Gopalan Lake Front is located in Electronic City Phase 1, South Bangalore, surrounded by lush greenery. Water Woes with Real Estate in Electronic City

Talk to any resident of Electronic City, and the first complaint one will hear is the lack of availability of reliable water supply. The area does not have access to water from the Cauvery river. Water is made available to the residents using water tankers. The owners of the water tankers, who are generally local strongmen or politicians, quote sky-rocketing rates for supplying this basic need.

From independent houses to huge apartments, every real estate project has to depend on either water tankers or bore well water. Digging of bore wells is leading to a decline in water table.

Soft water is also a rarity in Electronic City. The water that one gets from bore wells is hard and can create health issues.

Infrastructural Issues

The condition of the roads in Electronic City is also not up to the mark. Although the roads in the vicinity of the major IT companies are well maintained, if one goes beyond the Wipro Gate towards Neeladri Nagar, the condition of roads deteriorates sharply. The plight of roads is no better in Phase 2, which is a serious concern for the commuters. Neeladri Nagar additionally suffers from an absence of footpaths, which causes troubles for pedestrians.

Electronic City is, however, well connected with the rest of Bangalore through a number of BMTC buses. But chronic traffic jams is a concern that residents of Electronic City face a lot as the Hosur Road is often jammed during office hours and the direction leading to Silk Board faces huge traffic during peak hours. The elevated highway is notorious for accidents. A total of 1637 accidents have happened since 2014 on the elevated highway alone, according to the data provided by NHAI on its website.

The major concern for residents of Electronic City is that the area is not covered under Bruhat Bangalore Mahanagar Palike (BBMP), i.e. the Bangalore Municipal Corporation. Hence, Electronic City does not have basic civic amenities like waste disposal, street lighting etc., provided by municipality. Electronic City Industrial Township Authority (ELCITA) takes care of all these needs. Moreover, the area is in the limits of Dodda Thoguru Gram Panchayat, which has failed to provide adequate civic amenities, even though it has been collecting property tax since so many years.

Lack of Cleanliness

When one considers a location to buy their home in, one considers where the surroundings are clean and green. However, Electronic City does not score well here too. It is common to find heaps of garbage at vacant sites, although the number of such sites has decreased drastically in the last few years. The presence of biodegradable garbage leads to decomposition of waste and foul smell.

Mosquitoes and rodents find safe havens at such places and this becomes an open invitation to diseases. Because Electronic City does not come under the jurisdiction of BBMP, waste disposal has been a major concern for the residents.

Electronic City is also not in proximity to the Majestic Bus Stand and railway stations. The Kempegowda International Airport is also 57 kms away from the place and it easily takes 2-3 hours to reach the airport. Majestic Bus Stand itself takes 1.5-2 hours to reach from Electronic City, although Google Maps sometimes shows 1 hour as the time to be taken for travel.

Insufficient Amenities and Lack of a Vibrant Society

Electronic City is a hub of young professionals and many young couples and unmarried people live here. Getting company for their ageing parents can be an issue. There is hardly any social activity going on that involves the community. The apartments do have their own festival celebrations occasionally.

If one is a shopaholic, there is more disappointment in store. Electronic City does not have a single mall. The nearest mall is The Forum at Koramangala. However, supermarkets do exist and brands like Fab India and a few others are opening their outlets slowly.

Although we have a number of colleges and B-schools within and near Electronic City, yet there are no schools of repute in the area. If one aspires to get his/her kids taught at the best school, he/she needs to look beyond Electronic City. However, for graduates, there are institutions such as International Institute of Information Technology (IIIT) and Symbiosis Institute of Business Management (SIBM) within Electronic City. PESIT is also very close to Electronic City.

Being the capital city of Karnataka, there are always risks of unrest in the city. During the Cauvery water dispute in 2016, violence had erupted in Bangalore. However, Electronic City remained safe from any major untoward incident being not close to the major areas of Bangalore.

These are some of the challenges that Electronic City is facing at present. However, as time passes, things do improve. A lot has changed over the past few years in Electronic City and the change is continuing every day. Yet, you may need to have second thoughts before purchasing property at Electronic City.
