Known as the ‘Silicon Valley of India’, Bangalore has grown exponentially in the last 15 years. The IT/ITeS hub of India, Bangalore is known to be a confluence of people from all over the country. In addition, several expatriates work out of the city, leading to a change in the demographics of this southern Indian city. Also known as the start-up capital of India, Bangalore shows an economic growth of over 10% every year, adding to the appeal of the city (Source: Knight Frank). The presence of renowned universities such RV College, BMS College, Christ College and MS Ramaiah University attract a huge student population from around the country. Areas such as MG Road, Indira Nagar, Koramangala, Jayanagar and Yeshwanthpur have developed into happening spots for the city’s young crowd. While the city is one of the more modern and metropolitan in the country, a visit to MG Road, Cubbon Park and the surrounding areas will take you back in time and make you see why it is called the ‘Garden City’. Originally the capital of the Mysore Kingdom, Bangalore is rich in culture with the Jaymahal Palace and Bangalore Palace forming important tourist spots in the city. The proximity of the city to weekend spots like Nandi Hills, Savandurga, Kudremukh and more provides alternate occupation for those who have been bitten by the travel bug. Overall, Bangalore is a city that adapts itself to you, making sure that there is something for everyone that lives here. The mild climate forms the perfect background for the city and it is no wonder then that the Bangalore Metropolitan Region now hosts a population of nearly 10 million people.

Even before Bangalore established itself as an IT/ ITeS hub, it was home to public sector industries such as BHEL (Bharat Heavy Electricals Ltd.) , BEL (Bharat Electronics Ltd.) and HAL (Hindustan Aeronautics Ltd.). These industries were located more to the center of the city as it is today. Bangalore is also the aviation capital of India, accounting for more than 65% of aerospace business. On top of these the automobile industry has been growing fast in the periphery of the city. Indian defence forces have a strong base in the northern part of the cities.

Over 120 million sq. ft. of office stock is available in the city and nearly all of it is occupied-a good indicator of the buoyant local job market and economy (Source: Knight Frank). A good economy augurs well for the demand for residential real estate, where again Bangalore has been topping the list across the country in the past few years.

With IT firms doing well and the new age start-ups attracting serious investor attention, the city is seeing more millionaires than ever.

Yeshwanthpur Real Estate

Located in the north-western part of Bangalore, Yeshwanthpur is one of the oldest areas in Bangalore.  A fast-growing residential area now, Yeshwanthpur real estate has seen most of its development in the recent decade due to the completion of infrastructure projects like the green line of the Metro, and the elevated expressway along the Tumkur Road. Residents of Bangalore who lived away after their college days now comment on the change of landscape of Yeshwanthpur, remembering the suburban feel to the area, with only the ISKON temple having any stature. While the temple is still one of the major attractions of Yeshwanthpur, the streetscape is now completely transformed, with towering buildings vying for attention, and the metro line passing overhead. The Yeshwanthpur region saw horizontal development all these years and one can see row houses and colonies far and wide. A large part of the development can be attributed to the emergence of Peenya as an industrial hub. Located less than 4 kms from Yeshwanthpur, Peenya is home to small, medium and large scale industries and is one of the largest industrial areas in Asia. In addition to Peenya, Yeshwanthpur is less than 5 kilometers from two of the main public sector industries– BEL and BHEL. BHEL is located 5 kilometres away down the NH4, while BEL is located 4 kilometers away in Mathikere.  This part of Bangalore city is traditionally home to the business and trading community.

Connectivity to Yeshwanthpur Real Estate: The Namma Metro Surge

The commissioning of the Green Line of the Metro has had a monumental impact on the market of West Bangalore. Since the start of the IT boom in the city in the year 2000, there have been two distinct areas in the city-the East and the West-known as the IT hub and the industrial hub respectively-catering to two entirely different set of residents. There was a huge gap between the two, with the industrial areas being the homes of old-time settlers and the IT areas bringing in younger crowds. With the opening of the Metro Line, the commute from Central/West Bangalore has gotten faster, opening the West Bangalore market as an investment opportunity to employees of the IT sector. Prices in the area have seen a 7-10% annual appreciation in the last three years with an upward trajectory in the foreseeable future. The Metro line has three stations accessible from Yeshwanthpur-Sandal Soap Factory, Yeshwanthpur and Mahalakshmi Layout.

