Making of a villa: Prices & Specifications

  • The customer gets to choose the plot for the villa first; the plot size for a typical 4BHK villa is around 2,324 sqft which roughly translates to a 40’ * 60’ site. The 5BHK villas which are 5 in number have a plot size of 3,000 sqft which comes up to a 50’ * 60’ plot. The corner plots have extra area which can be used as additional space for gardening.
  • Once the plot is chosen, there are 4 villa configurations to consider.

Carmela : This is one of the 4BHK villa configurations a built up area of 3,306 sqft. The balconies in Carmela are large compared to other villa options; it is mainly targeted at people who frequently host house parties.

Aurum : This 4BHK option has a built up area of 3,162 sqft which is largest among the three configurations available. The depth of the villa is more compared to the width unlike in Carmela.

Dior: This can be called a combination of Carmela and Aurum and comes with a built up area of 3,309 sqft. This is the only configuration which has two entrances( one with a ramp) and is best suited for families with senior citizens.

Midas: This is the only configuration available in the 5BHK villa and has an area of 4,100 sqft.It comes with an inbuilt swimming pool on the ground floor.

All villas have provision for 2 car parks, a dedicated lawn/ landscaped garden area, two terraces and a balcony; the living area has an impressive 15’ height ceiling which adds to the expansive look of the villa. Further, all villas are designed to have cross ventilation, which keeps the interiors breezy and pleasant. Out of the 5 units of Midas, 2 have been sold and one of the buyers is a famous veteran actress of Bollywood.

Town Homes :

The 22 Townhomes planned in this project, are built on plots of 2,100 sqft  and have built up areas in the range 2,600 – 3,800 sqft. Every town home comes with a private landscaped garden, an expansive private deck and a dedicated parking area. The living rooms of a town home have double height ceiling and sundecks for abundant natural light and ventilation.

Prices of Godrej Gold County:

The starting price of a villa in Godrej Gold County is around Rs.2.89 Cr and can go upto Rs. 4.2 Cr (for a 5BHK). The town homes are priced at Rs. 1.89 Cr onwards.

  1. Is this place a safe bet for investment? Prices in rural areas don’t appreciate soon. And this project is in farms of a village. Any insights?

  2. How is the availability of amenities in the area? Since it in village, are garbage collection, water, electricity available? What is the surrounding area like?
