Recently I visited the launch event of Godrej Air at Whitefield, the IT Hub of Bangalore. The occasion was special because it was the launch of city’s first RERA registered project, that too by the stalwart in this sector Godrej Properties. Well, it seemed a sizeable event with music, food and drinks. Audience of varied profile gathered at the event, from buyers to brokers, from journalists to architects, and others related to real estate directly or indirectly. On display were walk through of the project as well as various flat layout to give everyone a perspective of the new residential destination in the IT Capital of the country. Also present were the design team from Godrej Properties to help one to understand; what Godrej Air is all about?

As the name suggests, Godrej Air is yet another venture by Godrej Properties in the fast-moving suburb of Whitefield. Godrej Air is spread across 6.6 acres of land parcel of which 5.25 acres of land is dedicated for this particular project and rest of the land is kept for future development. 70 % of land area is open with only 30 % used for construction. Godrej is offering apartments in various configurations and price ranges with convenient payment plan options which several in middle income group can afford. Green Living Design Concept: The project claims to follow the ideal IGBC guidelines such as enhanced daylight and cross-ventilation for all the apartments while heat reduction will be achieved by the use of grass pavers, dense tree cover and use of china mosaic with landscaped garden on the roof top.

The design is such that it will be convenient for the differently-abled people to move around in this residential complex. There is provision of non-slippery slopes and audio assistance in lifts for visually impaired people, just to name a few.

Energy conservation will be achieved by certain aspects such as solar water heating and water-efficient plumbing system which will have capacity of at least 35 % less than baseline criteria. Organic waste treatment plant will be installed which will treat 100 % of waste generated. Waste water will be treated through the eco-friendly services such as sewage treatment plan (STP) which will be used for maintaining the gardens. Rain-water harvesting system will be well equipped to capture at least 50 % of runoff water from the roof and other areas. There will be installation for electric car charging at this complex.

Healthy Living follows Green Living: As the name suggests, Godrej Air is based on the concept of fresh and healthy living which. To promote the same the developer is providing for green common areas, lobbies, etc which will host several medicinal plants. The designers explained that about 16 varieties of medicinal plants and 11 varieties of trees will be couched in and around the whole landscape of the project. It is expected these will have superior air-purifying qualities and even have medicinal benefits such as, quick recovery from cold-cough/ fever.
