This time around we describe our visit to the sample flat for The Trees phase 2.

Nestled alongside thriving mangrove patch lining the Thane creek, The Trees, Vikhroli is one of the most talked about properties of the city today. The developer Godrej Properties calls it as their flagship project for several reasons – 1) it’s on the land they have owned for decades 2) part of a mixed use complex of 34 acres adjacent to corporate offices of Godrej Group 3) thoughtfully designed premium apartments. This time around we describe our visit to the sample flat for The Trees phase 2.

As we took a tour of the sample apartment, we could easily notice that much emphasis was given to the aesthetic appeal of the living space. A lot is left to the individual’s choice and there is ample room for personalisation. Italian marble flooring will be standard in the living room, kitchen, indoor passages, bedrooms and bathrooms; the lighter shades are pleasing to the eyes. A combination of vitrified tiles and marble will be used to adorn the common areas such as ground floor and retail. Indian marble is used for all window sills and thresholds.

The kitchen area is highly appealing with state of the art Roca fittings along with the modular kitchen unit, which comes standard in every home. The platform will be made of an easy to maintain granite stone or an engineered stone consisting of a combination of marble and quartz which makes it look classy and remains unblemished for a longer time.

The wall, up to 2 feet from the counter top will be fitted with kitchen tiles and the balance area, painted. Every home will have a gas pipeline facility for the kitchen, thereby eliminating the monthly hassle of ordering and handling gas cylinders.

The main door at the entrance of the home comes with a teak wood frame whereas; the bedroom doors and the bathroom doors have a red Meranti wood frame. All the windows have Aluminium framed double glazed construction which is widely used in all locations these days for their unmatched quality and performance. These double glazed windows have two glass panes separated by a layer of air or gas and then sealed; this construction protects the interiors of the home from the adversities of the weather outside by radiating heat during cold months of winter and preventing heat from entering the house in summer – thus maintaining a comfortable atmosphere all through the year.

Bathroom Design

The attached bathroom to the master bedroom comes with premium range fittings from Roca or equivalent and will also have a dedicated shower cubicle; the other bathrooms will have regular Roca fittings or equivalent.

The servant bathroom, if any, will have Parryware fittings or equivalent. All bathrooms will have tiles fitted up to 7 feet from the floor, followed by luster paint till the lintel level and beyond; luster painted walls look great, are easy to maintain and therefore  are a preferred choice these days.

Other details

The living room, dining room, bedroom, lobby and passages will be given a luster paint finish and water bound distemper finish for the utility room. Split AC will be fitted into every home and video door phone facility will be provided for safety and convenience purposes. Complete internal wiring for each home will be done and aesthetically superior switches like Legrand, Crabtree, Norsys or equivalent make will be fitted in all homes. Each building will have lifts of Otis, Kone or Schindler make. By the end of the survey, we were left thinking that apartments in The Trees by Godrej Properties are a microcosm of the entire project, depicting the elegance and appeal even on the inside and will make for lovely homes to live in.


Vikhroli benefits from the augmented connectivity that Eastern Express Highway offers to this part of Mumbai. Vikhroli has been connected by the suburban railways for decades and one can easily hop onto several slow local services on the Central Line from here. For those looking for faster commute by suburban local, can do so from Ghatkopar station. However in the recent years several infrastructure initiatives have made Vikhroli East an even more desirable location. No wonder then that Godrej Properties launched The Treesa multi phased residential development, at  this location.

Infrastructure and connectivity

Vikhroli station is about 2.5 kilometer from the The Trees site when one is walking down to board suburban local. Ghatkopar station is within 5 kilometers from the project site. One can also use Ghatkopar metro station to get onto Mumbai’s only metro service and access the Western suburbs without going through a grind to drive on their own. Metro services have linked Vikhroli to business destinations of Andheri and Chakala. While suburban train services continue to connect the area to Victoria Terminus, Dadar and Bandra Kurla Complex (through Kurla). Powai has emerged as a business and offices destination preferred by KPO and BPO operations. and has also seen rampant growth in start-ups with firms such as OLA expanding businesses. One can reach Powai from The Trees site within thirty minutes by road (approx. 11 kilometer). Driving on Eastern Express Highway, the road I use to commute to TheTrees from my residence at Vidyavihar,  is a pleasure at most times of the day. Using the same highway one can reach toll naka at Mulund within 10 kilometer or 15 minute drive from here. One can zoom to South Bombay using the Eastern Freeway entry  as well which is just 6 kilometers from The Trees. Also via Sion Panvel Expressway, about 7 kilometers from upcoming residential towers, residents can also drive quickly to trans harbour areas in Mumbai.

