How about having an apartment right in the lap of an IT park? Located at the centre of Electronic City and sharing the neighbourhood with Wipro Corporate Office, stands a majestic housing project – Shriram Signiaa.

Location & Connectivity

When I planned to visit the project, it took me no more than half an hour from Silk Board to reach the location by bus. Infosys is just a kilometre away from the location and Wipro is just in the neighbourhood.

On one side of the Neeladri road stand the buildings of Wipro and just on the other side, we have Shriram Signiaa. One can reach Schneider, Siemens, Wipro, Infosys, HP and HCL just by walk.

I am sure you will believe that the presence of these many companies will make the location of Shriram Signiaa look prime.

Shriram Signiaa: Master Plan & Specifications

The towers have 13 floors and is spread over 4.3 acres of land. The entire project is divided into two blocks, viz. Block 1 and Block 2. A total of 348 flats make up these towers. The entrance of the project is right on Neeladri Road, making it quite easily accessible from the IT Park. On entering the premises, I found the towers comfortably snuggled inside a huge tract of land. There is a lot of space surrounding the project where parks are planned for fun and leisure.


The housing project has 3BHK flats and Duplex homes. INR 5,200/- per sq.ft. is the price of the homes. The 3BHK flats are of 1575sq.ft and cost around 98 lacs, whereas duplex homes are of 3,550 sq. ft. and are available for 2 crores. INR 100/- per sq. ft. will be charged extra floor wise. However, 2BHK flats and 1BHK flats are already sold out.

The project promises world class amenities like a fully-equipped clubhouse, a fully functional library and facilities for billiards fans. A crèche is included in the list of amenities. I was pleased to find construction of table tennis court in progress and an indoor badminton court in the pipeline. Community halls, steam and sauna facilities and gym along with meditation room will keep you fit and healthy.

A basketball court and swimming pool is going to be available like every other project. I could see the construction going on in full wing for a maze garden and an open amphitheatre. Jogging tracks and a landscaped garden are also under development.

What I found impressive in the project is the superior quality of vitrified flooring in foyer, kitchen and living room. The bedroom has laminated wooden flooring.

The floor plan includes an open kitchen with a granite platform and a breakfast counter. Only the 3BHK and duplex have double bowl sink. The provision of video door phone for security of residents impressed me. I loved the main doors made of teakwood frame with BST shutters.

Social Infrastructure

Shopping Centers & Restaurants

If I have to tell about the facilities in the neighbourhood, then I would say it is one of the best we can get in Electronic City. Just at a walking distance, I found various restaurants and eating joints. Being a township, Electronic City is regularly maintained by ELCIA and their efforts showed in the clean and well-maintained roads. From Biriyani Zone to Moriz, food lovers will not face any problem. Moreover, Fab India also has an outlet just at a walking distance from Shriram Signiaa.

The markets of Ajmera Avenue comprise of florist shops, eating hubs and hair dressing centres, which were just 3 minutes walk for me. Barbecue Nation is also in the vicinity. For party-lovers, this place is a heaven.


Many other housing projects by Concorde group, Ajmera group and Eco-space are also existing there. The neighbourhood is quite posh and three supermarkets in the vicinity can take care of all our daily needs. While Four Points is just a minute’s walk from the housing project, Village Hypermarket is reachable at a walking distance. Various outlets like Good Food and Sanjeevani are also around the corner.

Schools & Colleges

Euro Kids have also opened a centre at the location and Symbiosis Institute of Business Management is just 10 minutes drive from the project location. PES Azim Premji University is also about 20 minutes drive from the place. I could also reach International Institute of Information Technology Bangalore in also 3 minutes, driving a car from the location.

However, I was a bit disappointed with the medical facilities in the vicinity. Although we have a lot of medical centres, chemist shops and Dr. Lal Pathology centre in the vicinity, yet hospitals are not in the vicinity.

The nearest centre that I found to be helpful for medical emergency, i.e. Narayana Hrudalaya, is 20 minutes drive from the location. Apart from this, everything else looks to be well in place around this project.

Quality and luxury are always the trademarks of high-end living. And when it comes to a city like Bangalore, high-end living just stops at being the best. This Saturday, I made a visit to an upcoming residential project at Singasandra area of south Bangalore that is being constructed by one of the most renowned builders of the region, for whom quality has always been a hallmark. Right at the bus stop of Singasandra in south Bangalore, there stands a magnificent tower under construction, which boldly displays a banner on its front saying “Sumadhura Essenza”. This is a new project of Sumadhura Infracon Pvt. Ltd. in South Bangalore.

Reaching the place was not an issue for me at all. To reach the location, I boarded a BMTC bus from Silk Board and was able to reach the location in 20 minutes. Although I found that almost all the buses from Silk Board ply to Singasandra, the traffic conditions can make the time required to reach the place, variable.

