Godrej E-City, Bangalore was conceived keeping in mind the pent up demand for housing in an attractive catchment of Bangalore i.e. Electronic City. Electronic City at Bangalore is a destination that is globally acclaimed as a hotbed of technology and software services. It is always good to see developed homes which are occupied or near occupation. So apart from the usual humdrum of construction equipments I was welcomed by creeky sounds of hacksaws and electrical equipment used to cut wood for doing home interiors. There were certain homes with their doors coloured in Kumkum or Swastik symbols. This was again an indicator that home owners have taken keys to their apartment units at Godrej E-City phase 1. These G+4 structures present a low density option just off the Infosys drive and in close vicinity of Crowne Plaza Hotel at Electronic City Ph-1. The moment I got off the high speed elevated tollway, that starts at Koramangala, I was greeted by the wide and well endowed roads within the prime Electronic City Ph- 1. As I traveled along a sense of pride also took over since I came across main campuses of so many IT/ITeS firms which have made this part of Bangalore as their base. The city of Bangalore is anyways notorious for its traffic and daily struggle to commute of office goers. In the absence of any MRTS as of today Electronic City feels very distant and away from the city center. One can get on to the elevated expressway at Koramangala and reach Electronic City Ph- 1 easily. From here drive along the Infosys Avenue and turn right from there take the Velankani Drive till Doddathogur road. This is where one will see the under development Godrej E-City.
Godrej E-City, a 15 acre development, is about 2.5 kilometer away from Infosys campus and all along the route one passes by offices of HP, HCL and BHEL. The expansive Velankani Tech Park also can be found here. What differentiates Godrej E-City development amongst several others at Electronics City is its low rise and low density nature. In all 840 apartments will come up here, translating to about 55 apartments an acre. It also brings an additional benefit in terms of Undivided Share of Land (UDS) which is around 50% of the area one pays for. Higher UDS seems to be highly valued by Bangaloreans as we found in our various discussions (read about Godrej Eternity).
The Phase 1 of Godrej E-City is slated for delivery anytime now while Phase 2 will be completed by end of the year. The entire project is likely to be handed over to owners by middle of 2017. The project has witnessed healthy price appreciation, since its launch at Rs. 2,999 per sq ft the prices at Godrej E-City, Bangalore have risen upto Rs. 4,599 per sq ft. 1BHK, 2BHK, 2.5 BHK and 3BHK configuration of apartments are available here which are of the following sizes –
- 1BHK – 638-715 sq ft
- 2BHK – 984-1,115 sq ft
- 5BHK – 1,196 – 1317 sq ft
- 3BHK – 1,449-1,575 sq ft
At current prices 1BHK units are Rs. 40 lacs and above, 2BHK units are Rs. 63 lacs and above, 2.5BHK units are Rs. 72 lacs and above and 3BHK units are Rs. 85 lacs and above.
A walk through the corridors and galleries here lends one a little old world charm of sun light pouring onto grass in between the housing blocks. There is ample green on the periphery and central areas, one can relish 70% open spaces and is likely to open his windows facing a garden in most units. 17,000 sq ft of club house is also under development and it will have swimming pool, squash court, indoor games and other amenities. The planned landscaping is giving utmost attention to greens, walkways and jogging tracks.
Godrej Properties is also paying attention to environment in this project. They have used most recycle material for construction, put in place rainwater harvesting system to capture 100% of water that falls here, used low VOC paint and providing electric car charging facility amongst other things.
