At the time of our site visit, it was observed that the structure for two towers had been completed, and the construction work for the remaining towers was underway. The project is designed as an eco-friendly development, and has a Gold rating under the IGBC Homes category.

The Shriram Luxor complex is fronted by a large entrance gateway with a security cabin. The eight residential towers are arranged around a central clubhouse which houses amenities such as a swimming pool, gymnasium, indoor badminton court, multipurpose hall, health club, and library. The complex also has landscaped playing areas, a basketball court, jogging track, tennis court, and an open amphitheater.

There are three apartment cpnfigurations on offer – 2BHK (1195 SFT), 2.5BHK (1400-1440 SFT) and 3BHK (1550-1590 SFT). At the rate of INR 4850 per SFT*, the starting price for the smallest apartment is INR 71.5L.* All apartments come with standard fittings in the kitchen and bathrooms, vitrified tiling, and wooden flooring in the master bedroom. Each floor of the apartment tower has 4 units, and is designed such that there are no common walls between units.

DivyaSree 77 Place : Getting There

Located in Yemalur – off the Old Airport Road – DivyaSree 77 Place offers connectivity to MG Road, Indiranagar, and other central locations in the city the HAL Old Airport Road. The complex is located in close proximity to the HAL Aerospace Museum and the IT hubs of East Bangalore. The DivyaSree Technopolis – which is a major IT park itself – is located right next to the residential complex. Residents of the DivyaSree complex have access to a plethora of amenities, both in and around the development. The Old Airport Road corridor is an upcoming area for real-estate development as it offers a direct link to East Bangalore (Whitefield, Marathahalli) and Central Bangalore. Since most IT companies have offices in the Whitefield/Marathahalli area, investing in this part of Bangalore is an appealing option for those looking to live close to their place of work.

 

DivyaSree 77 Place: Project Overview, USP

The DivyaSree 77 complex comprises three residential developments – 77 Sky (super-luxury duplexes), 77 East (villas) and 77 Place (3, 4 and 5BHK apartments) – in addition to a Town Center club, and DivyaSree Technopolis. The entire project covers an area of 72 acres.  We were shown around a model apartment for 77 Place, which is an apartment complex with 3 towers (G+14) with a total of 370 units. Apartments are available in 3BHK, 4BHK and 5BHK configurations. The USP of the apartments at 77 Place is the flexibility of the design and the wide range of options to choose from based on the client’s needs. There are two types of homes on offer – Independent Nuclear Family (INF) Homes and Linked Joint Family Homes (LJF). Apartments are available in the 1851 – 4627 SFT range, at a price of INR 9400 per SFT. * The project is expected to be handed over towards the end of 2017.

The INF homes are compact homes aimed at catering to the needs of modern Indian families. There are 9 configurations available ( 3BHK, 4BHK, 4BHK + domestic help quarters). These homes are designed for an independent nuclear family, and the range of sizes gives families the freedom to chose the ideal layout to suit their needs.

The LJF homes have an interesting design concept. Touted to be a first-of-its-kind concept in India, the apartments are designed with sliding partitions which can be opened to make the home a large space with access to all areas, or closed to separate the large space into two independent homes. The aim of doing so is to provide joint families the option of living together whilst still having independent homes.

The model apartment at DivyaSree 77 Place was being furnished when we visited. We were shown around a 3BHK + 1BHK (Linked) apartment, which had a large sliding wooden partition. The living room opened out into a large sit-out area, and the rooms were spacious. All apartments come with wooden flooring in the master bedrooms, vitrified tiling in all other areas, and premium bathroom fixtures.

In terms of amenities provided, DivyaSree has left no stone unturned at the DivyaSree 77 complex. Whitefield – the booming IT hub of Bangalore – is the current hotbed of real-estate development. Sumadhura Lake Breeze is located on the Varthur Main Road, 1km from the Kundanahalli Main Road Junction.  The convenient location offers access to Bangalore city via two principal connecting roads – the HAL Old Airport Road (via Marathahalli) and the Whitefield Main Road (via Mahadevpura). Shopping centers, malls (Forum Value, Phoenix Marketcity, VR), schools (Ryan International), IT companies (ITPL) and hospitals (MGA Hospital, Sankara Eye Hospital, Apollo Clinic) are within easy reach. With the development that Whitefield has witnessed in the recent past, it has grown into a self-sufficient neighborhood in every sense. Residents of the area have access to everything they need – from schools and hospitals, to shopping and entertainment venues.

We were shown around a model 3BHK apartment at Lake Breeze. 3BHK apartments are offered in the range of 1560 – 1910 SFT (built-up area), with a price tag of INR 90.41 Lac – 1.10 Cr*. 2BHK apartments (1260-1470 SFT) are available in the INR 73 Lac – 85.2 Cr* range, while the larger 4BHK units (2035 – 2045 SFT) are offered for INR 1.17CR – 1.18Cr*. At a base price of just over 73Lac for the smallest unit, Lake Breeze has an option for everyone, whether it’s a small family looking for a compact home, or a larger family seeking a spacious apartment. All apartments have vitrified tiling in the rooms and common areas, and wood-finish flooring in the master bedrooms. Bathrooms are tiled, and are equipped with quality fittings.

UKn Miraya Rose: Getting There

Located on Varthur Main Road – 2.6 km from the Kundanahalli Main Road Junction – Miraya Rose offers connectivityto ITPL via the Whitefield Main Road. MG Road, Indiranagar, and other central locations in the city can be accessed via the HAL Old Airport Road. A variety of shopping centers (Forum Value Mall, Phoenix Market city, VR Bengaluru, Decathlon Whitefield) are located in the vicinity. The two arterial connecting links to Bangalore city are the HAL Old Airport Road (via Marathahalli) and the Whitefield Main Road (via Mahadevpura). The proposed Metro connectivity to the Whitefield area is eagerly anticipated, as it will significantly cut down travel time to and from the central parts of the city.

Covering an area of 3 acres, Miraya Rose is a single-tower mixed-use development complex with 88 apartment units (3100 – 4200 SFT). Apartments are available in 3BHK and 4BHK configurations. The first two levels of the tower are meant to house commercial facilities such as food courts, shopping outlets, and a level dedicated to office spaces. Residents have access to a variety of amenities such as a private pool, landscaped terrace areas in the tower, a jogging track, tennis court, squash court, gym and spa. Exclusivity is the keyword at Miraya Rose, with a special focus on attention to detail and aesthetics. The project was launched in January 2013, and handover is expected by December 2017*.

On entering the model 4BHK apartment at Miraya Rose, we were greeted by an expansive living room opening out to a spacious balcony. The living room connected to a large open kitchen with an attached utility area. The rooms were arranged around the central living space, each with an attached bathroom. Interestingly, each bedroom in the apartment also opens out into a balcony (two rooms share a connected balcony). This access to an open balcony space from each room added to the spacious feel of the apartment.

At a cost of INR 10,000+ * per SFT, apartments at Miraya Rose start at a price of INR 3Cr+* for the basic unit. Apartments are available in either 3BHK or 4BHK configurations in the 3100-4200 SFT area range. Every apartment comes with a maid’s room with an attached bathroom (in addition to the main rooms), and an extra common bathroom as well. This effectively means that a 4BHK unit is designed to accommodate 4 main bedrooms with attached bathrooms, a maid’s room with and an attached bathroom, and an additional common bathroom (i.e a total of 5 rooms and 6 bathrooms). All apartments come with a central air-conditioning system, wooden flooring in the master bedrooms, and premium bathroom fixtures.