In the lap of the IT sector

What I found even more impressive is the fact that the place has good connectivity with Electronic City, the place where we have an IT park with the campuses of Wipro, Infosys, Schneider, Siemens, HCL, HP and many other companies. Wipro Corporate Office is just 7.4 km away, while TCS is only 4 km away. Infosys and Siemens are even closer, just 3km away and Bosch is merely 2.1 km far from the location.

Talk of amenities and Sumadhura Esenza will hand you over a long list. The project is located in a prime location as it is close to schools, hospitals and malls. Oxford Institutions, Vibgyor High School and Cambridge Public School are quite close. Aziz Premji University is just a matter of 2.3 km drive from the location. Shopping lovers will also not be disappointed as ‘Metro Cash and Carry’ is only 1 km away from Sumadhura Essenza. To reach Total Mall, you need to drive just 7.5 kms and a 8.7 km drive will take you to Forum Mall, which is one of the most frequented places in Bangalore. Need groceries and items of daily use on discount? No worries! D-Mart is just 4km away which takes care of all the daily needs and utilities.

I was pleased to find that Sumadhura Essenza is just 4 km away from Narayana Health Hospital and Blossom Hospital is mere 350 meters away from the location.

Singasandra also has a well-established market just on the opposite side of the road, where one can feel satiated with the food in the hotels and can also find grocery shops, stationery shops and markets for daily care, like hair dressers, chemists etc.

Being right on the roadside, Sumadhura Essenza is quite easily accessible and it is not an ordeal to locate the sales office inside. The project has 138 flats spread over 1.5 acres of land. There are 1 BHK, 2BHK and 3BHK flats spread across the 14 floors.

The project is divided into 3 blocks, viz. Block A, B and C. Block A has 1BHK flats of 730sq ft area, 2BHK flat of 1275sq ft and 3BHK flat of 1580sq ft. The prices are INR 41,55,102/-, INR 69,78,852/- and 84,85,563/- respectively.

Block B is a little larger and has only 2BHK flats of 1275 sq. ft, 1245 sq. ft and 1340 sq. ft. The prices are INR 69,31,692/-, INR 69,78,852/- and INR 72,62,844/- respectively.

High-end living requires a little higher investment as you climb up towards the sky. The floor rise charges are INR 25 per sq.ft for 5th and 6th floor, INR 50 per sq.ft for 7th and 8th floor, INR 75 per sq.ft for 9th and 10th floor. If you want to live higher, then you will have to shell out INR 100 per sq.ft for 11th and 12th floor and INR 125 per sq.ft. for 13th and 14th floor. This is a typical box pricing concept.

The USP of the project is its terrace floor plan. I was amazed to see that Sumadhura has planned a multipurpose hall, a plaza and kids pool along with a main Infinity pool at the terrace. Gymnasium, yoga rooms, gym and indoor game facilities are also provided at the rooftop. Moreover, I found that that the ground floor and the 1st floor has been dedicated to shopping complex area, which is unique to this development.

Seamless living

When it comes to Essenza, no obstruction to life is allowed. The project also has 100% power backup for lifts, pumps and lighting in common areas. The sample room that I visited had laminated wooden flooring for master bedroom and vitrified tiles for other rooms. On the front of sustainability, the project has rainwater harvesting system for borewell recharge, water softening and RO plants and solar powered lighting for open areas outside.

Well, what amazed me the most was the fact that the project clearly lists out the statutory approvals it has got from various issuing authorities, which is a piece of information many developers don’t provide that easily. With the upcoming Real Estate Regulations and Development Act, 2016 these disclosures will become mandatory, however Sumadhura is already practicing it.

The southern part of Bangalore is no more a sister part of the main city. With eminent builders entering into the foray and erecting concrete giants, I can certainly say that south Bangalore is on the cusp of being one of the best residential areas in the city for real estate. As I got down at the Kudlu Gate in Bangalore South, I was astounded by the high-rise apartments that are witnessing their genesis right now. Just a minute walk from the main road at Kudlu Gate – one of the busiest places in South Bangalore, took me to Salarpuria Sattva Cadenza, a project spread over 6 acre of land.

I reached at Kudlu Gate from Electronics City. It took me just 10 minutes to reach the place in the presence of moderate traffic. The locality is one of the prime locations of Bangalore South. It is just a 15 minute drive to Silk Board. BMTC promises good connectivity to Kudlu Gate and it is unlikely one will ever face any problem in connectivity to Electronics City, thanks to the innumerable buses that serve this vast IT Park of Bangalore where companies like Wipro, Siemens, Schneider, OnMobi, CGI and not to forget, the world headquarters of Infosys are located.

When I reached at the location of the apartments, I was welcomed by the security team which showed me the way to the office of the marketing team. The marketing team sits in a different building, at a distance from the project under construction. Therefore, currently there is a separate entrance to meet the marketing and sales team and a different one to visit the project location.

