Sinhagad and Rajgad forts. Its location on the highway means one can get to outstation destinations like Mahabaleshwar, Panchgani, Kolhapur and even Goa without needing to pass the traffic of Pune city, saving plenty of time and fuel.

Upcoming residential projects in and around Katraj

Residential projects in Katraj, by and large, span the entire spectrum with the higher end properties coming up around the Katraj-Kondhwa Road, with more budget offerings towards the Ambegaon side.

Gagan Properties is coming up with Gagan Unnatii, a project comprising 2, 3 and 4 BHK apartments, located in front of the ISKCON temple. The complex is to include a Jain temple and a mechanized automatic parking system, among other amenities. The homes come with marble flooring in living room, wooden flooring in master bedroom, bathrooms with glass partitions and split ACs for each bedroom.

Massive in scale is Kolte-Patil’s Three Jewels nearby. Spread over a large area of 35 acres, with 1, 2 and 3 BHK apartments amidst rolling hills, this project is among the largest gated communities in the area. It promises to spoil residents, with amenities including an artificial climbing wall, a lawn amphitheater and a retail destination.

Not too far is The Leaf by Kothari Brothers. It comprises of residential blocks laid out in a shape, resembling a giant leaf. Apartments are 2 or 3 BHK and come with branded bathroom and kitchen fittings, solar water heating system, a panic switch with alarm, while the parking comes with motion sensor lights.

Moving towards Ambegaon, one comes across budget offerings such as Shree Venkatesh Buildcon’s Venkatesh Lake Life, which comprises of 1 and 2 BHK apartments. While the amenities include the usual basketball court and jogging track, this property’s USP is its location with green hills on one side and Jambhulwadi Lake on the other.

Conclusion

Improved infrastructure, better connectivity and more industrial growth has seen Katraj and its neighbourhood re-emerge as a property hotspot. Though still largely geared towards the middle income group, higher end projects by reputed builders are starting to make their presence felt. Katraj’s natural greenery and pleasant climate may well continue to attract developers and potential residents alike.
