Baner – A residential destination in western Pune that promises and delivers in equal measure

If one is to chronicle the history of Baner in western Pune, it would probably be divided in two periods: pre-2006 and post-2006. Till a decade ago, Baner was a small village located amidst green hills near the Mumbai-Bangalore highway NH4. Today, Baner boasts of numerous residential and commercial complexes, with more coming up every other day. In this article, we examine the reasons for this rapid rise of Baner.

Location & Connectivity

The rise of Hinjewadi as a leading IT hub with all IT majors such as TCS, Infosys and Cognizant setting up shop here, led to huge demand for housing in nearby areas, causing Pune city to expanding towards this hub. Areas such as Pashan, Kothrud and Aundh were the initial beneficiaries. However, with saturation and skyrocketing prices in those areas, developers were drawn towards Baner, owing to its low land prices, vast land availability and location between the city and Hinjewadi.

Baner is an ideal location for techies working in the IT hubs of Hinjewadi, Senapati Bapat Road, Aundh and Baner itself, all within a 9 km radius. It is also convenient for people working in the manufacturing hubs of Pirangut, Chakan and PCMC for major firms such as Atlas Copco, Forbes Marshall and Tata Motors.

Baner is located right on the Mumbai-Bangalore Highway and hence, suits people working in areas such as Navi Mumbai and Satara (both 115-120 km away). Road connectivity within Baner is very good and so is the connectivity to areas such as Shivajinagar, FC Road, University, Aundh and Pune Railway Station, with regular buses plying to and from these locations, all of which are within a 13-15 km radius of Baner. Pune Airport lies 19 km away.

However, reaching Pune’s eastern areas from Baner can be an issue as one needs to cross the entire city, making it a time consuming affair. The proposed Pune Ring Road project may help in this regard, once it becomes a reality.

Greenery and scenic views

What catches the attention of most home buyers in Baner is the amazing view they get of the numerous green hills which surround Baner. Baner’s greenery and its pollution free environment serves as its USP, as compared to other localities.

Schools such as Orchid School and Ecole Heritage School adhere to the CBSE curriculum, while Vibgyor School is affiliated to both CBSE and ICSE. Pune’s top higher educational institutions such as Symbiosis University, Pune University and Fergusson College are within 8-12 km of Baner. When it comes to healthcare, Baner has Lifepoint Multispeciality Hospital, apart from Shashwat Hospital and Medipoint Hospital in neighbouring Aundh.

Baner is where the popular Pancard Club and Symphony Club are located, providing avenues for socializing. Major malls and shopping complexes such as Westend Mall, High Street Balewadi, Big Bazar and D-Mart cater to residents’ needs. In addition, the Shri Shiv Chhatrapati Sports Complex in Balewadi possesses excellent stadia (used for numerous national and international sporting events) and training facilities for various sports.

These low rise 4-storey buildings may seem an oddity in Baner’s high rises, but are specifically targeted at NRI investors. They have followed a ‘villament’ concept in their 3 BHK apartments, which give residents the feel of living in a villa, while maintaining the coziness of an apartment. Also on the horizon is Rohan Leher 3, which will have 2 BHK apartments targeted at the middle income group.

  3. Baner is a NH-4 bypass locality. This ensures that it has good connectivity and is well connected to major areas nearby. Hinjewadi IT park is also close by.
