On August 16, 2016 the Haryana Urban Development Authority (HUDA) finally took a giant leap by clearing the last remaining hurdle for development of the critical infrastructure project, the SPR at Gurgaon. The 16 km long SPR which originates from Gurgaon-Faridabad road near Ghata Village and links to National Highway 8, just before the Kherki Daula toll, was envisaged to ease connectivity within Gurgaon as well as provide alternate route for heavy traffic to ply through the city. Over the years development along this proposed road extended from Sectors 58 to Sector 80, the former being closer to Ghata Village and the latter abutting the NH8. It crosses several important landmarks including Golf Course Road intersection to connect to Cybercity, the Sector 56 crossing that links to HUDA Metro stop, Badhshahpur chowk that links to Sohna to South and old Gurgaon to North. What is even more important is the combination of SPR and NPR (Northern Peripheral Road, or Dwarka Expressway) would create a sort of ring road around the Gurgaon city. Both these developments when complete would thereby uplift the profile of residential and commercial establishments coming alongside them.

While much of the road is operational today the 16 land holders at Rambir ki Thani ahead of Sector 72, where TATA Housing is coming up with its premium development TATA Primanti, were to be relocated. HUDA finally reached an amicable solution by allotting alternate plots in sector 49 Gurgaon to these people and remaining 500 meter will be cleared and developed. It is expected that the road will be up and operational by mid-September 2016. Now this is a welcome change to Gurgaon’s infrastructure woes as other projects such as NPR also are likely to witness greater development momentum. The renewed focus of HUDA and State Government definitely augurs well for real estate sector in the city which faces issues of delayed completion, in many instances due to lack of adequate infrastructure.

SPR is also referred in parts as the Golf Course Extension Road. Golf Course Road, is the most prestigious locality of the millennium city as its proximity to Delhi, International Airport, Cybercity and prime facilities such as Golf Course have driven the whos who of the NCR to have a residence here. This is also the reason that investors and end users who couldn’t own a slice of Golf Course Road look for opportunities along the Extension Road which is again studded with upcoming commercial and residential establishments. Further there are several office spaces such as Spaze Tech Park, Bestech Business Tower, Vipul Trade Centre, Vatika Business Park along Gurgaon Sohna road. So ones living along the SPR can easily access these offices parks as well. Moreover several arterial roads originate from the SPR that link it to already inhabited parts of Gurgaon towards the North side and those still coming up towards the South. Hospitals such as Medanta, Alchemist, Paras, Fortis and Max; schools such as Amity, Presidium, GD Goenka, Sri Ram, Pathways, DPS International are with 10 km drive distance from different parts of this road.

Prime Residential Properties

Over the years prime residential addresses such as TATA Raisina Residency, IREO Grand Arch, Emaar Palm Drive, Pioneer Urban Park have seen delivery and habitation. Projects such as TATA Primanti, M3M Golf Estate, IREO Uptown, IREO Victory Valley amongst others are nearing completion now. The Delhi Metro line will be extended from the HUDA Metro stop to NH8 via the SPR. Moreover, Golf Course Road is seeing Rapid Metro development that will link SPR to Sikanderpur, and onwards to Cybercity. Recently it was announced that Pod Taxis will originate from Dhaula Kuan at Delhi to terminate at Subhash Chowk, which is about 2.5 km from SPR intersection at Badhshahpur chowk.

With all this talk of Golf Course Road, Dwarka Expressway and Sohna, let’s focus our attention elsewhere for some time. Gurgaon’s Southern Peripheral Road (SPR) is located on the edge of Gurgaon city when one travels from Rajeev Chowk to Sohna. The road takes off from the intersection of Golf Course Road and Sohna Road just before Badshahpur. SPR when ready will  link NH-8 and the Dwarka Expressway to Golf Course Road. It will add a lot of convenience to everyone on this side of Gurgaon i.e. Golf Course Extension Road, Golf Course Road and Sohna Road by providing commuters a link to NH 8 without going through busy stretches which pass through office and commercial centers of Gurgaon. Such has been the attraction of this location that players such as DLF, Unitech, TATA and CHD have their project in areas on SPR and around them. The Southern Peripheral Road effectively links two major arteries that pass through Delhi-NCR – NH8 and upcoming Dwarka Expressway.

