Ekta Parksville – Modern Living At Virar

Ekta Parksville is a themed premium luxury project by Ekta Group in Virar. In the suburban area of Virar, where several big real estate players such as Rustomjee, HDIL, Sumit have flocked to develop residential complexes, there has been an increasing competition amongst themselves to tap in more buyers. Today, clubhouses, landscape parks and swimming pools are not enough to impress potential buyers. The target clientele for the developers in Virar area is the well-travelled Mumbai crowd wanting to avail cheaper yet quality homes that will provide them a distinguished social status. To adhere to the needs of such client base, developers are now trying to come up with unique innovative residences. One of the new marketing mantra that the developers have been trying to catch the attention of home buyers is theme based residential complexes.

We are quite familiar with themed parties, themed parks- but a themed residential complex? This is a somewhat novel concept, being experimented on a small scale by Ekta World group of builders in the suburban area of Virar, with their upcoming township project Ekta Parksville. The Ekta group has been quite active in Mumbai, Pune, Nashik and Kolkata area with several projects, but this time they have forayed into Virar—which is becoming a much sought-after residential market in recent times. Virar is a well connected Mumbai suburb towards north which is witnessing heightened business activity.

At Ekta Parksville, the wings are being divided into 4 different groups each tagged as a park- Central park(wings E,H), Lincoln park(wings D,A), Sentosa park(wings A,B,H,K) and Hyde park(wings A,D,J,K) which are then together woven into the Ekta Parksville complex. Each of these parks are sculpted with activities to adhere to different age groups. Hyde park for example caters to senior citizens and is exclusively designed for the elderly people of the complex to socialize. It comprises of senior citizens plaza, acupressure pathway and a herbal garden. The Central park is a landscape park for the kids having children play area equipped with many rides. Lincoln park is designed to serve as an entertainment park for all the youngsters and has a basketball court, cricket pitch and outdoor play area with play equipments whereas Sentosa park will be a park for all the middle-aged people. This park will have a barbeque counter, mound area, party lawn and an eating plaza. The jogging track and shrub bed area extends through all the four parks. At the central meeting point of all these parks, the swimming pools, clubhouse, health club, community hall and other common areas are located.

Coming to the point, Ekta Parksville is a 15 storey high rise residential complex located next to the Global City township project by Rustomjee and Evershine builders. It is about 2 kilometers away from Virar railway station and is situated amidst several well planned residential complexes.  Ekta Parksville will have 1,2,3 BHKs in two different variants each – Classic and Platinum. Internal amenities provided are in plenty-inverter, geyser, water purifier, modular kitchen as well as premium sanitary fittings. This complex will have ground plus podium level parking. One can avail a road or garden facing apartment without being charged more than the quoted rates on a first come first serve basis.

Ekta Parksville: Sentosa Park

Currently, the Sentosa park wings are made available on a ready to move basis. The rates being quoted are Rs 5,090 per sq. ft. for 1 BHK and Rs 4,890 for 2 BHK apartments. No additional floor rise charges are applicable till the 7th floor, after which there was an increase at the rate of 25 rupees per floor. A 1 BHK of 613 sq. ft. and 663 sq. ft. area costs 37 and 39 lacs respectively whereas a 2 BHK of 871 sq. ft. and 960 sq. ft. area costs Rs. 50 and 54 lacs respectively while a 1330 sq. ft. are 3 BHK costs somewhere around Rs. 76 lacs wherein other charges(VAT, Service tax etc) are payable by the customers.

Review

Looking from a customer’s point of view, Ekta Parksville is ideal if one is looking for an apartment in Virar. In contrast with the several avenues being developed under the global city township project, wherein a single clubhouse and commonly developed amenities are to be shared by about a dozen residential complexes, Ekta Parksville has setup all these amenities within its own complex, thereby limiting the crowd and increasing availability of these amenities. Moreover, being in close proximity with global city township one can also avail the global city amenities-at an additional cost though. Besides,  several international schools, hospitals, shopping malls which have been proposed and some of which already been delivered are easily accessible. The roads and transportation infrastructure needs further improvement to allow comfortable lifestyle for residents.

