Kolshet Road – Fast Emerging Residential Hub

For quite some time now, the talk of the real estate town has been Thane’s rapid growth into a residential hub. As the wash of grey spreads over the city, buyers might prefer locations which offer views of green over the usual concrete jungle. At the coast of the picturesque Thane creek, Kolshet road is a developing locality, with big residential projects under way.

Location and connectivity

Located approximately 7 km away from Thane station, the Kolshet road acts as a bypass road to Ghodbunder road. The close proximity of the area to Eastern Express Highway makes connectivity to road networks easy.  Also, looking at the location futuristically, it will be in close proximity to the new proposed metro line from Wadala to Ghodbunder Road and also the Monorail project, Thane-Bhiwandi- Kalyan MRTS. Thus, it is well connected by road and rail networks to different parts of the city.

Social infrastructure

Social infrastructure is a major factor that affects the livability of a place. It has hypermarkets such as Big Bazar and D-mart; malls such as Viviana, R-mall and Wondermall for recreation and shopping. Schools such as Blossom English High School, Hiranandani Foundation School, Kendriya Vidyalaya, New English High School and the sub campus of Mumbai University are also present in this area. Hospitals such as Hiranandani hospital, Jupiter hospital and Navjeevan hospital, add points to Kolshet area’s livability score.

Greenery and scenic views

Kolshet area is located at the coast of the Thane creek.  The Kolshet road extends upto the creek, where the area has been developed as a viewpoint. The apartments at the higher floors of the residential buildings will facilitate the view of this scenic waterscape.

Upcoming Projects at Kolshet Road

The developments at Kolshet road cater to the middle as well as high segment buyers. Projects by well-known builders like Kalpataru, Lodha, Wadhwa, Everest Builders and Piramal Realty are under construction.

The Wadhwa group has a major project underway called Elite. It is a bouquet which makes an offer of 1, 2, 2.5 and 3 BHK apartments under the names Solitaire and Platina. Solitaire will have 1, 2 and 2.5 BHK apartments ranging from INR 63.5 Lakhs to INR 1.5 Crores. Platina will have 2.5 and 3 BHK apartments with prices ranging from INR 1.28 Crore to INR 1.8 Crore.

Kalpataru Immensa by the Kalpataru Group offers 1, 2, 3 and 4 BHK apartment configurations.  The prices of these apartments range from INR 54.4 lakhs Lakhs to INR 1.63 Crore. The areas range from 680 sq. ft. to 2032 sq. ft.

Piramal Vaikunth by Piramal Realty is a project offering 2 and 3 BHK homes, starting from INR 82.3 lakhs to INR 2.35 Crores. The carpet area ranges from 824 sq. ft. to 2045 sq. ft.

Highland Park by Siddhi Group offers 1, 2 and 3 BHK apartment configurations. The cost of the apartments range from INR 61.3 lakhs to INR 1.38 Crores for areas between 645 sq. ft. to 1450 sq. ft. They have Highland Hospital and a D-Mart within the complex itself which is an added bonus.

Vraj Green Valley by Vraj Constructions is offering 2 and 3 BHK apartments. Their prices start at INR 1 Crore with the areas ranging from 826 sq. ft. to 1251 sq. ft.

Regency Heights by Regency Group is offering 2 and 3 BHK apartments with areas ranging from 1165 sq. ft. to 1544 sq. ft. The prices of these apartments range from INR 1.22 Crore to INR 1.62 Crore.

The Lodha Group has bought an 87 acre land parcel in Kolshet, where they are developing a project called Lodha Amara. They have currently launched houses 1 and 2 BHK apartments, which have areas ranging from 720 sq. ft. to 1026 sq. ft. The prices of these apartments range from INR 57.6 lakhs to INR 82.1 lakhs.


As of September 2016, the average area price per sq. ft. at Kolshet road was Rupees 9500. The pricing trends have shown a steady upsurge, owing to the fact that Thane is now considered Mumbai’s cousin in the real estate market.  Although Ghodbunder Road is the big brother when it comes to property development, I feel projects at Kolshet road will always have a locational advantage in the market. It combines the luxury of living in a quiet and green neighborhood, good access and close availability of all amenities.
