Ekta Parksville is a themed premium luxury project by Ekta Group in Virar. In the suburban area of Virar, where several big real estate players such as Rustomjee, HDIL, Sumit have flocked to develop residential complexes, there has been an increasing competition amongst themselves to tap in more buyers. Today, clubhouses, landscape parks and swimming pools are not enough to impress potential buyers. We are quite familiar with themed parties, themed parks- but a themed residential complex? This is a somewhat novel concept, being experimented on a small scale by Ekta World group of builders in the suburban area of Virar, with their upcoming township project Ekta Parksville. The Ekta group has been quite active in Mumbai, Pune, Nashik and Kolkata area with several projects, but this time they have forayed into Virar—which is becoming a much sought-after residential market in recent times. Virar is a well connected Mumbai suburb towards north which is witnessing heightened business activity.
Ekta Parksville: Sister branches
At Ekta Parksville, the wings are being divided into 4 different groups each tagged as a park- Central park(wings E,H), Lincoln park(wings D,A), Sentosa park(wings A,B,H,K) and Hyde park(wings A,D,J,K) which are then together woven into the Ekta Parksville complex. Each of these parks are sculpted with activities to adhere to different age groups. Hyde park for example caters to senior citizens and is exclusively designed for the elderly people of the complex to socialize. It comprises of senior citizens plaza, acupressure pathway and a herbal garden. The Central park is a landscape park for the kids having children play area equipped with many rides. Lincoln park is designed to serve as an entertainment park for all the youngsters and has a basketball court, cricket pitch and outdoor play area with play equipments whereas Sentosa park will be a park for all the middle-aged people. This park will have a barbeque counter, mound area, party lawn and an eating plaza. The jogging track and shrub bed area extends through all the four parks. At the central meeting point of all these parks, the swimming pools, clubhouse, health club, community hall and other common areas are located.
Coming to the point, Ekta Parksville is a 15 storey high rise residential complex located next to the Global City township project by Rustomjee and Evershine builders. It is about 2 kilometers away from Virar railway station and is situated amidst several well planned residential complexes. Ekta Parksville will have 1,2,3 BHKs in two different variants each – Classic and Platinum. Internal amenities provided are in plenty-inverter, geyser, water purifier, modular kitchen as well as premium sanitary fittings. This complex will have ground plus podium level parking. One can avail a road or garden facing apartment without being charged more than the quoted rates on a first come first serve basis.
Ekta Parksville: Sentosa Park
Currently, the Sentosa park wings are made available on a ready to move basis. The rates being quoted are Rs 5,090 per sq. ft. for 1 BHK and Rs 4,890 for 2 BHK apartments. No additional floor rise charges are applicable till the 7th floor, after which there was an increase at the rate of 25 rupees per floor. A 1 BHK of 613 sq. ft. and 663 sq. ft. area costs 37 and 39 lacs respectively whereas a 2 BHK of 871 sq. ft. and 960 sq. ft. area costs Rs. 50 and 54 lacs respectively while a 1330 sq. ft. are 3 BHK costs somewhere around Rs. 76 lacs wherein other charges(VAT, Service tax etc) are payable by the customers.
Looking from a customer’s point of view, Ekta Parksville is ideal if one is looking for an apartment in Virar. In contrast with the several avenues being developed under the global city township project, wherein a single clubhouse and commonly developed amenities are to be shared by about a dozen residential complexes, Ekta Parksville has setup all these amenities within its own complex, thereby limiting the crowd and increasing availability of these amenities. Moreover, being in close proximity with global city township one can also avail the global city amenities-at an additional cost though. Besides, several international schools, hospitals, shopping malls which have been proposed and some of which already been delivered are easily accessible. The roads and transportation infrastructure needs further improvement to allow comfortable lifestyle for residents.
Apart from Ekta Parksville, Ekta World group, is also associated with the Brooklyn Park project which happens to be in the vicinity of Ekta Parksville. The Brooklyn Park complex residents will enjoy all the above mentioned amenities of the Ekta Parksville project. Brooklyn Park is a community of 12 storey towers offering 1 and 2 BHK platinum apartments. The rates here are lower as compared to Ekta Parksville – 3999 rupees/sq. ft. and no floor rise charges uptill the 6th floor. Current completion status is somewhere between 67-97%. It is expected to be ready for possession on or before December 2016. 1 BHKs are available in area sizes of 648, 657 and 666 sq ft and cost anywhere between 30 to 32 lacs.2 BHKs of sizes 905, 957 and 964 sq ft range from 43 to 45 lacs. This park has been distinguished from the other four parks, in the sense that, it caters to the environment friendly amenities needed by these complexes. Brooklyn Park have a rain-water harvesting system, vermicompost pit, and a sewage treatment plant.