The Southern Peripheral Road is a 16 KM stretch of road that is 150 meters wide. When construction first began, the intent was of freeing up some of the heavy traffic that flows along the area. Having myself traversed the area, I can tell you that that goal has been accomplished. While the surrounding area, which includes sector 69, 70, 71, 73, 74 and 75,  is clearly an area that will take time to hit its full stride (as many projects are still in the early stages of construction and much of the land is not built upon), connectivity and getting around is no problem whatsoever.  Previously, one would have to take an extended route through Rajiv Chowk to get to the NH-8 so that one could take the road to Jaipur. With the SPR connecting directly to the NH-8, road travel becomes straightforward and hassle free.

Conveniences

One striking benefit of the location is that it is well connected to commercial hubs and major real estate markets of Gurgaon. To the north of this intersection is a series of already constructed luxury apartments, namely Central Park II, Bestech Parkview and Malibu Towne. To the South, about 20 minutes away, is a collection of upcoming housing projects on the outskirts of Sohna. These include Central Park III, Eldeco Accolade, and ILD GSR Drive, amongst others. As for commercial centres, sectors 71, 73, 74 and 75 have been designated as commercial districts, so we can look forward to SPR being a far developed property market. Travelling East along Golf Course Extension Road will lead you to Golf Course Road where most of the commercial and recreational activity today is located.

To get to SPR from Gurgaon, you would have to travel down Netaji Subhash Marg from HUDA Metro until you reach the Sohna-Gurgaon road, at which point you turn left. Head down until you’ve reached Badshahpur and the large road stretching to right is the Southern Peripheral Road. If you can’t spot it immediately, look for some apartments undergoing construction! There are some land acquisition delays which seem to have been sorted out now and road must be a reality in 1-2 years.

Why is the SPR such a big deal?

For one, it’s only a 20-30 minute drive from the following major locations: Golf Course Road, Golf Course Extension Road, Sohna Road, the NH-8 and Dwarka Expressway. Gurgaon’s centre is 10 minutes away, while the IGI Airport is about a 30 minute drive away. Current price quotes (detailed below) along the SPR are also lower than adjacent regions, like the Golf Course Extension Road. This is a big draw to the region as those who can’t afford Golf Course Extension properties can adjust here for a slightly lower budget. Of course, that doesn’t mean that properties here are affordable by any standard relative to many other areas of the city and budget of most middle class.

Being at some distance from the heart of Gurgaon and still up-and-coming, there aren’t many shopping or recreational hotspots in the area at the moment. But you can bet that it’ll be there in the future, after all few residential projects have offered possession and developers spot the promise here, if they haven’t already. (In fact, Emaar MGF has already begun construction of the Emerald Plaza Mall on the Golf Course Extension Road) One can always visit the Omaxe and Raheja Malls along the Sohna-Gurgaon Road for shopping and relaxation.

We mentioned that big name players are building projects in the area. Tata is building the Tata Primanti in Sector 72, Unitech has its South Park and Vista in Sector 70, and the Tulip Orange and Ivory are adjacent to Unitech. Other projects over here are the GPL Eden Heights, a premium residential project, and the Krrish Florence Estate. The DLF Alameda in Sector 70 is offering plots for sale. (DLF also has a few commercial buildings in the area, such as the DLF Corporate Greens)

The prices of available apartments along the SPR vary from Rs. 4,500 per sq. feet to Rs. 7,000 per sq. feet (and even higher depending on specifications), for residential spaces and Rs. 11,500 per sq. feet  to Rs. 14,000 per sq. feet for retail spaces, if the online real estate figures are to be believed. Compare this to the residential price range of the Golf Course Extension Road, which is from Rs. 8,500 to Rs. 14,000.

On August 17, 2016 the HUDA announced that the last remaining contentious issue of relocation of 16 plot owners who were inhabiting disputed stretch of the SPR have been allotted alternate plots in Sector 49, Gurgaon. With these people getting rehabilitated the HUDA is hopeful that the 16 km stretch of road will be ready by Mid September 2016. This news will come as a booster for developers on the Golf Course road, Golf Course Extension Road and the SPR stretch onwards of Badshahpur village.
