INCOR One City: Location
INCOR One City site is located in the Kukatpally area, which is a key residential and commercial suburb of Hyderabad. The landmark next to the site is the inhabited Malaysian Township. The project is situated just 0.5 km away from Forum Mall on KPHB road.
The project is aptly located amidst all important social infrastructure—healthcare, educational, and social amenities are all at an accessible distance from here.
INCOR One City: Layout
Site Layout: INCOR One City stands over 11.45 acres of land. The site has been divided into three zones: commercial, residential, and open spaces. The commercial complex has been placed thoughtfully, right next to the main road. This acts as a sound buffer and helps maintain peaceful surroundings near the residential zone. There are 5 towers out of which tower A and B were recently launched [May 2016]. The area around the towers is laden with trees and green patches, maintaining the micro-climate of the site.
There is a sports arena as well, which includes a tennis court, cricket nets, and a half basketball court. Other amenities include a gymnasium, jogging track, swimming pool, indoor badminton court, a crèche, and a library.
Building Layout: The buildings at One City have a linear design, with one long corridor and apartments on both sides. Tower A has 10 apartments on every floor, while tower B has 9. Each floor has 5 lifts and 2 staircases in both the towers. The long corridors are well lit up and ventilated naturally due to the staggered arrangement of the apartments. Owing to this form, every apartment has three free sides for openings.
Unit Layout: All the apartments face either the east or west direction. The front of every apartment has a deck, which will face either the morning or evening sun, depending upon the direction. This provides the residents a space to relax, do yoga, or meditate while experiencing the sun’s energy in the best parts of the day. The plans are rectangular in shape without many offsets.
The apartment configurations on offer are 2 and 3 BHK, with areas ranging from 1208 sq. ft. to 1931 sq. ft. The project fits all budgets, as the prices range from 55.9 Lakhs to 88.8 Lakhs.
Building elevations: The buildings are of varying heights, which makes the entire project visible from eye-level. Also, the buildings face the windward direction, which maximizes cross ventilation and provides natural cooling in the apartments.