Apart from Ekta Parksville, Ekta World group, is also associated with the Brooklyn Park project which happens to be in the vicinity of Ekta Parksville. The Brooklyn Park complex residents will enjoy all the above mentioned amenities of the Ekta Parksville project. Brooklyn Park is a community of 12 storey towers offering     1 and 2 BHK platinum apartments.  The rates here are lower as compared to Ekta Parksville – 3999 rupees/sq. ft. and no floor rise charges uptill the  6th floor. Current completion status is somewhere between 67-97%. It is expected to be ready for possession on or before December 2016. 1 BHKs are available in area sizes of 648, 657 and 666 sq ft and cost anywhere between 30 to 32 lacs.2 BHKs of sizes 905, 957 and 964 sq ft range from 43 to 45 lacs. This park has been distinguished from the other four parks, in the sense that, it caters to the environment friendly amenities needed by these complexes. Brooklyn Park have a rain-water harvesting system, vermicompost pit, and a sewage treatment plant.

A 60-70 minutes  commute away from Mumbai’s office hubs – prices here drop to about 10% of those in Bandra, an upmarket suburb . The property rates here are anywhere between Rs. 4,000-6,000 per square ft. Commercial spaces are available between Rs. 6,000 to 7,000 per square ft. here. Major realty firms such as HDIL, Ekta World, Rustomjee, VIVA and Swastik group have flocked to Virar and are focusing on residential complexes. A 1 BHK with an average area of 550 sq. ft. will cost about Rs. 25 to 30 lakhs while a 2 BHK with a 1,000 sq. ft. area costs about Rs. 40 to 45 lakh. Luxurious 3 BHKs and larger 1, 2 BHKs are also available in some of these complexes.

Infrastructure:

Ever since the establishment of Vasai-Virar Municipal Corporation in May 2009, the city has seen a lot of infrastructural developments. Many skywalks for pedestrians have been constructed in recent times. The region has a well grown network of VVMT bus service for local commute. Though metered autos aren’t available, shared autos are in plenty. Train transportation is very convenient with local trains plying between Virar and Churchgate every 10-15 minutes. The projects which are currently in progress on the three rivers flowing around Virar -Tansa, Vaitarna and Surya -will solve all the water woes of this city. Issues regarding piped gas line and zero load shedding are a matter of prime focus for VVMC and are expected to be sorted soon. There are 7 junior colleges and 20 senior colleges- offering all sorts of courses from graduation to post graduation. There are 6 government run hospitals and several private hospitals. Many schools of state board as well as central board alongwith a few international schools are currently operating in this area. Several brands like Adidas have set up their outlets here and apart from the existing small scale malls and shopping complexes, 3 large scale malls have been proposed by the VIVA Group. There are about 8 multiplex theatres in existence currently.

Employment:

In the near future, it is expected that many corporate houses might make a move to Vasai-Virar areas in search of larger office spaces. In the eastern part of Virar, the huge industrial land of about 500 hectares provides several employment opportunities.  Vasai–Virar region offers a lot of scope for retail business. Moreover there are many small scale manufacturing industries currently operating around Vasai East. Also, there have been news of the 1500 acres salt pan in this area being handed over to the MMRDA for the development of a business hub on the lines of Bandra Kurla Complex (BKC) here. KPOs, BPOs, IT and ITES hubs will be encouraged-thereby boosting employment opportunities.

Local attractions:

Tourism has been good here. The city boasts of two famous forts – the Vasai Fort and the Arnala sea fort. Vjareshwari temple-famous for the hot water springs, the Buddhist stupa, Jivdani temple, Jain temple, the Holy spirit church and St James church which date back to Portugese times (about 500 years ago) are some of the major attractions. Also the famous Arnala, Rajodi, Suruchi beaches with over a dozen resorts are within a 6 km radius of the Vasai-Virar sub region. The annual Vasai Virar Mayors Marathon witnesses the presence of famous celebrities such as Sachin Tendulkar. Besides, by the virtue of its large open areas and it being a coastal area as well as a hilly terrain, it has become a famous destination for aviation sports like paragliding training, hill flying etc.

Rustomjee’s Global City is an expansive premium luxury project in Virar. With the development of Global City, Virar is no more just a suburb to Mumbai. Recently i visited their site just to have a quick look of its current status.