The Metro line connects Yeshwanthpur and the Central Railway station with one feeder bus journey from the Mantri Mall station to the Central Station. The journey to the airport is a little longer, at 33 kilometers. The connecting road is a 6-lane highway from Mekhri Circle, located 6 kilometers from Yeshwanthpur. The Vayu Vajra buses to the airport are also available from Mekhri Circle, making the airport a one hour journey away. The nightlife and excitement of the MG Road-Indiranagar-Koramangala stretch is 12 kilometers away. The Green Line of the Metro has made these hubs-Majestic, MG Road, Indiranagar and Whitefield all the more accessible without having to sit in hours of traffic.  The convenience of Yeshwanthpur real estate, along with connectivity to the rest of the city, also lies in the fact that it makes for easy weekend getaways. The World Trade Center (Dr. Rajkumar Road), towering over its surroundings, forms the corporate background of Yeshwanthpur. Among the big names that operate out of here are Amazon, Hitachi, Tokyo Bank, HDFC and Coca-Cola. Part of the Brigade Gateway complex, the World Trade Center, along with the Sheraton hotel and Orion Mall form one of the biggest crowd pullers in the area. Orion Mall is home to international brands such as Forever 21, Zara, GAP and Indian brands like Ritu Kumar, providing an all-round shopping experience for fashion conscious Bangaloreans. The lakefront confluence between the World Trade Center, Sheraton hotel, Orion Mall and Brigade Gateway apartments is an ideal space for family time, informal meetings, or romantic walks. Another important workplace is the Manyata Tech Park, one of the foremost employer forces in North Bangalore. The tech park is home to companies like L&T, IBM, Justdial, Cognizant and more. The location of this tech park-12 kilometers away via Bellary road-makes Yeshwanthpur a smart choice with respect to equal distances between the center of the city and the workplace.

Yeshwanthpur thereby is well located for purposes of residential investments and end use by the senior management of firms operating within 10-15 km radius.

Education: Schools & Colleges

Being so close to the center of the city, Yeshwanthpur is in proximity to some of the premier institutions in Bangalore. IISC (Indian Institute of Sciences), the premier institute in the country for Science, is located 4 kilometers away from Yeshwanthpur. MS Ramaiah University offers some of the best courses in the city, along with a great college life. It is located 5 kilometers from Yeshwanthpur. BMS College of Engineering is 13 kilometers away. A wide range of schools are present in the area, with three branches of Kendriya Vidyalaya at Hebbal, Yeshwanthpur and Malleshwaram within a five kilometer radius. West Bangalore – Malleswaram, Rajajinagar, Yeshwanthpur, Tumkur road and Vijayanagar accounts for about 9% of residential real estate under construction according to the India Real Estate report by Knight Frank, and the opening of the East-West line of the Metro is only going to increase the launches in this area. Developers are already eyeing opportunities in this market. The other driver is going to be increased traction of office leasing and development towards north Bangalore which is now the most preferred market in the city after the establishment of the airport.

Bangalore has attracted lot of bad press in recent years because of lack of MRTS and road infrastructure, this results in severe traffic jams daily. Thus when one is looking for a home he needs balance between every family member’s commute to different parts of the city. Apart from the fact that Yeshwanthpur real estate retains the old feel to the Bangalore city and has good connectivity to most office areas of Bangalore, one baiting hook for anyone considering property purchase here is the better infrastructure. The new properties consist mainly of high-rises that include amenities within the complex. Prominent names in the area include Assetz, Brigade, Salarpuria and Phoenix. The selling point of the property would definitely be the location and its proximity to the city while still being easily accessible to by roads that are congestion free. The prices in the area vary from project to project. The general range falls within the Rs. 6000-10,800 per square foot category, with a 5% increase in the past year (Source: Knight Frank India Real Estate, 2016), appealing to wider budgets, as well as providing an option for slightly more upscale housing for the so-inclined buyers.

Why Yeshwanthpur Real Estate

Yeshwanthpur is a well located area of Bangalore in terms of proximity to other important parts of the city. While it has been tagged ‘Old Bangalore’, the recent development in the area gives us even more reason to consider it as one of the premium locations in Bangalore. Initially known as a trading area, most of the Yeshwanthpur real estate skyline consists of low rise buildings, mostly bungalows and colonies. The Metro surge and the development of the corporate offices have led to demand for modern day complexes which cater to tastes and lifestyles of cosmopolitan crowd. For the families of professionals, this in an essential feature when considering an area to relocate to. This lack of premium high-rises was the only deterrent for young couples, but now Yeshwanthpur is coming back as a premium market. Under construction projects such as Assetz Lumos are filling for the wide gap in supply of quality residential options within a gated complex in this area.

Yeshwanthpur real estate is one of the most strategic locations in Bangalore in terms of a buyer’s point of view. With enviably short distances to any place of interest in the city, the area is relatively traffic-free considering the convenience of its location. Now that builders such as Assetz, Brigade and Salarpuria already having set up shop in the area, the development is only going to increase in the coming years.  A few prominent projects in the area are –  Assetz Lumos (finishing stages), Brigade Gateway and Salarpuria Luxuria (both delivered).
