One must say the process has been slow, and probably slower than what’s been witnessed elsewhere due to various issues at different levels stuck in a circle.

Being the last few suburbs before Thane, these areas are increasingly becoming cosmopolitan in nature. Compared to western suburbs of Mumbai, Real estate work on Eastern suburbs is slowly starting to pick it’s pace up. One of the few reasons for that is the recent growth of Eastern suburbs in totality – Eastern Freeway, Eastern monorail, etc. These developments are contributing to the growing importance of Eastern part of Mumbai.

Many industries used to exist here before, and so did government services and bank service-people’s quarters. But, Bhandup and Mulund, both with changing times, and changing nature of businesses, can see a shift in the economic make up which is the prerogative of an increasing urban population, who are investing in properties along this line. Most of the projects in this area are running behind schedule, as per our sources.The price is comparatively lower than its immediate western suburbs along Western Express Highway and JVLR’s surrounding corridors. This aspect makes it one of the least pricey, but yet substantially well-connected for the well designed upcoming neighborhoods.  However, only so if and only rest of the things of public importance fall in place quickly. Public representatives, in that case must take the lead.

Mulund Attractions

Presence of malls and entry of modern amenities and facilities, could pay off as it’s likely to attract customers who are further likely to, with their ability to sustain, contribute immensely to the growth of a new ecosystem by consuming products of businesses based around these areas. Although, we are not seeing very heavy real estate development, but the changing landscape is quite visible. If all that’s there about the economy, goes as well as it has been planned based on past estimates, using the most common assumption of economics to start contemplating on in order to find a possibility in conclusion, “Ceteris paribus” meaning keeping everything else the same, gives us a decade or two for the corridors all around these areas to develop into well-established suburbs at par and with time, much better with or than today’s Powai, Andheri and Bandra, respectively.

A lot of land on the eastern side of Eastern Express Highway are protected stretches of mangroves. To understand Mumbai suburbs, one must pay close attention to how different areas of Sanjay Gandhi National Park separates the two different stretches along which the population of Mumbai suburbs resides. Goregaon, Malad, Kandivali, Borivali and beyond are on the Western side while suburbs of Bhandup, Kanjurmarg and Mulund are on the eastern side of Sanjay Gandhi National Park.

Upcoming Projects Report

While in the recent past, efforts have been made, however nominal to develop the real estate sector of Mumbai’s western suburbs of Goregoan, Malad and Kandivali & beyond, which has ostensibly paid off, the eastern side now is seeking for faster development and it is already starting to take place. As mentioned earlier, the role of JVLR is much like a bridge between Eastern and Western suburbs of Mumbai, geographically. Areas of Andheri and Powai are at the south of Sanjay Gandhi National Park, and JVLR as a bridge connects two different suburban stretches predominant of Mumbai. As such, growth of JVLR was pivotal. A major part of residential and business properties were developed along this stretch, attention and focus will now be increasingly on to look at major areas around Bhandup and Mulund that could be developed from the essential standpoint of a real estate market.

As mentioned before, many new properties are already established and most are upcoming projects, some that have started and are nearing completion, while others such as the one below, are starting to see basic movements in the construction part being laid around.

Kamla Horizon is one such project where work has already started from the looks of it, which was gained via a little tour, in and around the property, from a very recent field visit. The ground has been dug and the basic layering set. However, it has quite some time before it develops as construction work recently started on the plot.

Ease in Connectivity

There’s a predominant railway network that makes travelling along this stretch as easier as it is for the suburbs around the Western Express Highway. In fact, the presence of Central Line is hugely beneficial to suburbs of Bhandup, Mulund and beyond, as it ensures travelling to Thane and Navi Mumbai while at the same time until CST via Ghatkopar, Kurla, Chembur, etc. The long stretch of L.B.S road around which these areas are based, where real estate growth can happen and is starting to take shape, is easier to commute through, as it is this main road which subsequently forms the main connecting road to JVLR and thereafter, to Eastern or Western Express Highway. Although, L.B.S road is also connected via various bridges and inter connecting roads, it’s still accessible the best via JVLR into Eastern Express Highway to reach parts of New Bombay.

This is another such property that is seeing a lot of construction work and even though it’s completion would take time, it’s presence right on L.B.S Road makes it intriguing for someone looking at smoother commute and connectivity, in order to be at literally a stone’s throw away from the major malls and residential areas which are not in the interiors.

Nirmal Lifestyle and Neptune Mall are going about the same way we previously talked for mini-townships, with regards to the tendency of big budget present-day developers having a big chunk of land in the suburbs, building a basic ecosystem around which, one not just tries to build a repute by, but also feed off it by providing a marketable alternative.

Social Conveniences

Along the whole stretch of the L.B.S marg and along the L.B.S road, one can see many existing, and upcoming properties. The roads are well-laid out, but is full of patches one assertively and rightly attribute to Mumbai’s unique reputation of ‘amazing’ roads and not be troubled with anymore out of extensively common occurrence. There are many big malls and well-known hospitals, all along the stretch such as R Mall, Neptune Magnet Mall and Nirmal Lifestyle, and hospitals such as Fortis. Presence of schools and colleges are as much as that of open spaces and gymkhanas, which are not as much as in the case of other suburbs. It’s also at very close proximity to Eastern Express Highway. Thane and Powai are both equidistant from these suburbs of Bhandup, Kanjurmarg and Mulund. The presence of Sanjay Gandhi National Park a little far off in the west, mountains and barren land, and a lot of mangroves far off in the east near the Eastern Express Highway makes the area a little cooler and greener than most other growing real estate localities and neighborhoods.
