Until neighboring Puri Construction’s Diplomatic Greens opened its doors to residents a couple of months ago, Mahindra Aura in Sector 110A had been the only ready-to-move apartment in this part of Gurgaon since 2012. Located close to the erstwhile busy Bajghera Railway Crossing and identified through its remarkable red color by visitors approaching from Palam Vihar, for long Mahindra Aura has stood as a beacon of the new residential hub coming up in Dwarka Expressway. Complete with a shopping complex, well-appointed clubhouse and an active community of over 500 families, this residential complex has strived to be a self-sufficient entity. Notwithstanding the temporary isolation after closing of the nearest railway crossing which connects Sector 110A to rest of Gurgaon, probably an ATM and a school is the only facility not available inside the premises. Around 2-3% of the inventory in 3 and 4 BHK categories, which are part of the last phase to be completed, are still available for sale. Starting price for a 3 BHK would be Rs. 1.35 Crores while that of a 4 BHK (2397 – 2428 sq.ft) is Rs. 1.60 Crores. In resale, this could be 5-8% lower. Asking monthly rent for a typical 2 BHK is Rs. 18,000/- while that for a 4 BHK is Rs. 27,000/-. Although direct connectivity is hindered at this point of time, a plethora of amenities, good maintenance and proximity to sound social infrastructure are a sure-shot USP of Mahindra Aura.

Mahindra Aura : Location & Connectivity

The apartment complex is in Sector 110A Gurgaon, within the residential area of New Palam Vihar. Located right on Bajghera road (also known as Najafgarh Gurgaon Road), which serves as the link between Palam Vihar and key areas of Delhi like Dwarka and Najafgarh, Mahindra Aura is less than a kilometre from Dwarka Expressway. Currently, the access from Palam Vihar is through the railway crossing near Chauma Village, Block H and the one near Sarai Allawardi. When it comes to Mahindra Aura, location and connectivity are foremost concerns that require a detailed discussion.

In order to reach the Chauma railway crossing residents have to take a longer route through Sai Kunj, which has narrow lanes and is generally in sub-optimal condition for the kind of traffic (both light and heavy vehicles) which passes through. Long rows of cars lined up before the crossing are a common sight during peak office hours. Perhaps on a given day, booking a ‘tatkal’ ticket might be easier than finding the Chauma Railway Crossing “open”, or traversing the logjam in less than 15 minutes!

However, the construction of flyover across the railway crossing will bring be a lease of life for the residents as well as large vehicles that used to ply through the Najafgarh-Gurgaon Road. It is believed to be completed by late 2018, as construction work is in full swing. Recently a police station (“Bajghera Thana”) was also established along this road for the safety of residents.

At present, most of the schools, hospitals and recreation centres are located on the other side of the railway track, i.e., in Palam Vihar, which has well-established social infrastructure. It would take another year or two before more options emerge closer to Dwarka Expressway, a declared national highway which would be fully operational by 2020, now that land acquisition issues have also been taken care of.

With respect to connectivity, after completion of the railway flyover, Mahindra Aura would be one of the best in this area. Currently it is 9.8 km from Dwarka Sector 21 Metro Station. Once the Delhi stretch of Dwarka Expressway is ready, this would be reduced to 7.5 km. Additionally, as per 2031 Gurgaon-Manesar Master Plan, a proposed metro station would be coming up barely 500 m from Mahindra Aura’s entrance gate. IGI Airport is 18.3 km with a travel time of 50 minutes.

Some of the major centres of education, healthcare and employment easily accessible from Mahidnra Aura are:

  • Schools – DPS Palam Vihar (1.5 km), Swiss Cottage School (2.2 km), Royal Oak School near Sector 109 (2.1 km)
  • Hospitals – Metro Hospital and Heart Institute (1.6 km), Columbia Asia Hospital (2.1 km)
  • Shopping and recreation centres – HUDA Market Sector 23 (3.2 km), Ansal Plaza and Carnival Cinemas (2.2 km), Palam Vyapar Kendra (3.1 km by car)
  • Employment Hubs – Ansal API Corporate Plaza (2.1 km), Infospace Limited (7.3 km), Maruti Udyog in Sector 18 (7.5 km)
  • Hotels – Hyatt Place in Udyog Vihar (6.1 km), Trident Hotel (8.1 km)

The area surrounding the society has several ATMs, pharmacies and convenience stores, along with dhabas and car repair workshops. DLF Cyber City is a 10 km drive via Sushil Aima Marg while IndusInd Rapid Metro near NH 8 is about 9.1 km Upcoming commercial centres in Sectors 104, 109 and Sector 114 would be completed in 1-3 years from now.

