North Bangalore has been an investor magnet in Bangalore in the past few years. Perhaps the two most recognizable causes for this were the Bangalore International Airport and Manyata Tech Park. 1. North Bangalore’s Been On Most Investment Lists

Whether it’s proximity to ITs and SEZs, Bangalore International Airport or saturation in other micro markets- things are looking up for North Bangalore. The area has become a lucrative option for corporates. If listening to the radio on your way to work and trying to evade peak hour traffic that’s sure to get you late isn’t your idea of a good morning, chances are North Bangalore’s been on your lists already. The good news is with most ‘prime’ areas being saturated, or having incredible traffic filled roads, North Bangalore’s being preferred by the smartest investors and so is Sahakarnagar.

2.Social Infrastructure Is Of Utmost Importance

Sahakarnagar wouldn’t have featured on our website if it didn’t have all that’s required to make living, easy. The area doesn’t miss a beat when it comes to Social Infrastructure. The location is divided into 7 blocks (A to G) and comes under BBMP.

Popular schools in the area include Vivekananda, Trio World Academy, Dev-In National School offering both ICSE and CBSE options, along with play schools like Maplebear and Trio-tots to name a few. Higher education options include National School of Fashion Arts and Design, Presidency College, Atreya Institutions and more.

To add to this are prestigious centres like National Centre for Biological Centre and Jakkur Airfield and Pilot training academy. Bhupathi tennis village is also located here.

Medical care comes from major hospitals such as Columbia Asia, Aster CMI, Northside Hospital and more. Specialty clinics are also in abundance in the area. For fitness there are gyms and fitness centres across the area.

Elements Mall on Thanisandra Main Road is also 10 minutes away from the area and satiates the quick shopping and movie needs. The mall also has a hypermarket for you to stock up on groceries.

Restaurants in SahakarNagar include the high rated Druid Garden, Café Nosh, Freskka, The BEL St. and a lot more.

3.‘Connectivity’ Is Imperative To Residential Spaces

All this talk of travel and we couldn’t do without talking about how the area fares in terms of connectivity. NH7 on the East, Outer Ring Road and Bellary Road are all accessible through Sahakar Nagar.

Hebbal, Thindlu and Thanisandra Main Road are all less than 20 minutes from the area. Manyata Tech Park is about 10 minutes away. Bangalore International Airport, which first set off the story to begin with is 20 minutes from the area.

If you’re a regular traveller and prefer the train sometimes then Bangalore Central Railway Station is 35 minutes from the area, while Yeshwanthpur Railway Station is 30 minutes away. Closer options include Kodigehalli and Hebbal are less than 10 minutes away.

Public transport is also bustling in the area. BMTC buses regularly stop in the area and connect it to important locations like KR Market, Shivajinagar, Majestic as well as locations in North Bangalore itself.

As most real-estate stories go Sahakar Nagar didn’t start off with the same amount of IT presence and amenities that it does today. The area was initially formed to house the telecommunication employees working for the government. Soon, the area developed into one that could house expats, businesspeople, pilots, professionals and more.

What worked in favour of the area was that it was away from the noise of traffic, the crowd and yet close enough to important areas. Cheap property prices also contributed to this, apart from the Bangalore international airport and Manyata Tech Park. Residential development in the area is at an all-time high at the moment. Several other IT-parks are slated to develop in the area.

Both ‘growth’ and ‘demand’ are words being used to refer to the location at the moment making it perfect for you if you’re looking to invest.

Although Sahakarnagar offers homes to people with different wants and needs, the more popular options include spacious apartments- 2, 3 and 4 BHK which is also why there’s a large supply of the same. Since families and couples live here, predominantly, 1 BHKs aren’t too easy to find.

Popular builders in the area include Fortuna, Esteem, SSVR and more. Fortuna has several developments in the area one of which is Fortuna Icon, offering 2 and 3 BHK apartments offering rainwater harvesting, club house, swimming pool and more. Esteem Group’s Esteem Gardenia also offers 2 and 3 BHK apartments offers all the regular amenities including WiFi and intercom facilities.

While the area certainly offers a lot of amenities, cauvery water supply has known to be notorious in supply according to the residents. Garbage collection has also followed suit in the area. It’s imperative, then, that when you pick a home it comes with assurance of both being covered.

What makes Sahakarnagar really interesting, however, isn’t that it’s entirely developed but is still slated for growth and in the process of further development- which gives it immense potential and sets it up for large appreciation in the future. Bangalore International Airport is sure to keep the interest in the area growing especially with the impending highway connecting the area to the airport.

You could get a home in the area at Rs 5, 650/ sq.ft. Average rent for a 2 BHK is Rs 14,200.
