Virar for many years was popular to be the hometown of the erstwhile heartthrob of Bollywood, Govinda. With leading builders now present and building townships in this area, the skyline of Virar is going through a rapid change. Virar attracts people for its affordability and connectivity to workplaces. Ranked as the 5th largest city of Maharashtra and located 50 km North of Mumbai in Palghar district, Vasai-Virar has a population of 1.2 million according to the 2011 census, this number is twice of what was recorded in the census of 2001. Well, it is an easy guess that people find it easy to own properties here which can still be bought for Rs 25 to 50 lacs, in stark contrast to other Southern regions of Mumbai. Since its inception in the year 2010, the Vasai-Virar Municipal Corporation has been at the forefront in changing the perception of this former picnic destination to a much bigger residential market  by boosting available infrastructure.

Connectivity:

Located in outskirts of Mumbai, there exists a very good connectivity to and from Mumbai to this region. Over a 100 local trains ply between Virar and Churchgate daily. There are shuttle trains which leave for Diva Railway station- thereby connecting Virar  to the Central Railway. Via high end rail and road connectivity, Virar can be reached within 90 minutes  from most important places like – Tarapore MIDC , Thane Corporation, Mumbai Corporation, even the Mumbai airport-both domestic and international. State bus services extend till Thane in the East. Further Virar-Alibaug Corridor which will connect Virar to new airport at Ulwe, Nava Sheva Port and then Alibaug will augment connectivity to the region. This project will connect 4 crucial national highways; NH-8 (Mumbai-Ahmedabad), NH-3 (Mumbai-Agra-Delhi), NH-4(Mumbai-Chennai) and NH-17(Goa-Mangalore-Kerala); thereby making Virar more central.  An easier commute is always an added attraction and an important consideration while picking up a destination for a new house.

Affordability:

In a city where owning even one room apartment is a challenge for majority of the population, Vasai-Virar belt can provide ample avenues to not only dream about your home in Mumbai but also own it. Affordability drives the demand for residential real estate market here. A 60-70 minutes  commute away from Mumbai’s office hubs – prices here drop to about 10% of those in Bandra, an upmarket suburb . The property rates here are anywhere between Rs. 4,000-6,000 per square ft. Commercial spaces are available between Rs. 6,000 to 7,000 per square ft. here. Major realty firms such as HDIL, Ekta World, Rustomjee, VIVA and Swastik group have flocked to Virar and are focusing on residential complexes. A 1 BHK with an average area of 550 sq. ft. will cost about Rs. 25 to 30 lakhs while a 2 BHK with a 1,000 sq. ft. area costs about Rs. 40 to 45 lakh. Luxurious 3 BHKs and larger 1, 2 BHKs are also available in some of these complexes.

Infrastructure:

The projects which are currently in progress on the three rivers flowing around Virar -Tansa, Vaitarna and Surya -will solve all the water woes of this city. Issues regarding piped gas line and zero load shedding are a matter of prime focus for VVMC and are expected to be sorted soon. There are 7 junior colleges and 20 senior colleges- offering all sorts of courses from graduation to post graduation. There are 6 government run hospitals and several private hospitals. Many schools of state board as well as central board alongwith a few international schools are currently operating in this area. Several brands like Adidas have set up their outlets here and apart from the existing small scale malls and shopping complexes, 3 large scale malls have been proposed by the VIVA Group. There are about 8 multiplex theatres in existence currently.

Employment:

In the near future, it is expected that many corporate houses might make a move to Vasai-Virar areas in search of larger office spaces. In the eastern part of Virar, the huge industrial land of about 500 hectares provides several employment opportunities.  Vasai–Virar region offers a lot of scope for retail business. Moreover there are many small scale manufacturing industries currently operating around Vasai East. Also, there have been news of the 1500 acres salt pan in this area being handed over to the MMRDA for the development of a business hub on the lines of Bandra Kurla Complex (BKC) here. KPOs, BPOs, IT and ITES hubs will be encouraged-thereby boosting employment opportunities.

Local attractions:

Tourism has been good here. The city boasts of two famous forts – the Vasai Fort and the Arnala sea fort. Vjareshwari temple-famous for the hot water springs, the Buddhist stupa, Jivdani temple, Jain temple, the Holy spirit church and St James church which date back to Portugese times (about 500 years ago) are some of the major attractions. Also the famous Arnala, Rajodi, Suruchi beaches with over a dozen resorts are within a 6 km radius of the Vasai-Virar sub region. The annual Vasai Virar Mayors Marathon witnesses the presence of famous celebrities such as Sachin Tendulkar. Besides, by the virtue of its large open areas and it being a coastal area as well as a hilly terrain, it has become a famous destination for aviation sports like paragliding training, hill flying etc.

All these factors seem to be working for property market at Vasai-Virar which offers affordability in Mumbai.
