Perungudi and Thoraipakkam-sister neighbourhoods in the heart of the IT corridor

The OMR is a stretch of road connecting Madhya Kailash in South Chennai to Mahabalipuram. The first phase or the IT corridor runs for 20 kilometres connecting Madhya Kailash and Siruseri. While the areas closer to Siruseri mostly serve the crowd from the IT sector, the areas closer to Madhya Kailash have become an emerging residential locality for investors in general due to the convenient distances to Adayar and other older parts of the city. Two of the best equipped areas are Perungudi and Thoraipakkam, separated by the Perungudi toll gate, with Perungudi before the toll and Thoraipakkam after.

Being a resident of Perungudi myself, I have seen how the area has come up over the past eight years. The initial couple of years were difficult, after having lived in a well-established residential area like Besant Nagar, Perungudi seemed like a village. We made bi-weekly trips to Adyar for all our provisions and entertainment, constantly complaining about the lack of facilities in Perungudi. Somewhere along the way however, it all changed. The area came up slowly at first, and then suddenly, there was everything. From grocery stores to high-end gyms to clothes stores-Perungudi has it all.  Our bi-weekly trips became weekly, and in the past two years or so have been only to go visit friends or to go somewhere specific.

Then there is Thoraipakkam. A sort of sister neighbourhood, Thoraipakkam is connected better to Pallikaranai and Velachery the way Perungudi is to Adayar. Between the two localities, a resident has easy access to most of the localities in Chennai. The two areas supplement each other, ensuring that between them they cover all the facilities that a family might need.

Ease of access: Perungudi and Thoraipakkam are served primarily by the OMR, which makes getting to either the city or to the IT companies further down the OMR less than a half hour journey. The Taramani and Perungudi MRTS stations serve both the Perungudi and Thoraipakkam areas. Several bus stops are located on the OMR with frequent AC Volvo buses to every part of the city. The Small Bus service also helps commuters reach the interior areas. The airport is much more easily accessible via the 200 feet road making the travel time less than half an hour, adding an extra 10 minutes from Perungudi.

Education: There are three major schools in the area-all small but offering quality education- Abacus Montessori School, Sishya School and APL Global School, all within 3 kilomtres. The educational institutions in Adyar and Velachery are also easily accessible to residents of Perungudi and Thoraipakkam.

Healthcare: The Apollo Hospital in Perungudi and the Kamakshi Hospital in Pallikaranai serve Perungudi and Thoraipakkam respectively with quality healthcare offered to its’ patients.

Fitness: An array of swanky gyms have opened up in Perungudi, making fitness a much more pleasurable experience. The Quad offers alternative fitness methods, while Slam gym and Flux Fitness are high class gyms that anyone would love to work out at.

Groceries and supplies: With two branches of Nilgiris between Perungudi and Thoraipakkam, and a host of other convenience stores located in and around, one does not have to go more than a kilometre for all their needs. Electronics stores are also located around the area, with Poorvika for mobiles, and other showrooms for electronic items. There are also service stations for Hyundai, Honda and Ford located in Perungudi making life easier with additional pick-up services.

Workplaces: Being the IT corridor, the areas in and around the OMR host a multitude of IT parks. RMZ Millenia, SP infocity and Prince IT park are a few that are located in Perungudi. Cognizant has an office in Perungudi as well. Thoraipakkam is home to the Chennai One IT park. These few in themselves are enough to account for over half the population that has moved in to this area in the past five years.

Keeping these factors in mind, I would advocate for this area. The interiors of Perungudi and Thoraipakkam, while they may seem village-like, have an aura of peace and calm far away from the traffic of the city. While the areas closer to Siruseri can be a little inaccessible to the city, Perungudi and Thoraipakkam have the advantage of striking that important balance between the distance to the city and the distance to the workplace. With prominent builders like Plaza, BBCL and Akshaya Homes having holdings here, one need not be worried about the quality of the home they are investing in. If you are looking to invest, here are some approximate prices of apartments in the area:

BBCL Nakshatra: With 1, 2 and 3 bhk apartments, Nakshatra is conveniently located on the Corporation road in Perungudi. The prices range from around 45 lakhs for 1bhk, 69-71 lakhs for 2bhk and 99lakhs to 1.07 cr for a 3bhk.

Plaza Green Acres: A well-established apartment in Perungudi, the rent for Green Acres starts at 16 thousand rupees for 2bhk and 25 thousand rupees for the 3bhk.

Radiance Mandarin: The upcoming project has 1, 2, 3 and 4 bhk apartments in the price range of 44 lakhs to 1.71 crores.

Amara Akasha: A high rise tower of luxury apartments, the sizes for 3bhk start at 2456 sq.ft and 4bhk at 4259 sq.ft. The prices for the same range from 2.45-4.39 crores.

Godrej Azure – The Specifics

The development of the OMR as the IT hub of Chennai has seen a slew of modern apartment complexes rising on this road. From a reputed builder like Godrej Properties, Azure is one of the apartments that has come up around the SIPCOT IT Park at Siruseri. In an area where apartment complexes are a dime a dozen, Godrej Azure is likely to gain traction with investors because of the reliability of the brand and the quality of the construction.

Connectivity to and from Godrej Azure

The OMR is very well connected by bus, with the option of AC Volvo buses to the city also appearing every half hour. The closest MRTS station is at Taramani-35 minutes (19 km) away. The Chennai International Airport is an hour away, via the GST Road. Chennai Central Railway Station is located 33 kilometers away.


Perhaps the best part about this location is the proximity to the ECR. This opens up a plethora of activities to make the weekends something to really look forward to. Dakshina Chitra is a one of a kind experience for anyone, and from personal experience I can say that it was some of the best experiences I had as a child. Theme parks like MGM Dizee World and VGP are also located on the ECR. Multiplexes like Mayajaal and AGS Cinemas are located within half an hour of Godrej Azure. Getting away for the weekend is also made easier with Mahabalipuram being half an hour away and Puducherry being 2 hours away.

Godrej Azure: Lifestyle

The OMR has a variety of high end hotels like Novotel, IBIS, Holiday Inn, The Gateway, Asiana Hotel etc where one can go for weekend dinners and to unwind. Furthermore, the ECR is home to an abundance of resorts like the Taj Fisherman’s Cove, Intercontinental, and Radisson Temple Bay where one can get pampered after a long week of work. AKDR Golf Course and the Chennai Equitation Center, both located on the OMR within a half hour drive, offer alternative hobbies for children and adults alike.

While the distance from the city is considered a downside, in reality the drive to major landmarks like the Chennai Central Railway Station takes the same amount of time as within the city, without the traffic that comes with driving through the city. The nearest railway station is Avadi, at 15 kilometers away. The Koyambedu Railway Station is 16 kilometers away, and the Chennai International airport is 25 kilometers away.
