Dudhwala Proxima Residencies: Epicentre of Luxury

Dudhwala Proxima Residencies (source: proptiger.com)

One of the major advantages of owning a property in Andheri is the proximity to almost everything one might dream of. This advantage is further extended when you look at the location of Dudhwala Proxima Residencies close to Marol Naka and Saki Naka Metro Stations. Dudhwala Group has built a reputation for itself in the widest range of real estate development since 1965 where they have completed residential, commercial, retail and hospitality projects with more than 2 million square feet of development in Mumbai. Their completed projects include Dudhwala Complex in Mumbai Central, Mega Mall in Jogeshwari, Patel Apartments in Andheri and Station Plaza in Bhandup. They have over 3 million square feet of ongoing development and looking at Dudhwala Proxima Residencies it looks like all these locations may be considered of prime importance. This project is registered under RERA and has the registration number P51800005153.

Proxima: Location and Connectivity

Proxima Residencies is situated in Andheri East. The project is fairly close to the industrial MIDC which is located roughly between Chakala and Marol. It overlooks the existing Metro line between Marol Naka and Saki Naka, hence it can be easily reached from both these locations at a mere stroll. The Andheri Kurla road below the metro line provides some much needed east-west connectivity, but the heavy traffic makes it an arduous task if one wishes to travel by road. The airport is at a maximum drive time of 15 minutes in peak congestion.

The Saki Vihar Road is nearby which connects to Powai and other northern and central suburbs of the city. The Western Express Highway is a ten minute drive from the premises. The Mumbai BEST bus transport is also readily available from right outside the complex. The only transport facility that is not very close to Proxima Residencies is the railway lines. In either direction, Andheri, Kurla and Ghatkopar are the major railway stations but it does require a fair amount of time to reach these moderately distant transport options.

Proxima: Features and Amenities

Once you enter the premises of Dudhwala Proxima Residencies, the first thing to notice is that it isn’t as noisy as one would expect being so close to the Andheri traffic. The project is built on a land parcel of 3.75 acres which includes one acre of social amenities for the residents. The entire complex consists of seven wings from A to G with a total of 305 apartments for sale on 13 habitable storeys. Parking spots are available on the ground and 3 basement levels.

The spacious clubhouse of 5000 square feet is a welcome addition to the project. Proxima has social amenities such as yoga room, aerobics room, gymnasium, outdoor cafe, juice bar, landscape garden, open badminton court and facilities for table tennis and carrom. Since the project is at a strategic location, there are a number of hotels, restaurants, lounges and eateries in the area mainly due to the proximity to the airport. The Phoenix Mall for shopping is at a distance of 3 kilometres from Proxima. In all, the great location makes sure that if one does not find something in the complex they would do so in the neighbourhood.

Proxima: Apartment Layout

Proxima Residencies has a total of 305 saleable apartments with 2 bedrooms and three bedrooms to choose from. Since the project has a sizeable number of units in seven wings, the layout in wings may differ. The wings A, C, D and G have 4 apartments per level with 2 apartments of 2 bedrooms and 2 apartments of 3 bedrooms whereas the F wing only has 2 apartments of 2 bedrooms per level. The wings B and E house three apartments per level with 2 apartments of 3 bedrooms and 1 apartment of 2 bedrooms. With a project of this magnitude, the carpet areas of different apartments also vary.

On the inside, the developers have finished the apartments with vitrified tiles. The kitchen area will have only the platform and sink as provided by the developer. They do not provide modular kitchen in the apartments. There will be provision for home automation as well. They have plans to start giving out possession to home buyers starting from April 2018 for wings A, B, C and D and for the remaining wings in February 2019. The prices quoted are per square foot of area. On the built up area they have a price tag of Rs. 14750 per square foot while on the carpet area they have set a price of Rs. 22000 per square foot.

The location of the project and the great connectivity on offer is the USP of the project. The infrastructure inside the campus is good for peaceful living with the amenities supplementing the residences. Proxima Residencies just like its name has every amenity and social feature available in close proximity. For house hunters in the area, Dudhwala Proxima Residencies is a great option to look into.

The public amenities and lifestyle options available in Juhu and the nearby localities ramp up the rates here. So if one is considering Juhu, Kalpataru Solitaire should be one of the properties one looks into simply because of the brand appeal and the type of premium project that Kalpataru is creating here. Kalpataru Solitaire is a rarity in today’s real estate scenario where quantity has taken prime emphasis but if one is looking for affluence, Kalpataru Solitaire would be a good choice.

Malad: Self-sufficient Suburban Biosphere

Malad is a fantastic residential market (source: wikipedia.org)

With the exponential rise in the costs for buying a house in Mumbai, most middle to lower class families prefer to literally go the ‘distance’ for real estate ownership. The major burgeoning of such growth is beyond the far north or north east of the city. But there is a hot spot for buying residential properties in the city which can still be considered affordable. Apart from that, ample growth opportunities for businesses and employment create a ripple effect for rising quality and quantity of the residential projects in the area.

Malad developed from being a town with no notable amenities in the early 1960’s to the major commercial and consequently residential outpost in Mumbai suburbs today. From a cluster of loosely clustered villages in the 19th century, today Malad has become one of Mumbai’s driving forces in business and subsequently luxury residential projects. What are the benefits of buying a residential property in Malad? Let’s find out.

Malad: Strategic Location

As far as the Western Railways is concerned, Malad is exactly in between the towns of Churchgate and Virar. The central location of Malad has the advantage of providing minimum commute in either direction. Being centrally located also has the advantage of being a locality of diverse cultures including the aristocratic people from the south and the less elite northern folk. In fact, there is a sizable population of fishermen who live in big communities in the western extreme of the suburb next to the sea shore.