The other day when I visited my hometown in Virar for Christmas, my cousins decided we would go on a bicycle ride to the khar (barren lands) beyond Narangi bypass road to enjoy the scenic charm far away from the hustle and bustle of Mumbai city. As kids it used to be our favorite pastime and hangout destination. To my surprise there was no khar but an entire fancy township — at par with Hiranandani – Powai or Lokhandwala – Andheri that had come up in its place. The last time I was there was about 5 years ago and all it looked like a countryside! But with these sudden changes that I could see all around, a million questions ran across my mind within a fraction of seconds. All of them boiled down to a simple logical question. Why would anyone want to shift base to Virar, given that it’s pretty far away from Mumbai’s island city and takes a journey of a over an hour if one travels from Churchgate, the junction on the Western suburban local of Mumbai.

The reasons looked obvious. Increasing real estate prices in and around Mumbai has encouraged an influx of population to this region, far out on the North Western boundaries of the city. Moreover, there has been a major efflux of corporate offices from townside to the Western suburbs of Andheri and Malad thus making the nearby areas of Vasai-Virar turn into attractive destinations for affordable housing along this belt. A little bit of research revealed a lot more highlights about the strategic location of Virar. It is at the threshold of the Mumbai Metropolitan Region. The Mumbai-Ahmedabad highway and the Konkan line all pass through Virar. It is also expected to be a station for the proposed Bandra-Versova coastal corridor extension. In recent times there has been quadrupling of railway lines between Virar and Borivali. 101 new train services from Virar have been brought into effect. Once the Rs 10,000 crore Mumbai-Alibaug corridor project-much of which is already ready-takes shape, Virar will become a central hub-the major reason being connectivity with a well-knit infrastructure of roads, trains and highways.

Without an iota of doubt it can be said that Virar has tremendous potential for growth and hence got special focus by government which in turn has provided for abundant infrastructural development thereby changing the perception of Virar from a once less accessible far flung suburb to being poised to be the second largest SEZ around Mumbai and a future Bandra Kurla Complex. Rs 957 crores have been sanctioned for additional water supply and the work of Surya river water project is in full swing. All this infrastructural aid from the Government has proved to be an incentive for major real estate giants like HDIL, Rustomjee, Ekta world to flock to this far off suburb and between them they have developed over 20 million sq. ft. area in this region in recent times.

Global City is here!

Rustomjee’s Global city is one such humongous project transforming Virar from being a satellite city to a metropolitan city in the coming years. Global City, a joint venture of Rustomjee and Evershine builders, has been awarded by CNBC AWAAZ REAL ESTATE AWARD 2013 as “Best 100% complete residential project in affordable segment in Mumbai city”. The project was selected from among 8,000 projects in 12 cities.

Global city spans 217 acres with well planned infrastructure comprising of 75 feet wide and spacious roads, underground drainage system, dedicated sewage treatment plants and setups for rainwater harvesting. Further plans include shopping malls and education institutions. About 15,000 homes are likely to be constructed here over time. Currently 141 buildings have been completed and these have been handed over. 4,500 flats have been offered possession of which close to 2,500 are now occupied. Amongst the various recreational activities there is a 12 acre amusement park, ‘Yazoo Park’, which is operational. The ‘Rustomjee International school’ is operational and 2 more schools and a hospital are expected to come up soon. There is a proposed 1.5 lakh sq. ft. of grand clubhouse -one of the biggest in MMRDA-of which 1 lakh sq. ft. work is completed and termed as Club One. It boasts of 19 activities, 2 restaurants, 5 banquet halls with a capacity of holding upto 2,000 people at a time.

In a world where expenses put an enormous strain on our budgets Global City-Virar is a living haven that offers relatively lower cost  housing. An apartment of 900 to 1,000 sq. ft. built up area costs anywhere between Rs. 45 lac to 55 lacs which is-about half that of an apartment at Borivali with the same area.  Global City is just  2 km from Virar railway station. There are several shared autos that ply frequently to Virar railway station from here. Additionally the Global City bus service by a private operator is also made available with a bus traversing the area every 20 minutes starting at 5 am in the morning to 1 am at night. The VVMC bus service is expected to cater to residents of Global City in near future. To address the issue of power cuts, the sales manager explained that they had taken direct power supply from MEDC and a direct lease line from MSDCL.