Though the access has been compromised at present due to temporary closure of the nearest railway crossing, the lush landscaping, abundant greenery, and fountains inside the campus offer a huge respite from the chaos outside. It makes us wonder, and justifiably so to a great extent, whether this apartment complex is an island or an oasis?

Mahindra Aura : Project Overview

Covering an area of over 17 acres, Mahindra Aura is a medium-density premium project by Mahindra Lifespace Developers Ltd (MLDL). It has a total of 799 units, distributed across 11 towers, varying in height from 14 to 18 floors. Launched in December 2009, and completed phase wise, the last possession and handover of 4 BHK flats was done in September 2016. Phase 1, 2 and 3, which essentially comprised 2 BHK flats, were handed over as early as 2012.

Headquartered in Worli, Mumbai, the highly reputed developer has completed over 30 projects in more than 5 cities. A wholly owned subsidiary of Mahindra Group conglomerate, MLDL’s ongoing residential projects include Mahindra Windchimes in Bangalore, The Serene in Alibag (Maharashtra) and Mahindra Vivante in Andheri East (Mumbai) among others.

Having pan-India presence in major cities like Mumbai, Chennai, Pune, Gurgaon, Bangalore, Nagpur, Faridabad, Hyderabad, MLDL has emerged as a preferred developer with its focus on green design and healthy living. MLDL has another luxury-segment offering – Mahindra Luminare in Sector 59 Gurgaon, projected for completion in 2019. Mahindra Aura itself is a platinum rated (highest rating) project, accredited by Indian Green Building Council.

The ready-to-move apartments at Mahindra Aura are available in 2, 3 and 4 BHK configurations. Each tower has 4 apartments to a core, served by 2 high-speed elevators of Johnson make. While this is sufficient in blocks with 2 or 3 BHK apartments, at least 3 lifts could have been provided in those with 4 BHK apartments. The table below gives an overview of the sizes and prices of the various types of apartments:

As part of the green design scheme, every room receives ample natural light and ventilation through 8 feet high sliding uPVC windows. The floors are finished in vitrified tiles in common areas and in wooden finish for master bedroom. Sanitary fittings in kitchen and baths are provided by well-known brands like Kohler and Grohe. Modular kitchen or chimneys are not a part of the offering. Duct work for Split ACs would also have to be done by the owner after taking possession.

This thriving community of over 760 families has state-of-the art amenities that serves the community needs along with providing a backdrop for social gatherings and interactions. Maintenance of the services and the landscaping is looked after by Cushman and Wakefield, who are the facility managers for the project. Active community life is seen at its best during all festivals celebrated in campus throughout the year. Some of the major amenities provided at Mahindra Aura include:

  • 2-Level Clubhouse – reading room, billiards room, indoor badminton court, Gym, table tennis, kitchen and lounge area
  • Outdoor sports – tennis, volleyball, basketball, cricket practice pitch, skating rink
  • Convenience Shopping centre – retail outlets for grocery, departmental store, and a parlour.
  • Swimming pool with changing rooms inside the club and outdoor deck-seating
  • Central Landscaped garden with fountain and gazebos
  • Large amphi-theatre and variety of seating options
  • 3 kids play areas and a grassy mound
  • Nursery school for kids, soon to be operational
  • Entry lobbies of every tower is served by a guard, providing 3-tier security.

Irrigation of all landscaping is done through treated, recycled water. The same is also provided in the flushing system of the toilets. During winters, hot water is circulated into kitchen taps through rooftop solar water heaters. Charging outposts for electric cars (mandatory provision in green buildings) are also given in select parking lots.