The bus stop of Kudlu Gate is just a minute’s walk from the apartments. There are enough buses to pick you up and take to airport and city bus stand. All the basic amenities can also be found near the place and there are more than enough markets to fulfil our needs. I could see stationery shops, medical stores, grocery stores, confectionery shops and even boutiques in the market. The apartments are also snuggled in a quiet vicinity of the busy Hosur Road.

A swimming pool and a sports arena is also under development in the project. The project features 1 BHK, 2 BHK, 2.5 BHK and 3 BHK apartments. The 2 BHK apartments come into two avatars – the first avatar is of 1183 square feet and the second one is of 1547 square feet. The project  has 513 apartments. 70% of the construction has been done and the management claims that possession is scheduled to start earliest by 2018.


The 1 BHK apartments are of 714 square feet and the 3 BHK apartments boast of an area of 1850 square feet. The 1 BH2>K apartments will give you the facility of 3’9” wide balcony. The bedroom is 10’0” wide and 12’0” long. Living and dining area is quite spacious.

However, the 2 BHK apartment promises the provision of 5’ wide balcony. One of the bedrooms is of 12’0” X 11’6” and the other one is of 11’0” X 12’0” dimensions. The plan also features two toilets.

The 3 BHK apartment welcomes you with one bedroom of dimensions 12’0” X 14’3”, whereas the second one is of 12’0” X 16’0” dimensions while the third is of 12’0” X 14’9”. Three toilets have been shown in the floor plan.

For students, the apartments will be good. It is close to Christ University and Symbiosis Institute of Business Management (SIBM). PES Institute is 10 minutes drive from the location. The hospitals are nearby and NIMHANS – a famous hospital in Bangalore is just 30 minutes away too.

I caught a bus from Silk Board to reach Electronic City and from there, another bus took me to the location. It was a straight ride from Silk Board till Electronics City, devoid of any turns or deviations. It took me hardly 30 minutes to cover the 13 kms from Silk Board to arrive at the entrance gates of the project. Those who want to save time need not be disappointed. Boarding a bus that plies on the flyover takes merely 10 minutes to cover the distance. As I entered the campus of Concorde Cuppertino, I was welcomed by an array of villas on both sides of a well-constructed road. The project is spread over 13 acres of land space and comprises of 182 independent villas. Right at the entrance, one can clearly see the park at the far end and the entire surroundings give an impression of openness.

Specifications: Price, Unit Size

Each and every villa in the project is a G+2 structure which are all vastu compliant. The floor plans range between 2,008 sq ft. to 3,800 sq ft. The prices of these start from Rs 1.75 crore onwards.

The project has 3BHK and 4BHK villas. Wipro Technologies is just in the neighbourhood as the Neeladri Road runs between the campus of Wipro and the campus of Concorde Cuppertino. Reaching the companies such as Infosys, Siemens, HCL and HP is just a matter of 5 minute walk from the location. Schneider is also round the corner.

Talk of education facilities and Concorde Cuppertino boasts of its proximity to International Institute of Information Technology- Bangalore, Xavier Institute of Management Education and Symbiosis Institute of Business Management. For employees of TCS, Tech Mahindra or C-DoT, the offices are just a matter of 2 kms.

The housing project also promises of community amenities like a garden, 24 hours power backup, all round security, cafeteria and a community hall. I personally found the security team to be quite cooperative. Yoga room, jogging track and an amphitheatre are upcoming amenities in the complex. Being close to nature is not a big deal here. The villas have small garden area in the front. The parking space is enough for a sedan.

I found the area around the campus to be quite green and clean. Most of the homes here have already been occupied. The park in the complex has been well maintained and I could see people enjoying at there during their recreation time.

There are a total of 6 parks for the leisure of your kids. Terrace garden facilities are available and provision of hydraulic lifts for all villas is something that sets this project apart from many others. Underground drainage system along with sewage treatment plants is included in the community amenities too.

A good location is one which not only takes care of your daily needs but also of your health in the long run. Medical facilities are well within reach as well. I could find Narayana Hrudalaya health centre, Dr. Lal Path Labs and many chemist shops at a distance. The nearest hospital i.e. Narayana Hrudalaya is about 15 minutes drive from the place.

Project status

However, most of the villas have been booked. Very few villas are available with the developer. The developer started giving out possession in 2015 and hence, it can be an apt time to buy property here as the neighbourhood has already begun forming.

Overview of the location of Concorde Cuppertino


Neeladri Nagar is still developing and many more amenities are set to show up in the area. It is still in the limits of Doddathoguru Panchayat and is outside the industrial township boundary. This region of Bangalore is still awaiting BBMP inclusion to avail waters from Cauvery. However, none of these deter professionals to seek a property here, making it quite sought after area for residence.

However, for party lovers, it is a paradise. Barbecue Nation, Moriz, Biriyani Zone and other eating joints are operating successfully near the location. Moreover, supermarkets near the project promise to take care of residents daily needs too.