Social infrastructure

Presence of Godrej factory which has operated for several decades at this location also means that lot of social infrastructure is in place at Vikhroli East. Upmarket societies such as Godrej Garden Enclave and Godrej Platinum are also present at a distance of about 1 kilometer from The Trees. To start with Godrej Memorial Hospital is located right opposite Godrej Garden Enclave at  Pirojshanagar For the education of kids in a family, schools at Ghatkopar, Chembur, Powai and Vikhroli are accessible. Leading schools such as P G Garodia School, St. Gregorious, Don Bosco High School, St. Joseph’s School, Hiranandani Foundation School, Udaychal and Bombay Scottish are within quick driving distance from Vikhroli East where The Trees will come up. One can easily reach the shopping malls such as R City in Ghatkopar West (across railway line if measured in crow’s flight) and Phoenix Market CIty at Kurla, both these can be driven to in 20-30 minutes. For those who love shopping at high streets umpteen markets in Ghatkopar East and Ghatkopar West can be good options. Also The Trees is a part of a mini-township which will have a 5 star hotel, offices and retail outlets. Godrej One, the swanky office complex which also houses leading brands and restaurants/ coffee chain is already operational. By end of 2019 when the Trees apartments are likely to be ready the area will definitely be more transformed.

Nature beckons

The Trees is about 500 meter off the Eastern Express Highway at Vikhroli East. For those who would have desired to own a house facing the seas at Mumbai, The Trees might be an option. From higher floors one can glance over the Mumbai mangroves to the Thane creek. Such proximity to the creek also results into cool breeze blowing towards the project site by the evening. I have enjoyed being at the site now several times during my visits. Moreover The Trees Trees as the name suggests will have a dense tree cover all through the complex. The mini-township is coming at the Eastern edge of the existing Godrej complex. This area has tall trees rising over green lawns. The plans of the project are such that most of this greens will be maintained even when entire mixed use development  is developed. Large windows are provided throughout the apartment so as to allow ample sunlight and breeze inside.

The Trees at Vikhroli East will be an address with good connectivity to rest of Mumbai and offer quality life to those who can own the piece of this luxury development. By the way Godrej Properties calls it their flagship project which also means there might be several surprises on offer.


Godrej “The Trees” was launched amidst all fanfare as the flagship project of the Godrej Properties Group in the month of November 2015. A total of 374 apartments ranging from 1BHK to 4BHK Duplex were on offer and these were lapped up by buyers and investors in no time. All this was in total contrast to the prevailing weak market conditions in Mumbai real estate market. For those not familiar with The Trees here is a snapshot –


Godrej Properties’ Flagship project is located in Vikhroli East suburb of Mumbai. The residential project The Trees is part of a 34 acre mixed-used development just outside the Godrej campus at Vikhroli. It is unlikely that one will not know of the giant industrial complex of FMCG to Real Estate conglomerate Godrej at Vikhroli (Mumbai). It is estimated that over 1,000 acres of land is owned by the Group, some of which is now being developed for commercial purposes. Godrej One an office complex is already operational and is home to several offices of Godrej Group itself. The Trees, a 3 phase residential development, abuts the office complex. In order to reach the site one needs to turn left and travel about 500 meter from Eastern Express Highway when traveling North along the road. Vikhroli East serves as a good destination for those working at Powai, Bandra Kurla Complex and Lower Parel too. One can easily reach Thane or South Bombay (via Eastern Freeway) from here.

Future of urban living

A mixed use development is coming up at the 34 acre site. The commercial office space Godrej One is already in operation while a similar office complex is planned in future. There will further be a 3 phased residential development alongside a luxury hotel. Few restaurants and pubs will also be operational at this location very soon. Once completely developed the township, will transform Vikhroli East into a self-contained unit.

The firm has decided to retain the tree cover to a large extent as it exists today and this is where the project name originates from. The tree cover is dense and this area benefits from ample sea breeze that blows in from Thane creek. Also there are structures such as chimney, furnace and boilers of the old factory that are being retained as part of the landscaping efforts. These make the project site look very impressive and provides an aura of differentiation from simple run of the mill apartment projects.

