Vipul Aarohan – a PropStory Site Visit

Aarohan, which literally translates into “Ascent”, is the most iconic and ambitious new project in this area. It is situated in the up-market Golf Course Road, where Vipul Group has already delivered a premium residential project called Belmonte. Agora Mall on MG Road and Tatvam Villas in Sector 48 are other well-known offerings by Vipul Group, which is also present in cities like Ludhiana, Bhubaneswar and Faridabad.

Golf Course Road witnesses non-stop traffic throughout the day. But to keep away from the on-road hubbub, Aarohan has a 200 metres buffer stretch – replete with trees and fountains – between the grand main entrance and the residential zone. The estimated time of completion is 2020, but it will surely be worth waiting for! Meticulous planning and outstanding architecture will make living here a palatial, cozy and enjoyable experience.

The builders have planned to complete 3 high rise towers initially, as the entire project consists of 12 towers which will be constructed in phases after the possession is given out for the first three. A contractor of international repute, Leighton, has been commissioned for the construction works. Australia-based Leighton is engaged in over 10 projects across India and boasts of some of the most high-profile buildings in the pipeline. Their team at Vipul Aarohan would ensure a smooth, hassle-free work on the remaining phases while occupancy would commence simultaneously in the first 3 towers.

During our visit, we could find on-site work progressing steadily in the 3-level basement, with excavation complete. Concreting work is fast progressing, as there is a batching plant on the site itself. The overall site infrastructure and high-tech equipment deployed indicate strict adherence to precision, quality, and eventually, the completion timeline. We also took a look inside the exclusive sales gallery close to the entrance, and a 3 BHK mock-up flat.

 Vipul Aarohan: Commute and Neighbourhood

Being located on the Golf Course Road, future residents can easily commute to any part of the city from the site. Additionally one can find several well-known residential projects around Aarohan’s entrance in this sought-after locality. For occupying the requisite parking lot that comes at a price of Rs. 6 Lacs, Audi and Porsche showrooms are at a stone’s throw! Other major public transport hubs like IGI Airport-Terminal 3 (23 kms) or Gurgaon Railway Station (16 kms), are just a few minutes’ drive. Vipul Aarohan is a walk-able 700 metres from Sector 53-54 Rapid Metro station, the nearest public transit spot. Talking about landmarks, the famous One Horizon Center office building and the luxury Ibis Hotel are within 1.5 kms.

Among renowned schools, Delhi Public School is just 6 km away from the project, while The Shri Ram School, Suncity and Heritage Schools are also close by. For recreational needs, there is DLF Mega Mall at 4.2 kms, South Point Mall within a kilometre and plenty of high-end restaurants and posh hangout places within a 5 km radius. The extremely popular Galleria Market in DLF Phase IV and Supermart are also a 10-minutes drive from Aarohan.

Vipul Aarohan manages to stand apart as one of the most innovative upcoming projects along Golf Course Road, which has limited new launches with way higher price points.

The PropStory team got an impressive preview of a tastefully designed 3 BHK sample flat during the visit. The biggest size for a 3 BHK apartment is 2940 sq ft featuring a large master bedroom of 12′ X 17′, spacious living-dining space of 27′ X 14′, and an an additional family lounge area of 13′ X 16′. All the master bedrooms have Jacuzzi tubs in the attached bathrooms and a dressing area. The bath tubs are placed next to large glass windows which provide views of outside.

The planned gated community will have 4-tier access control and centrally-monitored CCTV surveillance in the entire complex. Video door phones will be provided in all the apartments. Each of the towers have 4 elevators equipped with automatic rescue device (ARD) for emergencies. There is ample parking space spanning three levels of basement with card-enabled access to tower lobbies.

The project also includes sky lounge and private party halls of 5000 sq ft., sky spa of 3000 sq ft. comprising of steam facilities and treatment rooms. Also, sky gym of 3500 sq ft. consists of aerobics, yoga halls. Vipul Aarohan : Price Overview

Vipul Aarohan comes with a basic price of ₹ 12,000 per square foot. PLC attributes range from 250 per sq ft to 700 per sq ft (5% to 17.5% extra over basic) depending on the floor level, setting the overall starting price at 2.54 Crores. Higher PLCs are being charged for the upper floors, owing to their proximity with the exclusive sky deck and club.

While some compare the Golf Course Road Gurgaon to the Orchard Road of Singapore, thanks to the high rise architecture, the avenue feel with trees lined on both sides, the glitzy malls and the elite crowd, we cannot ignore the facts of delayed rapid metro connectivity which is running almost an year behind the schedule, the plight of the signal free road in monsoons and the site of construction debris, potholes, and the traffic jams arising out of the work in progress.

Hopes still are set high with infrastructure streamlining post completion of the signal free stretch and flagging of rapid metro on the Golf Course route. The current state of infrastructure however has no bearing on the price as no such price correction is seen in the market with prices staying stable over the last couple of years. Recently the market saw a new launch by Vipul, ‘Aarohan’ in Sector-53 which is has been launched with the price of Rupees 12500 per square feet. The project is set to be completed by 2019.