Conclusion

Mahindra Aura is a premium-segment project offering 2/3/4 BHK apartments at prices within reach. After completion of Dwarka Expressway, there may be some appreciation too. The apartment units are well designed, though at similar prices, most other developers provide modular kitchen and split AC units as well. The value proposition however lies in the fact that it is one of the few ready-to-move properties in this part of Gurgaon. Present accessibility issues aside, it has a fairly good location, and excellent connectivity would be restored after Bajghera Railway flyover becomes operational by 2018. The developers have also made an effort to introduce and maintain sustainable living practices through green building measures.

M3M Woodshire | Dwarka Expressway

M3M Woodshire is located in Sector 107 on Dharampur Road. The location is off the major thoroughfare that runs between Sectors 103-107, Sectors 109-108 and eventually merging with the Dwarka Expressway after Sector 102-Kherki Majra. This wide road is almost parallel to the Expressway and is also home to projects by real estate heavyweights like Raheja, Experion, ATS, Indiabulls, Emaar India and Sobha. Currently M3M Woodshire is the only major ready-to-move project in Sector 107, others being affordable or budget-housing residential complexes by Signature Global, Agrante, etc, which are under construction.

Delivered in June 2017, Woodshire has mainly 2, 2.5, 3 BHK and select 4 BHK options ranging in built-up areas from 1,530 – 2,746 sq ft. The prices are in sync with the prevailing rates (Rs. 4,500 – 5,000/- per sq ft) in the area, but lower compared to other luxury projects by M3M which go as high as Rs. 11,000/- per sq ft in Golf Course Extension Road! At M3M Woodshire, cost of a 2 BHK starts at Rs. ~73 Lacs, without parking, while a 4 BHK with servant room is priced at Rs. 1.6 Crores. Resale prices are significantly lower, with 2 BHK for Rs. 64 Lacs. Direct bookings are still available for less than 10% of the inventory while possession and handover have already started since July 2nd week (2017). By end of July, close to 30 families had occupied their respective flats.

M3M Woodshire : Location and Social Infrastructure

Sector 107, and especially the portion towards the end of Dharampur Road where M3M Woodshire is located, is just 100 meters from Delhi-Haryana border. Dharampur Road, which connects to Dwarka Expressway further through Daulatabad Road, also serves at the point of access for the three entry gates of M3M Woodshire. The road will be widened further, and already has a long green belt along the boundary of M3M Woodshire.

The Najafgarh drain runs quite close to Gurgaon-Delhi border and may pose inconvenience in terms of unpleasant odour and rise in water level during rainy season. However, during the visit, which actually took during peak of Monsoon, it was observed that the extensive landscaping and drainage mechanisms at Woodshire could be well-equipped to mitigate adverse impacts arising from the proximity to the drain.

A small-scale healthcare unit, Star Hospital, is about 200 m from the main gate of M3M Woodshire, on Dharampur road. Signature Global Signum 93 is an upcoming mall, about 1.5 km away. Nearest school is in Sector 108, known as The Shikshiyan School (1.5 km). IGI Airport-Terminal 3 is a 25 km drive, which would be reduced to 21 km after completion of Dwarka Expressway. Closest Metro Station is in Dwarka Sector 21, about 12.5 km away. To reach NH8 from M3M Woodshire, one has to take Dharampur Main Road, followed by Daulatabad Road leading to Sheetla Mata Mandir Road.

Sector 107 is still undergoing development vis a vis other residential pockets along Dwarka Expressway. It is one of the eastern-most sectors of Gurgaon and has scope for more development in terms of quality schools, hospitals, offices and recreational centres, which are currently slightly far off.

M3M Woodshire : Project Overview

Even as a young developer relatively new to NCR real estate, M3M India has emerged as a leading brand with on-time delivery, innovative design and quality, helping achieve customer satisfaction for all of their projects. Headquartered in Golf Course Road Gurgaon, M3M is gradually transforming into a conglomerate with diverse offerings in residential, commercial, retail, hospitality, IT/SEZ and education segments.

Some of the projects already delivered include the super-luxury M3M Golf Estate, M3M Merlin, M3M Urbana, M3M Sierra, among others, which are located along Golf Course Extension and Southern Peripheral Road. M3M Woodshire is one of the few projects near Dwarka Expressway, along with other land parcels demarcated in Sector 113.

M3M Woodshire was launched in December 2012, and construction work was completed in less than 4 years. Phase-wise handovers had already taken off when I visited the site in July end. Though being an economically-priced project by M3M standards, the overall look and feel of the brand is very much intact with their signature landscaping and state-of-the-art amenities.

