Starting prices for a 2 BHK apartment measuring 1375 sq ft at Ireo Grand arch is Rs. 1.48 Crores, all inclusive. Typically, the rent for a 2 BHK flat is Rs. 30,000/- while that for a 4 BHK + SQ apartment upward of Rs. 45,000/- per month.

IREO Grand Arch: Connectivity and social infrastructure get even better

Ireo has a noticeable presence along Golf Course Extension Road in Gurgaon with luxury segment projects such as Ireo Corridors, “space-age” themed Ireo Skyon, Ireo City (600 acres township), and Ireo Victory Valley in sector 67. PropStory took a look at the sales gallery in Sector 61 to get familiar with upcoming projects like Ireo Ascott, Grand Hyatt Gurgaon (Branded Residences) and the uber-luxury Ireo Gurgaon Hills.

Golf Course Extension Road is a prime location in Gurgaon and Ireo Grand Arch is set in the heart of Sector 58, only a few minutes from this crucial thoroughfare that links further with Southern Peripheral Road and NH8. An internal sector road that branches off Golf Course Extension Road leads to the 60 m wide exclusive “Archview Drive”, which serves as the approach road to Ireo Grand Arch.

This neighbourhood is ideal for those commuting to Golf Course Road, Sohna Road and Cyber City (11.5 kms) on a regular basis. Phase II station of Sector 55/56 on the Rapid Metro is merely a 2.3 km drive from Ireo Grand Arch. IGI Airport-Terminal 3 (21 km) or Gurgaon Railway Station (15.1 km), are within easy reach through NH 8 or via Golf Course Road.

Sector 58 is close to renowned schools such as St. Xavier’s High School (6.4 km), Lotus Valley International School (5.3 km) and DPS International (5.8 km). The Shri Ram School, Suncity and Gurugram Public School (2.2 km) are quite close. Football aficionados can easily drop by at FC Barcelona’s flagship academy, FCB Escola, located right across The Heritage School (3.2 km away) in Sector 62. The project was launched in 2010 as one of the first ventures by IREO. As observed during my site visit, the bustling community is now home to more than 1,000 families since early 2016. The ultra-luxury ‘Le Club’ is fully operational and gives the feel of living in a ‘zero-eth’ world with amenities to indulge in and relish a sophisticated lifestyle.

Ireo Grand Arch : Apartment Prices and Details

Sleek glass facades, plush entrance lobbies and extensive landscaping are a prominent feature of IREO The Grand Arch. From expansive penthouses to compact duplexes, this project has been conceptualized with the needs of a varied mix of customers. Diverse tastes and preferences are also catered to by high-rise towers, mid-rise blocks and the centrally placed arch-like form which provides for almost 4-side open layouts. Preferential location charges (PLCs) are applied to the tune of Rs. 500-1000 per sq ft, in accordance with increasing floor level. EDC, IDC and club membership charges are extra, while parking is included in the overall price. Monthly maintenance charges are in the range of Rs. 5,500 – 12,000/- billed at approximately Rs 4.12/- per sq ft. The rents may vary depending on the type of furnishings in the interiors.

During the visit, I explored a 2 BHK Duplex and also took some pictures to share in this article. Entrance is provided on both the levels, while the internal spaces are distributed in a manner that master bedroom and double-height living room are on the ground floor, along with the kitchen and utility. The upper level has the second bedroom, a bath and a servant room. The kitchen ceiling has a partial skylight, and there is an internal staircase connecting the two levels. The penthouses and apartments in the “Arch” block and high-rise towers have sleek glass handrails over long running balconies.

Kitchens are equipped with modular cabinets, electric chimneys and gas pipeline connection, while the bathrooms have glass-enclosed shower cubicles. In 4 BHK units, an additional store/pantry area is also provided next to the kitchen. Every apartment has its own Daikin VRV AC system, placed in the utility balcony. This ensures an all-weather air conditioning and smart control of temperature in individual rooms.

All the apartments, penthouses and duplexes at Ireo Grand Arch have premium finishes and fittings, which are a trademark of most IREO projects in this area. There are limited options available in the inventory across all types of apartments.

Closing Remarks

Since its launch, Ireo Grand Arch has seen steadily growing demand from customers seeking to reside as both owners or as tenants. Due to the good quality of the apartments and well-managed maintenance of the amenities, this apartment complex is a benchmark of sorts in the Golf Course Extension Road area. Though prices have appreciated significantly, the value proposition is worth the offering in terms of the quality of life and benefits of a great location. This ‘grand’ residential complex is also home to an active community life. If until now Ireo Grand arch seemed like a ‘Boulevard of broken dreams’ because one couldn’t move in here, that can be changed since few apartments are still on offer. With the ultra-luxury amenities to indulge in, at IREO The Grand Arch one can feel like a pampered guest, everyday!

After I got lot of criticism for the blog on Dwarka Expressway I asked Harpreet, my friend and guide to new developments in Gurgaon, what would you call – “Golf Course Extension” Road. He said, South Delhi!!! Essentially he meant the most premium address of Gurgaon i.e. Golf Course Road is probably akin to Lutyens Delhi of Gurgaon. He won’t be entirely wrong, as those wealthy of the NCR who can’t afford the Bungalows in Lutyens or Golf Links, found Golf Course Road of Gurgaon habitable. And for those who can’t own an Aralias, Camellias, Belaire and others or can’t buy it for any price, Golf Course Extension Road is the address. Old projects by Unitec and Vatika flank this road but the real construction is towards the right of this road i.e. if turn into Extension road from Sohna Road (Sectors 58 to Sector 67). Geographically the Extension road is located between Gawal Pahari and Badshahpur. And the appeal of the road is connectivity to Gurgaon’s prime business district of Cybercity, MG Road and Golf Course Road.

There are plans for metro to be extended through Extension Road-Southern Peripheral Road. Already there is advance construction on the Rapid Metro line along the Golf Course Road and it will terminate at the edge of the Extension Road. Since these new sectors of 58 to sector 67 of Gurgaon are well planned, the construction looks organised on both flanks of wide roads built or being build.

For a person from “Old” Gurgaon these places look far, as they are far, and the roads leading to them are wide but crowded. Main roads and arterial roads are the back bone of planned urbanisation, which seem to be ample here. Few of IREO’s projects are now delivered and others by EMAAR, M3M and others are in various stages of construction. What though surprised me were extremely tall towers coming up in this part of town. While Gurgaon in the recent times witnessed heightened activity on office leasing – Google picked up 430,000 sq ft office from Unitec, other occupiers recently include NCR Corp, CVent, Goldman Sachs and others, one can feel that supply of premium addresses on the Extension Road may be higher as of now.

Prices here had moved to Rs. 10000 per sq ft in good times however they seem to have moved to Rs. 7500 per sq ft on a few transactions that are getting concluded. Rents can vary from Rs. 28000 per month to Rs. 40000 per month (for 3BHK) depending on size and quality of townships. Support infrastructure isnt right now available on Golf Course Extension Road but one can access other areas of Gurgaon easily from here.

In any case current mood of buyers and investors in the NCR isn’t too healthy for transactions on the residential asset class. But as Harpreet put it, it may take time for Gurgaon’s South Delhi to fill up but office buoyancy should bring in buyers over time.This is Golf Course Extension Road for you which is now slowly getting inhabited.
