I have been living in Hyderabad for 10 years now. The once sleepy and relaxed city is now a melting pot of people from all backgrounds and ethnicities. Areas which were the outskirts of the city are now the center of all the hustle-bustle. With the IT boom came the IT folks, many of whom, like me decided to call Hyderabad their home. Recently I was looking for a home to call my own and explored many areas and localities. If your employer is located near Hitec City, DLF SEZ or the many other IT/ ITES buildings in an area officially called Cyberabad, one is likely to search for home in areas like Madhapur, Kondapur, Gachibowli and Kukatpally.
Kukatpally is one of those localities which can be considered over the others to live in. Yes of course, there are pros and cons of living in this area, but then I would leave that judgement to the reader. I am writing this post for those who are considering settling down in Hyderabad and wanted a view of a person who wanted to do the same and had done some research. Even those who are planning to rent out a place for a finite amount of time would find this post useful.
Kukatpally: Location & Connectivity
Kukatpally is accessible from most of the major areas in Hyderabad. This includes Madhapur, Miyapur, Ameerpet, Hitec City, Gachibowli, JNTU, Manikonda and Pragati Nagar. This “centricity” is provided by very few locations in Hyderabad. Madhapur, Pragati Nagar and Hitec City are within 5 km of Kukatpally while the remaining areas come within a 10 km radius. Connectivity to all these areas is possible with buses, local transport and in future will be improved with the upcoming Hyderabad metro project.
The only con of living here is the daily traffic one has to encounter while commuting to office. If you are commuting in either direction from here during rush hours, then things get difficult. It has taken me a 30 min drive from Hitec City on an average traffic day and 1 hour on really bad traffic days. The Outer Ring Road, which is not too far from this area, offers much-needed relief and a quick commute to the Rajiv Gandhi International Airport.
Jawaharlal Nehru Technological University (JNTU) is one of the biggest educational institutions in Hyderabad. It has an annual intake of 1000 students from all over Andhra, Telangana and even bordering states of Maharashtra and Karnataka. This means that there will be people looking for a place to stay in this area. My concern of putting my flat on rent in case I left Hyderabad, was answered.
There are two large malls, Sujana Forum Mall and Manjeera Mall at Kukatpally. Besides these, there is a huge local market which provides everything which you need to set up a home right from wooden beds to mosquito nets, and that too at a bargain price. The nearby market of Miyapur provides another avenue for shopping.
Kukatpally: Availability of Water
Kukatpally Housing Board was built long before anything else was in this area. The government made sure that water was available as the famous Manjeera Pipeline has reached here. As the population density in Hyderabad grows, this factor will tip the scales in favor of Kukatpally, considering several new properties at Hyderabad still struggle to access municipal water.
Kukatpally: Residential Profile
Having said that, many to the real estate heavy weights have moved into this area and developed beautiful complexes targeting the young and vibrant cosmopolitan crowd. If you are not a local, then living in one of these high rise complexes will be easier as they have a better communal diversity and amenities which are worth the money. The average rent in this area ranges from Rs. 21,000 to Rs. 27,000 for a 3 BHK and around Rs. 16,000 to Rs. 20,000 for 2 BHK flats.
Kukatpally: Major housing complexes
Malaysian Township: The first township to set up in Hyderabad, which has all the facilities one can want is still the choice for people to purchase or rent flats. The location of the township is on the main road which makes it easily accessible from JNTU as well as Gachibowli.
Incor One City: Incor, the builders of PBEL City launched their flagship project called Incor One City. One City will have 3 lakh sq. ft. of commercial & retail space along with 2.3 million sq. ft. of residential space spread across five towers (A, B, C, D and E) comprising of 1200-1950 sq. ft. 2 BHK and 3 BHK flats, and a plethora of amenities. This is again located on the main road.
Lodha Bellezza: Mumbai real estate giants, Lodha Group, launched their premium gated community next to the Malaysian Township in 2014. This community is greatly sought after for its location and the amenities provided.