The oblique, colored bands on the facade of M3M Woodshire blocks are a defining feature of the exterior, which also sports a neat finish. The earthy color scheme and abundant trees evoke the calm feel of being in ‘the woods’.

The 18.5 acres large site is away from the hustle-bustle of the wider motorways. With 18 mid-rise blocks on a generously landscaped premises having 70% open area, M3M Woodshire aims to serve as a ‘tranquil haven’ for incoming residents.

Apartment Configurations and Prices at M3M Woodshire

There are 12-15 storeyed mid-rise blocks, precisely 18 of them, housing a total of 984 units. I visited a sample 3 BHK flat in Block A, right above the sales office. There are 4 apartments per floor, opening out onto a well-lit, spacious lift lobby, having 2 elevators to a core in 3 BHK blocks. The 4 BHK blocks are served by 3 lifts to a core. M3M Woodshire follows a one-block-one-type arrangement with only a certain type of apartments in a tower.

The sample flat, whose photos are shared here, has an efficient and compact layout. While most of the recently completed apartments have roof-high sliding doors, at M3M Woodshire, this feature is provided only in the living-dining room. The bedrooms have single glass-door and smaller sliding windows overlooking a balcony, which has mild-steel handrails with paint finish. The master bedroom has laminated wooden floor. Overall look of the apartment and the interior finishes are provided as per premium specifications; unlike other M3M projects in Golf Course Extension Road, M3M Woodshire is not a luxury segment project. Per square foot rate of Rs. 5,200/- is more towards the median range in this locality.

M3M Woodshire : Lifestyle Amenities with value-for-money

The premises are designed as a pedestrian-friendly zone with 70% open green area. Essential features like indoor/outdoor sports, clubhouse, kids’ play area and basement parking are part of the offering. At the time of the visit in July, the clubhouse was undergoing final stages of finishing works. Some of the key amenities being provided at M3M Woodshire are:

  • Grand, well-appointed, Air-conditioned ground floor lobbies.
  • Lift lobbies and apartments designed for maximum ventilation and natural light
  • Multi-level club-house with fully-equipped Gym and clubhouse
  • Surface, surface-covered and basement parking throughout the project
  • 3-Tier security, Full power backup and fire-safety systems

Conclusion

In comparison with other M3M projects like Golf Estate and M3M Merlin, which are mostly located in their ‘home turf’ Golf Course Extension Road, prices at Woodshire are anywhere between 25-50% lower. Precisely the parallel we can draw between “premium economy” and “business class”. The reason being a slightly remote location and standard amenities as opposed to ultra-luxury. On the whole, the housing complex and the premises have been designed to make living convenient and self-sufficient for future occupants. Travel times to various parts of the city would be improved with completion of (vertical) connectivity through Dwarka Expressway and lateral connectivity towards NH8 through railway flyovers and Dharampur Road. In this part of Gurgaon, M3M Woodshire certainly stands out as a reasonably priced, ready-to-move residential complex with premium amenities and well-designed apartments.

A ‘Boulevard of Broken Dreams’… for those who didn’t make it to Ireo Grand Arch!

Perhaps a regular day at work for the IREO team begins with mulling over building the tallest, the grandest, the largest… or getting the most exclusive global luxury chains to operate in Gurgaon! With the completion of Ireo Grand Arch in Sector 58, this renowned developer cemented their presence in the Indian markets as one of those rare builders who think big – and also deliver on time. As per August 2017 data, over 1,000 possessions have taken place at The Grand Arch, which has an astounding variety of dwelling units from 2 BHK Duplexes to 4-side open Penthouses.

In January 2016, PropStory did a feature on Ireo Grand Arch, including extensive details of the steel sculpture “The Banyan Tree”, and advantages of being located in Sector 58 along Golf Course Extension Road. In this article, we provide latest updates on “Le Club”, and the various apartment types and prices. We also take an inside look at the New-York based “Warren and Tricomi” spa, the only outlet within an apartment complex, besides just 5 others housed in India’s finest luxury hotels. Starting prices for a 2 BHK apartment measuring 1375 sq ft at Ireo Grand arch is Rs. 1.48 Crores, all inclusive. Typically, the rent for a 2 BHK flat is Rs. 30,000/- while that for a 4 BHK + SQ apartment upward of Rs. 45,000/- per month.

