Background to development at Sector 150, Noida Noida-Greater Noida Expressway is amongst the real estate destinations which has witnessed heightened growth in commercial, residential, education, hospitality, healthcare and sports themed/ oriented real estate. A decade back one wouldn’t have imagined this region of Noida to become inhabited the way it is today. And the development on this belt of expressway that stretches ~25 km doesn’t really stop. In fact some of Noida’s most upmarket destinations such as Sector 93 abut the expressway. While it might still feel far out from Connaught Place and South Delhi, this distance is only felt while reading milestones and Google maps, as when the roads are relatively emptier the journey can be completed in about 60 minutes and this we speak of reaching the Pari Chowk at Greater Noida. Noida-Greater Noida Expressway is amongst the real estate destinations which has witnessed heightened growth in commercial, residential, education, hospitality, healthcare and sports themed/ oriented real estate. A decade back one wouldn’t have imagined this region of Noida to become inhabited the way it is today. And the development on this belt of expressway that stretches ~25 km doesn’t really stop. In fact some of Noida’s most upmarket destinations such as Sector 93 abut the expressway. Factors that attract one to this location are –

  1. Fast connectivity to Delhi via the Nizamuddin bridge, DND Toll way and Kalindi kunj
  2. Quick access to prime areas of Noida and Greater Noida
  3. Replete with education institutes such as Amity University
  4. SEZs, technology and software parks and other prime office complexes of Noida can be found alongside the Noida-Greater Noida expressway – including Oxygen SEZ , Advant Navis business park, Logix Techno Park, HCL etc

In addition to all of the above one can easily see the quick pace of work along the Noida-Greater Noida metro route that goes along the expressway. It is a matter of couple of years that one may find it easier to leave his vehicle at home and hop into a metro train to access different parts of the NCR. So when the entire stretch of the road is now seeing developments of all kinds it was turn for the Noida Authority to add more to the appeal of the region. Sector 150, Noida Sports City was announced which is a unique public private partnership model of building residences, offices and other forms of real estate around sporting facilities.

In all, Sector 150 is a 600 acre primarily residential sector which will see development and construction activity on just 20% of the land. So 80% is being kept for other purposes especially greens and landscaping. In fact NCR’s biggest park spanning 42 acres “Shaheed Bhagat Singh Park” is being developed in Sector 150 Noida. Lotus Greens owns 300 acres of land here which was bought from Noida Authority and is entrusted to develop the sporting facilities (comprising 70% of the 300 acres) –

  1. 9 acre golf course
  2. Cricket academy
  3. Indoor sports facilities
  4. Swimming pool
  5. Hospital
  6. Internal roads

Further the authority has allowed 29.50% for residential purposes in the Sports City and 0.50 is for commercial use. The sporting facilities thus developed will be maintained by the Noida Authority or its appointee and be available to everyone who is a member (details not known yet).

Sector 150, Noida has few more highlights –

  1. The permissible FAR in this sector is ~1.75 which is nearly half of rest of areas in Noida
  2. There is a plan to provide only underground cables for power, telecom and internet facilities in this sector
  3. A road link is being developed over Yamuna that will pass through Sector 150 and connect to Greater Faridabad through a bridge
  4. The sector will also gain access to Noida-Greater Noida expressway
  5. Sector 150 will also have access to Metro stop at Sector 149 on the Noida-Greater Noida metro route
  6. In addition to common amenities being created as part of the project developers are also creating green and sports facilities with in their individual projects, while sticking to low density plans
  7. Prevailing prices for residential apartments are upwards of Rs. 4,400 per sq ft (on sale area)

Leading developers from Noida have thronged this sector and are already developing residential projects. Most advanced of these is ATS Pristine, Mahagun Meadows, ACE Golfshire and ACE Parkway. Further ATS is developing a premium project ATS Grandiose here. Then there are larger plots of Lotus Greens and Logix Group. Logix has further sold part of its land holding to certain other developers including the ones mentioned above. Most recently Lotus Greens signed a development agreement with Godrej Properties for a plot spanning 36 acres of the 300 acres Lotus Greens owns. It is further said that TATA Value Homes is likely to launch budget category of residences in sector 150, Noida.

While Sector 150, Noida might be amongst the last few land patches under development just before Greater Noida it has attracted attention of several leading regional and  national developer for it’s a sector which is coming up in a unique way – low density construction, sports city theme, urban planning and connectivity to other parts of NCR. Residents here (habitation is a still a few years away) can have good access to social and economic infrastructure of Noida and Greater Noida.
