The first is the amenities provided which are the first things you’ll see at the project. Within these, sport facilities include a pool, health facility with steam, gymnasium, indoor games, squash court, basketball court, billiards, card room, table tennis and jogging track. Further health amenities include a walking track.

The second include special features such as a sauna and jacuzzi, kids pool, open theatre, multipurpose halls, children’s play area and sand pit. Safety and security features include fire detection systems on all floors, fire fighting system on all floors, reticulated gas pipe system, 24/7 security, fire alarm and water sprinkling in all homes. Video door phone further adds to this sense of security.

The third includes eco-friendly measures such as a water treatment plant, sewage treatment plant, hydro-pneumatic pumping system and a rainwater harvesting system. The project also has 70% open space.

The fourth is the specifications within the homes. The ready-to-move in project is spread across 1.7 acres of land and offers 119 units of spacious 3 BHK apartments across 3 towers (namely A, B and C). The first block is called ‘Sparrow’, the second ‘Falcon’ and the third ‘Mynah’. All three towers are interconnected and the building structure is ground floor + 12 floors.  Amenities at the project have been designed such that the homes themselves have more space. But these weren’t the only things we noticed at the project. Here’s all that we jotted down during our visit.

The first is the outdoor amenities. These include children’s play area, a seating avenue, a meditation zone, a seating avenue, a senior citizens’ deck, landscaped walkways, surface parking, a pavillion, jogging track, perimeter planting and other planting spaces.

The second is the indoor amenities. These include a club-house, a swimming pool on the first floor, a rooftop garden, squash court, table tennis room, snooker room, recreation room, gymnasium and a multipurpose hall.

The third is the basic specifications of the place, which includes an RCC cement structure with concrete cement blocks, vitrified floor tiling in the lift lobby, corridors, foyer, living, dining, bedroom, kitchen while the balcony and utility have anti-skid ceramic tiles. The main door has melamine teakwood frames, while internal doors are made of salwood frames. Windows have been provided with a mosquito mesh. The toilets have a European water closet, granite counter-top washbasin, health faucets, chromium plated fittings. Electrical provisions for all appliances have been made.

The fourth includes special provisions such as an intercom facility with local and ISD incoming and outgoing call facility. The intercom facility is set to connect homes to the security room, club house and other apartments. An exclusive cable network (DTH) system where one centralised control room with an  operator will allow residents to access cable.  Standby generators for lifts are also provided along with a power back up.

The fifth includes security features like 24/7 security, a security room and trained security personnel and additional features like fire resistant electrical wires and earth leakage circuit breaker for each home. Each home has a power back up of 3 KVA.

This includes imported marble flooring in the living, dining, staircase and lobby area; anti-skid porcelain tiles and wall-mounted European water closet in the toilets; ceramic dadoing tiles and hot and cold wall mixer in the kitchen; glass railing with top rail in the deck; along with teak wood door frames, along with mosquito meshes to name a few. The third is the security that’s been provided. This includes CCTV cameras at entry point and exit points in high traffic areas and 24/7 security.