IREO Grand Arch: Connectivity and social infrastructure get even better

Ireo has a noticeable presence along Golf Course Extension Road in Gurgaon with luxury segment projects such as Ireo Corridors, “space-age” themed Ireo Skyon, Ireo City (600 acres township), and Ireo Victory Valley in sector 67. PropStory took a look at the sales gallery in Sector 61 to get familiar with upcoming projects like Ireo Ascott, Grand Hyatt Gurgaon (Branded Residences) and the uber-luxury Ireo Gurgaon Hills.

Golf Course Extension Road is a prime location in Gurgaon and Ireo Grand Arch is set in the heart of Sector 58, only a few minutes from this crucial thoroughfare that links further with Southern Peripheral Road and NH8. An internal sector road that branches off Golf Course Extension Road leads to the 60 m wide exclusive “Archview Drive”, which serves as the approach road to Ireo Grand Arch.

This neighbourhood is ideal for those commuting to Golf Course Road, Sohna Road and Cyber City (11.5 kms) on a regular basis. Phase II station of Sector 55/56 on the Rapid Metro is merely a 2.3 km drive from Ireo Grand Arch. IGI Airport-Terminal 3 (21 km) or Gurgaon Railway Station (15.1 km), are within easy reach through NH 8 or via Golf Course Road.

Sector 58 is close to renowned schools such as St. Xavier’s High School (6.4 km), Lotus Valley International School (5.3 km) and DPS International (5.8 km). The Shri Ram School, Suncity and Gurugram Public School (2.2 km) are quite close. Artemis Hospital, Fortis, Pratiksha Hospital, Kriti Hospital and Medanta Medicity are well-known healthcare establishments located in a 2-9 kms radius.

Football aficionados can easily drop by at FC Barcelona’s flagship academy, FCB Escola, located right across The Heritage School (3.2 km away) in Sector 62. In addition, there is convenient access to several malls on Golf Course Road, Sohna Road, and the upcoming Ireo City Central (1.2 km) – a commercial downtown hub with high-street retail, luxury hotel and multiplex on ‘Revenue Road’ in Sector 59.

The Grand Arch is spread over a sprawling 20 acres site with nearly 1060 units featuring an eclectic mix from penthouses to 2 BHK duplexes! The world’s tallest residential arch is visible from the main entrance and serves as an impressive symbol of all that Ireo Grand Arch has to offer.

The project was launched in 2010 as one of the first ventures by IREO. As observed during my site visit, the bustling community is now home to more than 1,000 families since early 2016. The ultra-luxury ‘Le Club’ is fully operational and gives the feel of living in a ‘zero-eth’ world with amenities to indulge in and relish a sophisticated lifestyle.

Sleek glass facades, plush entrance lobbies and extensive landscaping are a prominent feature of IREO The Grand Arch. From expansive penthouses to compact duplexes, this project has been conceptualized with the needs of a varied mix of customers. Diverse tastes and preferences are also catered to by high-rise towers, mid-rise blocks and the centrally placed arch-like form which provides for almost 4-side open layouts. Different apartment types, inclusions and approximate final prices are compiled in this table:

Preferential location charges (PLCs) are applied to the tune of Rs. 500-1000 per sq ft, in accordance with increasing floor level. EDC, IDC and club membership charges are extra, while parking is included in the overall price. Monthly maintenance charges are in the range of Rs. 5,500 – 12,000/- billed at approximately Rs 4.12/- per sq ft. The rents may vary depending on the type of furnishings in the interiors.

During the visit, I explored a 2 BHK Duplex and also took some pictures to share in this article. Entrance is provided on both the levels, while the internal spaces are distributed in a manner that master bedroom and double-height living room are on the ground floor, along with the kitchen and utility. The upper level has the second bedroom, a bath and a servant room. The kitchen ceiling has a partial skylight, and there is an internal staircase connecting the two levels. The penthouses and apartments in the “Arch” block and high-rise towers have sleek glass handrails over long running balconies.

