Incidentally, it is the first sector of New Gurgaon and much ahead of the Kherki Daula toll plaza. When we talk of under execution infrastructure projects at Gurgaon one finds it tough to move beyond the severe delays the city has seen in the development of Dwarka Expressway and Southern Peripheral Road. Both these destinations were in the limelight as most favored by real estate investors, however, delays in project execution have resulted in massive losses too. This is where Sector 37C which is nestled between New Gurgaon, Old Gurgaon and Dwarka Expressway stands out as one with current connectivity, which is being augmented at the rapid pace.

Development of flyover and underpass at Hero Honda Chowk

Most recently the NHAI took up the massive task of building an 8 lane flyover, at the Hero Honda Crossing, on the Delhi-Jaipur highway and an underpass to connect sector roads of Gurgaon city. This is a long due infrastructure makeover that will give an excellent connectivity to sectors 10A, 10, 37, 37A and 37C, onward to Basai and Dwarka Expressway. People familiar with the city will be aware that since the construction of the tolled highway at Gurgaon the turning at Hero Honda Chowk was closed for general traffic. It meant one had to drive 10-12 km in excess to reach sectors listed above if one was approaching them from Delhi/ Cybercity/ Airport. The flyover-underpass construction, Rs. 140 cr project, will have following nodes –

  1. 8 lane flyover extending nearly 1.4 km for Delhi-Jaipur traffic
  2. Underpass connecting Hero Honda Road (i.e. one that leads to Sector 37, 10 A, 10, 37C etc) to Sector 34 and onwards to Subhash Chowk
  3. There will be several slip lanes for one to navigate himself according to direction he wants to drive to

Anyone traveling from Delhi/ Airport/ Cybercity will reach Sector 37 C with 25-30 minutes less of travel time. Also, one who is traveling to Subhash Chowk/ Sohna Road from 37 C will also save over 15 minutes daily.

Consider the following – someone residing at Sector 37C had to drive up to Rajiv Chowk and take a U-Turn in case his employer was the Hero Honda factory or an IT major at Sector 34 (firms such as NIIT, Mahindra Comviva, People Strong among others have offices here). This meant a drive time of about 40-45 minutes. With underpass likely to be ready by 2018 the drive time will fall to less than 15 minutes.

Sector 37C – Between Old Gurgaon & Dwarka Expressway

In the last decade, most of the new residential developments came up in the region of Golf Course Road, Extension Road, and Sohna Road. However, the fallout of such rapid construction was that many areas now feel very congested and unplanned. Some of the newer sectors along Southern Peripheral Road and Dwarka Expressway were well conceived and planned, but they haven’t seen infrastructure development. Further, all these areas listed above became un-affordable of those in the middle-income strata, ones looking at properties in the region of Rs. 60 lacs to Rs. 1.5 crores.

This is one of the main reasons we believe Sector 37C at Gurgaon appeals to a wider audience who are in their quest for the first home or even those looking for investments. This sector, as we said above the first sector of New Gurgaon, is flanked by National Highway 8 & Pataudi Road on one side, Basai Road on other and Dwarka Expressway on the third. Even Pataudi Road and Dwarka Expressway have been declared as National Highways now. Moreover, all the roads that lead to Sector 37C are constructed and used by private and public vehicles. The sector roads are seeing fast construction and will likely be in operation within next 12 months. These roads provide the residents of this sector an easy connectivity to Cybercity, Delhi, Airport, Manesar & Bhiwadi through National Highway. One can use Basai Road or Pataudi Road to reach the Sadar Bazar and other parts of Old Gurgaon. While Dwarka Expressway may not be fully developed right now, but if one were to stay at Sector 37C and wants to reach a sector along the former, he can easily do it through flyover at Basai. Once the latter is fully developed residents of 37C can also use it for reaching Delhi. There are plans to extend Delhi Metro connectivity through Dwarka Expressway, whenever that becomes a reality 37C will see further boost to its accessibility.

The HUDA sectors 10 and 10A which are neighbors to 37C have flourishing markets and convenience stores. On this side of Gurgaon, it is the first sector to see vibrant apartment communities. It also benefits from current water and power infrastructure. Apartment communities at 37C are seeing quick occupation for its connectivity and affordability.

Schools & Hospitals

Schools such as Blue Bells Model, DAV, Meenakshi, Greenwoods, DPS (Sector 104) are in the easy driving distance of 5-10 minutes. However, the area is already served by school buses for Amity, DPS, Pathways, Sri Ram School among others. With connectivity getting better the travel time for students will come down as well. Moreover, several primary, secondary and tertiary healthcare centers that serve Old Gurgaon for years are within easy reach. And one can drive to Medanta Medicity in no more than 20 minutes from Sector 37C.

There are many schools, hospitals and commercial offices/ retail planned along the upcoming Dwarka Expressway. Once these are ready the catchment of 37C will see a great change in its profile.