Like in the first phase, Godrej Trees phase two will also offer following configurations – 1 BHK, 2 BHK, 2.5 BHK, 3 BHK, 3.5 BHK, 4 BHK Penthouses and Duplexes. The sizes of these range from 463 sq ft of carpet area for a 1BHK to about 2,215 sq ft of carpet area for a Duplex apartment. In all 5 towers of varying heights are planned. 4 of these towers will be 18 floors tall and 1 will be 12 floors tall. 256 apartments are on offer in the Phase 2 of Trees. These are served by 2 levels of basement. Apartments have all premium interiors and come fitted with air conditioners. There is Italian marble to adorn the floors.

Godrej Properties has been the talk of the year 2015-16 amongst the real estate firms as it has been showing some stellar financial performance while large part of the industry is grappling with a slow down. Godrej ‘The Trees’ is being marketed as the flagship project by the Group for all good reasons i.e. the head office of the Group is next door and the entire top management of the firm is stationed at Vikhroli. The delivery of apartments is scheduled for the year 2019 and work will commence shortly. Currently old factory buildings are being razed to clear the site for construction. Looks like Godrej is capitalising well on its dominant position in Vikhroli East market along the Eastern Expressway.



Our very young portal had been witnessing visitors on Godrej The Trees landing page. I was surprised at this activity and was keen to find out the reasons behind it. I did some online searches and realised that Godrej The Trees is a new offering by Godrej Properties at Vikhroli East in Mumbai. The apartment project is coming up in a mixed use development spanning 34 acres, off Eastern Express Highway at Vikhroli East. The site abuts Godrej Boyce factory complex. It is very difficult to miss first development at the site, Godrej One, a commercial property which is home to several corporates including several offices of Godrej group.

Amongst company’s future plans are – another commercial property (like Godrej One), retail complex, star rated hotels and high street over this land. Once completely developed this project will transform Vikhroli East into a self-contained unit with excellent connectivity to rest of the city. After you cross Godrej One building you will see a tall chimney and an erstwhile furnace, power source to the factory several years ago. The furnace building today is the sales office for the project and I must say I loved the concept. The novelty in nostalgia will leave you spell bound. Company plans to retain these structures at the site and this is a good differentiation to offer. The site is lush green because of a dense tree growth here. These trees are inspiration behind the name Godrej The Trees, as Godrej Properties plans to retain 90% of the trees as of today and various buildings will come all around this tree growth.

The apartments will be coming up in three phases and first of it is in pre-launch these days. There was a good crowd comprising of curious buyers/ intermediaries and others when I went there for a visit. Looks like there is a good buzz in the market for this project which will contain about 380 apartments or so in following configurations – 1 BHK, 2 BHK, 2.5 BHK, 3 BHK, 3.5 BHK, 4 BHK and Penthouses. Standard fittings include high end flooring, bathroom fittings, air conditioners and double glaze window glasses. The latter is essential as the site is in flight path and first phase will be at a stone’s throw distance from the railway tracks. I had a chance to walk through the sample flat of 1 BHK configuration, honestly it didn’t feel small!

It is but obvious that offering from a leading builder such as Godrej commands a premium even in a weak market, so the luxury isn’t cheap at all. A 1 BHK at The Trees averages Rs. 1.65 Cr. Penthouses which are in limited supply will cost about Rs. 8 Cr or so. At these prices The Trees is definitely redefining Vikhroli East as a residential destination. It is important to note much of Vikhroli East and beyond till Thane is a protected mangrove forest. As a sales manager put it candidly “Sir, this is going to be our most exclusive project given it is right in sight of the Godrej management”. By the way I did spot Mr. Adi Godrej exiting the complex in his car.

Godrej Properties is one of the most profitable real estate firms in the country. In Q2 FY16 company reported a consolidate quarterly profit of Rs. 106 Cr against Rs. 47 Cr in the same period previous year. In the same quarter company delivered 1.4 million sq ft of residential spaces in four cities. While it sold over 1.2 million sq ft totaling Rs. 1,957 Cr in sales. A healthy balance sheet and years of building a strong brand augurs well for Godrej Properties.