Closing Remarks

Since its launch, Ireo Grand Arch has seen steadily growing demand from customers seeking to reside as both owners or as tenants. TATA Housing Primanti – Clubhouse and SPR Updates

After the successful delivery of TATA Raisina Residency in Sector 59, TATA Housing is in the process of concluding development of building exteriors and finishing works on TATA Housing Primanti in Sector 72, Gurgaon. Around 30 families have already moved in, after the handover of apartments in Towers 3 and 4. Possession has been offered in select executive floors, villas and executive apartment blocks, which have their occupancy certificate in place at this premium-segment project. The project also has its RERA registration No. 98.

Since our team’s last visit to Primanti in September 2016, considerable progress has also taken place on the Southern Peripheral Road, which provides convenient access to the site from NH8 as well as from Golf Course Road. TATA Housing Primanti also happens to be the only premium residential apartment in the neighbourhood with unmatched luxury amenities and dwelling units themed around a ‘garden estate’.

TATA Housing Primanti – Growth and Development of Southern Peripheral Road

Southern Peripheral Road (SPR), which also includes Golf Course Extension Road, begins from Sector 58 near Ghata Village and merges with NH 8 near Sector 75A. Both SPR and NPR (Northern Peripheral Road, or Dwarka Expressway) combined would create a ‘ring-road’ like profile around Gurgaon and thereby ease the flow of traffic on NH8. The Golf Course Extension Road has been operational for over two years now, while major roadblocks on the SPR have been cleared between May to July 2017.

Nearly 55 ongoing and completed residential projects, and more than 10 commercial buildings are situated along the SPR from Sector 69 to Sector 75A. This portion begins precisely at the intersection of SPR and Sohna Road (or NH 248-A) right after Sectors 48-68, which is also known as “Vatika Chowk”. Rapid Metro near Sector 55-56 which links SPR to Sikanderpur and Cyber City is also functional, while underpasses on Golf Course Road have been opened to commuters.

In the recent past, where much of the SPR was operational already, 16 land owners at ‘Rambir ki Dhani’ (near Sector 49) who occupied an 800 metres long stretch were relocated and rehabilitated in April 2017 to alternate plots allotted to them by HUDA. With the last-mile repair works on a 400 m stretch from Badshahpur to Rambir ki Dhani, SPR will become a 150 m wide thoroughfare. Some of the major future developments proposed along the SPR include:

  • Expansion of Delhi Metro line from HUDA Metro Station to NH8 via SPR
  • Proposed underpass near Vatika Chowk which will make SPR a signal-free corridor for the high traffic volume anticipated on this route. The underpass would be just about a kilometre from Primanti.
  • Sectors 71, 73, 74 and 75 have been designated as commercial districts along SPR, making it a highly developed property market

TATA Housing Primanti is at the crossroads of key developments taking place in Gurgaon and hence provides access to well-established infrastructure not only in terms of transport networks, but also robust social infrastructure. Hospitals such as Medanta, Alchemist, Paras, Fortis and Max; schools such as Amity, Presidium, GD Goenka, The Shri Ram School, St. Xavier’s High School and DPS International are with 2-10 km driving distance from Sector 72 and different parts of SPR. Driving to IGI Airport-Terminal 3 from Primanti (25.4 km) would generally take 45 minutes while the nearest Rapid Metro station is less than a 15 minutes’ drive in Sector 55-56 (7.5 km).

The outlook for future development of the Southern Peripheral Road only looks brighter with respect to both medium term and long term, strengthening Tata Primanti’s uniqueness as a luxury project in a highly sought-after premium neighbourhood.

TATA Housing Primanti – A ‘Garden Estate’

Extensive water bodies, themed landscaped gardens and parks are the highlights of Tata Housing Primanti, hence it is titled as a “Garden Estate”. Manicured lawns, tree-lined boulevards, and inter-linked meadows lend a calm, refreshing vibe where modern architecture blends effortlessly with the natural setting.

