Jalahalli is an upcoming residential and commercial hub, located in the North-western part of the Bangalore. Its neighbouring areas are Peenya, Peenya Industry, Dasarahalli, Jalahalli East, Jalahalli West, Jalahalli Village and Jalahalli Cross.
Its proximity to the Green Metro line, Yeshvanthpur Railway Station (5 km), KSRTC Bus Stand (2 km), NH4 Highway, NICE road (5 km) has made Jalahalli an attractive destination for home buyers.

If you would have asked a Bangalorean where Jalahalli is 5 years back, chances are high that they would have told you, that it is on the ‘other side’ of the city. The introduction of Namma Metro brought about a momentous change in Jalahalli’s landscape and the areas around it. The improvement in connectivity led people, especially working professionals and families to start flocking to this part of the city, looking for a new address. Therefore, it is not surprising to see that real-estate owners and developers are transforming Jalahalli into a commercial & residential hub.
Let us take a look into why Jalahalli has grown into such a favourable destination for home buyers –
1. Connectivity:
Connectivity is one of the deciding factors when people look for a new place, and Jalahalli ranks favourably in this respect.
BMTC buses including Airport Shuttle are readily available. So, are cab services like Ola, Uber etc.
Yeshwanthpur railway station is a 15-minute drive away
Metro access: Jalahalli has a metro station with parking facility and hence travel duration to all major places is less – Yeshwanthpur railway station (12 mins), Mantri Mall (25 mins), Majestic bus stand (30 mins), M.G. Road (40 mins). The metros operate from 5 am to 11 pm.
Bangalore International Airport is an hour’s drive away. Buses/taxis to the airport are easily available.
It is connected to NH4 (Tumkur highway) while NICE Road (Electronic City, Mysore Road) and Old Madras road are 5-8 minutes away from Jalahalli Cross.
Bus stands like KSRTC (for interstate travel), Satellite bus terminal in Peenya is located close by.
2. Green Cover:
A Wikipedia search on Jalahalli will reveal that it is one of the greenest and less congested areas of the city. About 25% of the area remains green because most of the land is owned by big entities like Bharat Electronics Limited and Hindustan Machine Tools. There are a lot of parks and playgrounds in the area too.
3. Educational Institutes & Healthcare:
Jalahalli and areas near it have a host of national & international schools like Orchid International School (10 km), Cluny Convent (8 km), Kendriya Vidyalaya (8 km), Ashok International Public School (3 km) etc. Colleges like Sapthagiri Engineering College (7 km), Sapthagiri Medical College (8 km), Acharya Institutes (10 km), Institute of International Media Studies (1 km) are also located close by. A number of hospitals like People Tree, BEL Hospital, Eskay Healthcare, Columbia Asia are located within a 5km radius.
4. Hotels:
Close proximity to the railway station, the presence of World Trade Centre and industrial areas around Peenya & BEL have led to a plethora of hotels being established in and around the area. Notable groups like Taj, Sheraton, Ritz etc. also operate around the area.
5. Other places of importance (located nearby):
Peenya Industrial area which is one of the largest industrial areas of Asia is located in close proximity.
Malls & marketplaces like Orion Mall, Vaishnavi Sapphire, Rockline Mall are located a stone’s throw away.
The world-renowned Iskcon Temple is also located close by.
Bangalore International Exhibition Centre plays host to a lot of national and international events, conferences, concerts etc.
Institutes of importance such as the Indian Institute of Science and Research (IISC) and research divisions of Indian Space Research Organisation (ISRO) are 10 minutes away.
6. Affordable Pricing:
With an average of Rs 5,710 per sqft, property rates in Jalahalli and nearby areas are much lower as compared to other parts of the city making it an affordable destination.
7. Extras (factors you might care about):
For natural food aficionados – Vegetable markets are located nearby where people from nearby villages come down to sell fresh, home-grown vegetables which are available at a cheaper price.
Places to find solitude – Hessaraghatta lake is located nearby. The way to Hessaraghatta serves as a great cycling trail or a drive (whatever your preferences are).
The improvement in connectivity explains why a large number of real-estate projects like Princetown, Prestige Kensington Gardens, Shriram Sameeksha, GM Infinite Daffodils, Vaishnavi Gardenia, Salarpuria Sattva Opus, Renaissance Woods etc. have come up in and around Jalahalli in the last 4-5 years and more are set to follow suit.

My wife and I were new to Bangalore and were looking for suggestions while planning to buy a home. A little Google search led us to this little known site called PropStory. They provide comprehensive reviews of under-construction projects which are based on actual site visits. The details are better than those we see in newspaper ads or even FB ads of these projects. After a little research on this site we narrowed down our search to a leading developer’s project in HSR Layout

There are many websites one can refer to when deciding on real estate purchase. Of these I have only come across PropStory which provides the information in a narrative style. There are details about layout, specifications, local neighbourhood, connectivity and even developer background. I also like that they write about other matters like infrastructure, issues in real estate and hot topics like GST and RERA. Kudos to PropStory.

I recently visited a leading developer’s construction site and was disappointed by the lack of sufficient information the sales people gave me. My husband and I almost gave up on the project. But we like some of the specifications and decided to look for more online. That when we found PropStory and they had covered this project! We so pleased to find more info and were able to make our housebuying decision. Thanks PropStory.

When I was suggested to check out PropStory, I was not sure I would be interested. I don’t like reading and real estate is boring subject. But this site gives enough details through images also so that it is easy for those who don’t like reading. My opinion of real estate changed and I look forward to knowing more about upcoming residential projects in other cities too

PropStory I like your writing style. It is simple and understandable. You do not support any developer or project but have a general opinion about the projects. I also like your new site design where I can quickly scan through features of a project and what is available or not.

PropStory articles are good. I suggested to my brother in law to read these articles before deciding on a property. He was impressed with the details and knowledge of writer. Some construction technology used is also explained which helps us common man to understand. Other websites are not doing so. Well done PropStory!
