Per month rent on an average basis for a 2 BHK flat starts at Rs. 26,000/-. The PropStory team visited Ireo Skyon to get a glimpse of the innovative concept, and a status update of occupancy and possession.
Ireo Skyon : A much-awaited visit by PropStory
IREO has envisaged and completed most of the basic (road/sewage) infrastructure work on the 600-acres township, Ireo City. Ongoing enhancements and further upgradations are under way for timely completion. Ireo City encompasses sectors 58-61 and 63-A along Golf Course Extension Road in Gurgaon. Sector 60 is also host to Ireo Plots that will house independent luxury villas. Other Ireo projects in the vicinity are the avant-garde, monumental Grand Arch, Ireo Uptown, Ireo Victory Valley and Ireo Corridors. PropStory made a stop at the sales gallery in Sector 61 to get familiar with upcoming projects like Ireo City Central, Ireo Ascott, Ireo City Gurgaon and Grand Hyatt Gurgaon Residences (Branded Residences.)

Proximity to Golf Course Extension Road ensures great accessibility at Skyon. The two entrances to the site are served by a 24 metres wide internal road, which is about 2.0 kms from the main road. Sector 61 between Golf Course Extension Road and Sector 60 serves as a buffer from the noise and traffic. Presently the neighbourhood has less density including the plotted homes in its vicinity. This is expected to be the same in the future as well.
Sector 60 would be a preferred locality for families and professionals who commute to work in Golf Course Road and Sohna Road. Cyber City (12 kms) is linked directly through Rapid Metro Phase II station of Sector 55/56, which is just 3 kms from Ireo Skyon. Connectivity to IGI Airport-Terminal 3 (23 kms) or Gurgaon Railway Station (16 kms) is either through NH 8 or via Golf Course Road.
Ireo Skyon : Social Conveniences
Sector 60 and majority of Golf Course Extension Road has access to some of the best schools and hospitals in Gurgaon:
- Shiksha Bharti Public School (850 metres), Lotus Valley International School, Suncity School, The Heritage School, St. Xavier’s High School, The Shri Ram School and Delhi Public International School – all within 3-10 kms radius.
- Pratiksha Hospital (2.8 km), Kriti Hospital, Fortis (7.8 km), Artemis and Medanta Medicity
For recreational purposes, there would hardly be a need to step outside since the club at Skyon has facilities ranging from dining to wellness and sports to fitness. Sector 60 is also pretty close to several malls on Golf Course Road or in Nirvana Courtyard. For football enthusiasts, there is FC Barcelona’s flagship school at 1.8 kms from Ireo Skyon. The soon to be launched Ireo City Central, would be the closest commercial downtown hub with high-street retail, luxury hotel and multiplex.
Ireo Skyon : Site Overview
Skyon is spread over an area of 18 acres having 5 residential blocks (A, C, D, E, F) with levels G+8 to G+12, and an exclusive G+39 storey tower (Block B).The layout provides for a well-planned central pedestrian zone and peripheral roads for vehicular movement. The “pitch n putt” golf park, palm boulevard and gazebos are a central feature of the landscaping, which strike a fine balance between the cutting edge architecture and a lush green ambience.
As observed during my site visit, the interior finishing is near completion in all the blocks. The club is expected to be operational soon.

There are 750 residential flats in Skyon, starting with 2 BHK at an asking rate of Rs. 12,750/- per square foot. Average rent starts from Rs. 28,000/- per month for a 2 BHK flat. A summary of the apartment types and pricing is given in the table below:

The kitchen has modular cabinets, electric chimneys and gas pipeline connection, while the bathrooms have glass-enclosed shower cubicles. Every flat has its own VRV AC system, placed in the utility balcony. 3 and 4 side open apartments, high ceilings and tall windows make for a comfortable and “open” environment, which is a USP of all Ireo projects.
The Portable Home Console (PHC) developed in-house by Ireo enables control of lighting, automatic curtains and pre-set gadgets. A single tablet-like master-switch allows users to select from 4 operation profiles : in/out/maid/holiday modes. For security purposes, every flat has a digital key pad for the front door and a video phone, with card-access at the block entries. The PHC also facilitates automatic fire and gas alarm alerts.

In sync with the seven “open living” philosophies conceptualized by Ireo, a plethora of leisure opportunities have been provided at the clubhouse to enhance the living experience. These include multi-cuisine restaurant, indoor sports and a swimming pool.
All the blocks are served by high speed elevators.The “Space-Age” infrastructure features high-speed fibre-optic connection, Internet Protocol (IP) TV, centrally installed Wi-Fi and building management services. There are venues for outdoor events and sports, along with kids’ play area close to most of the blocks. The “Ireo-City Shuttle” would allow hassle-free movement inside the precincts. There are ample surface car parking spaces for visitors as well.
Great design is not just about how it looks, but also about how it works! Ireo Skyon is certainly promising to deliver on this front with their bold, sleek-looking apartments that function based on home automation system. The tech-savvy residents who opt to stay here would expect seamless integration of all automated features to operate without glitches. Since IREO has always set the bar high in terms of innovation, quality and performance, “space-age” living at Skyon is very likely to be a hit with the residents!