There is hardly any other residential complex in this area which has lush landscaping on a grand scale, while being located on an arterial road inside the city limits. The 36 acres verdant site of TATA Housing Primanti is organised into two segments marked by two distinct phases:

  1. Phase 1 – Northern segment, which has mainly villas (both small and large), executive floors and executive apartments (11 or 9 storeys blocks), along with two tower residences of 38 and 40 storeys, and a school building.
  2. Phase 2 – Southern segment, which is closer to SPR and has the residential towers # 3 to 7. These vary in heights from 22 floors to 38 floors, mainly comprising 3 BHK apartments. Tower 7 only has 4 BHK units and presently hosts the sales office & sample flat. Phase 2 also houses the 3-level clubhouse, swimming pool, central garden of 5 acres and low-rise blocks (G+3) of executive floors. The towers are placed in the midst of inter-connected formal gardens and squares.

The high-rise 38+ storey residential towers also have a helipad, and aluminium composite panel (ACP) finish in rich yet sober colours on the façade. The children’s play areas are surrounded by abundant greenery that would allow kids to grow and explore in a healthy environment. TATA Housing Primanti – Apartment Configurations & Ongoing Possession

With finishing works drawing to a close in the last few towers, over 20 families have already moved in to 3 BHK apartments in Towers 3 and 4 (Phase 2). These towers had obtained occupancy certificate in advance. Possessions have also commenced at executive floors (Block D & E), at Executive Apartments (Block E) and in Villas (Block E). In other towers, internal finishing, external finishing and ACP cladding (for high-rise towers) on façade are in progress. Final stage external development works and site landscaping around other towers are also about to be completed as per the scheduled time-frame.

These premium residences are placed within a parkland setting having elevated courtyards, open terraces and private gardens. There are only 1,105 units in total on a 36 acres site, ensuring only ~31 families per acre. This is an uncommon feature in this part of the city, which is witnessing rapid urbanization.

Broadly, 3 kinds of dwelling units are being provided at TATA Primanti, whose typologies, special features, carpet areas and prices are discussed herewith. Executive Floors are housed in G+3 storey blocks (with elevators). Two G+1 units feature 4 bedrooms and green landscaped gardens. A larger duplex apartment that covers 2nd and 3rd floors has a roof deck and a private plunge pool. Executive Apartments are mainly 3-side open 4 BHK units. Penthouse units on the top 2 levels have grand, open terraces. Ground-floor units have 3 bedrooms with attached private garden areas. Tower residences are the high- rise structures with 3 BHK and 4 BHK luxury apartments. Additionally, there are select large and small villas mainly in Phase 2, and have built-up areas between 7,000 – 8,500 sq. ft.

With Orris – Carnation Residency, Sector 85, Gurgaon now handed over the erstwhile land aggregator of NCR is making a serious attempt in its transformation to be a real estate developer to contend with. Nearly 670 apartments under Carnation Residency were handed over in 2014 to start with and over 300 families are now residing at this location of New Gurgaon. Orris has partially delivered Aster Court and is at advanced stages of construction of Aster Court Premier at the same location. The three phases are coming up at an easy to access location of Sector 85, Gurgaon, which can be reached from the under construction Dwarka Expressway, Pataudi Road as well as National Highway 8.

40 towers across these 3 phases, primarily S+12 (stilt + 12 storey) structures, have come up on a 29 acres land parcel that is served by sector roads across all its boundaries. A look at the master plan and a walk at the site does give an impression of a low-density project that is well distributed. One can feel nice breeze blowing through the project with ample landscaped gardens that have been planted here. Depending on configurations the towers here are 2, 4 or 6 to a core, smaller apartments being maximum on a floor. However, the developer has planned wide and long corridor which provides for ample outside space for families to keep shoe racks etc. Further the apartment towers have a courtyard and units are distributed around these. It allows for ample sunlight across the unit and also offer space for one to unwind within the tower, right at exit of lift lobbies. There are two lifts that serve every tower here. Prices start at Rs. ~65 Lacs for a 2 BHK, with an asking rate of approx. Rs. 4,990/- per square foot. About the offerings –

  1. Carnation Residency – The sizes range from 1,115 – 1,975 sq ft and number of units is 672. These are delivered and getting occupied with 300 families already moved in.
  2. Aster Court – The apartments here vary from 1,970 – 2,713 sq ft and number of units is 528. Zzz number of units have been handed over and few units are already occupied. It is likely that the entire Aster Court development will be handed over by June 2018.
  3. Aster Court Premier – The most premium phase within Orris’s project at Sector 85, Aster Court Premier has just 260 families that will have access to an exclusive 12,000 sq ft club house.
