If one is to chronicle the history of Baner in western Pune, it would probably be divided in two periods: pre-2006 and post-2006. Till a decade ago, Baner was a small village located amidst green hills near the Mumbai-Bangalore highway NH4. Today, Baner boasts of numerous residential and commercial complexes, with more coming up every other day. In this article, we examine the reasons for this rapid rise of Baner.
Location & Connectivity
The rise of Hinjewadi as a leading IT hub with all IT majors such as TCS, Infosys and Cognizant setting up shop here, led to huge demand for housing in nearby areas, causing Pune city to expanding towards this hub. Areas such as Pashan, Kothrud and Aundh were the initial beneficiaries. However, with saturation and skyrocketing prices in those areas, developers were drawn towards Baner, owing to its low land prices, vast land availability and location between the city and Hinjewadi.
Baner is an ideal location for techies working in the IT hubs of Hinjewadi, Senapati Bapat Road, Aundh and Baner itself, all within a 9 km radius. It is also convenient for people working in the manufacturing hubs of Pirangut, Chakan and PCMC for major firms such as Atlas Copco, Forbes Marshall and Tata Motors.
Baner is located right on the Mumbai-Bangalore Highway and hence, suits people working in areas such as Navi Mumbai and Satara (both 115-120 km away). Road connectivity within Baner is very good and so is the connectivity to areas such as Shivajinagar, FC Road, University, Aundh and Pune Railway Station, with regular buses plying to and from these locations, all of which are within a 13-15 km radius of Baner. Pune Airport lies 19 km away.
However, reaching Pune’s eastern areas from Baner can be an issue as one needs to cross the entire city, making it a time consuming affair. The proposed Pune Ring Road project may help in this regard, once it becomes a reality.
Greenery and scenic views
What catches the attention of most home buyers in Baner is the amazing view they get of the numerous green hills which surround Baner. Baner’s greenery and its pollution free environment serves as its USP, as compared to other localities.
Education and healthcare facilities
Baner and its surrounding areas do not lag behind when it comes to providing quality school and college education. Schools such as Orchid School and Ecole Heritage School adhere to the CBSE curriculum, while Vibgyor School is affiliated to both CBSE and ICSE. Pune’s top higher educational institutions such as Symbiosis University, Pune University and Fergusson College are within 8-12 km of Baner. When it comes to healthcare, Baner has Lifepoint Multispeciality Hospital, apart from Shashwat Hospital and Medipoint Hospital in neighbouring Aundh.
Amenities for recreation, sports and shopping
Baner is where the popular Pancard Club and Symphony Club are located, providing avenues for socializing. Major malls and shopping complexes such as Westend Mall, High Street Balewadi, Big Bazar and D-Mart cater to residents’ needs. In addition, the Shri Shiv Chhatrapati Sports Complex in Balewadi possesses excellent stadia (used for numerous national and international sporting events) and training facilities for various sports.
Smart and comfortable homes
With techies accounting for a large part of the housing demand in Baner, most developers have come up with properties which suit this segment. These properties boast of best in class designs and amenities for comfortable and luxurious living. Of special note in this area are ‘smart’ homes, which use technology extensively to enable owners to control electrical appliances in their home and monitor any visitors.
Baner forms part of the area selected for the Pune Smart City project, which should see projects such as solar roof tops, more social spaces and e-governance centers come up shortly, further enhancing conveniences for residents.
Excellent return on investment
Investors, who have purchased property in Baner either for leasing or for reselling purposes, have greatly benefitted from the area’s development, which has seen average property prices double in the last six years (since 2010) alone. Homes in Baner also fetch significantly higher rentals, as compared to a few years back and also to neighbouring localities. Baner continues to offer bright prospects of significant returns in the future as well, with more and more developments taking place.
Upcoming residential projects in Baner
Baner has attracted most major developers and the quality of construction and scale of some of these upcoming projects is to be seen to be believed.
Kalpataru Jade Residences is one such high-end project, located right next to Pancard club. It boasts of spacious and luxurious 3 and 4 BHK homes, which open to great views of the hills right behind the complex. With vehicle-free green spaces provided within the complex, along with amenities like an infinity pool and barbeque area among others, it encapsulates the best of what Baner offers.
Almost next door to this property is Kolte-Patil’s 24K Sereno, which contains 2 and 3 BHK apartments. These ‘smart’ apartments boast of lighting control, quality flooring and various technology-enabled home safety features. Among its amenities, the standout ones include an organic farm, a floating clubhouse and a mood lounge equipped with Wi-Fi.
Following the success of Rohan Leher, Rohan Builders are coming up with Rohan Leher 2. These low rise 4-storey buildings may seem an oddity in Baner’s high rises, but are specifically targeted at NRI investors. They have followed a ‘villament’ concept in their 3 BHK apartments, which give residents the feel of living in a villa, while maintaining the coziness of an apartment. Also on the horizon is Rohan Leher 3, which will have 2 BHK apartments targeted at the middle income group.
Not to be outdone, the Goel-Ganga group is introducing Ganga Acropolis, which comprises of 2, 3 and 3.5 BHK apartments with landscaped terraces and Italian marble and laminated wooden flooring for the living room and bedrooms respectively. Residents are provided an apartment management system offering remote control of the entire apartment’s electrical appliances and lighting. With amenities like a rooftop skating rink and a private mini theatre, residents are likely to be pampered like never before.
Each of these upcoming properties highlight the factors that make Baner stand out in a crowded Pune realty market as a location for comfortable living, with all conveniences at residents’ doorstep. Baner’s promise is yet to be fully realized and it is this promise that continues to attract residents and investors alike from not just India, but across the globe.