Malad also happens to be the epicentre of small businesses and retailers. Mindspace in Malad is a 110 acre self-sufficient business district that is predominantly an IT park but with ample residential options as well. World renowned groups such as JP Morgan, Travelex, Bank of America and GAP have their offices here. Around 350,000 direct and indirect jobs were created in this area which again pulls employees to reside nearby which also contributes to the cultural wealth of the locality. Since Andheri is costlier, to up the profit margin, these businesses have set up shop in this neighbourhood. The upside from these businesses for the residents is that Malad has everything one might need for joyous lifestyle mainly abundant employment opportunities apart from trivial facilities like grocery stores, multiplexes, street markets and malls in great numbers at a slightly lower price.

Malad: Great Connectivity

As mentioned, Malad being centrally located has many advantages. One of them is the connectivity on offer. Arterial streets such as the SV Road near the railway station, the Western Express Highway and the New Link Road provide an easy travel with maximum traffic in the north-south direction along with local roads providing travel options within the locality. The Malad Railway Station gives easy access to Mumbai Local Trains with a good number of trains skipping stations for a faster transport towards Churchgate once they reach Andheri. Many long distance trains to different parts of the country halt at Andheri and Borivali which are less than 15 minutes travel time from Malad in either direction.

The new Metro lines coming up on the Western Express Highway and the New Link Road will further aid in relieving traffic on the roads. The BEST bus transport is readily available in Malad, another perk of being located in Mumbai. The airports are not far either as it takes half an hour in peak traffic conditions to reach the domestic and international terminals. For travel by boats, there are ferries that have been gaining importance in travel to Gorai and other such locations.

Malad: Comparative Affordability

It is a fact that a house in Mumbai will set you back by a humongous amount of money. Even then, Malad remains a slightly affordable option when compared to the adjacent localities such as Goregaon, Kandivali or Powai. Goregaon is the IT hub of Mumbai and Kandivali has already touched its zenith for residential complexes which make these areas more expensive than the largely ‘market oriented’ location that Malad seems to be. Being the area known for its markets and the commotion that comes along with it deter people from residing here. Hence, a decent sized apartment that would cost over a crore rupees in Kandivali or Goregaon may be available for the price tag of 85-99 lakh rupees.

Malad was a group of villages such as Orlem and Malwani in the 1800’s, From the establishment of an entertainment company here in 1934, gradually citizens took notice of this locality and it developed into the gem it is today. Just as Malad West developed as an educational and commercial hub, the East has rising prominence in the residential sector. Malad East has emerged as a great option for buying residential properties since the west is generally costlier and Kandivali East and Goregaon East have been utilized by eminent developers to build townships which leave little space for further expansion. But the growth in Malad’s residential prowess has just started owing to the growth in employment and business opportunities in the area. The area known for its markets has slowly made a name for itself in creating a holistic environment for a wide range of jobs as well as housing.

Lower housing costs are therefore the biggest USP of Malad. Even for the above mentioned aristocrats there are a number of completed and upcoming projects that do compete in prices when compared to any other location in suburban Mumbai. So in all, from the rich to the poor, anybody can find a residential property for themselves that suits their needs keeping with the vibrant diversity one finds in Malad.

Malad: Amenities for the residents

Infiniti Mall on Link Road, Malad (source: commons.wikipedia.org)
Infiniti Mall on Link Road, Malad (source: commons.wikipedia.org)

From Bombay Talkies in 1934, Malad has regularly been evolving and adding new facilities. There is absolutely nothing that you cannot find in Malad. Hyper City, Infiniti and Inorbit are some of the malls in close proximity for the residents as all of these are located beside the New Link Road. The Aksa Beach is close by and there are multiple eateries, bars, cafes, restaurants and hotels to indulge in. There are quite a few schools and colleges in the area including a branch of the Ryan International School and the Atharva College which provides undergraduate courses in engineering, hotel management, business management and the like. There are a few hospitals in dispersed locations and the great connectivity ensures that the ambulances are not more than five minutes away from any portion of the suburb. The everyday markets are a plenty, and situated in numerous parts of the area. Most notable among them are the shops and roadside vendors just outside the railway station who sell everything from gym gloves to vegetables. Thus, when it comes to public facilities, Malad does have it all.

So if you feel comfortable in an area bustling with activity throughout the day and are looking for a range of employment opportunities in Mumbai, Malad will provide a good balance between the two. With the advent of the skyscrapers though, even the hullaballoo of the markets seem distant. In fact, if you live on the topmost floors of any tall building in Malad, there can be no better place in Mumbai to live in and enjoy life like it was meant to be.

Bandra Kurla Complex (BKC): Well Planned City Within A City

BKC: Immeasurable potential (source: mumbai77.com)

The rising prominence of BKC is similar to that of the city of Indraprastha from the Mahabharata which was a magnificent city built on barren land. A similar transformation occurred in the area today known as the Bandra Kurla Complex which was nothing but marshy land. Today, the sheer number of huge corporations who have their offices in BKC will make a case for the locality being one of the most important commercial, industrial and financial microcentres in Mumbai. The government chose BKC to be one of the few areas to be developed so that the concentration of major commercial players in South Mumbai may be reduced. BKC, however, is much more than a business complex.

Wockhardt office BKC (source: mid-day.com)
Wockhardt office BKC (source: mid-day.com)

BKC: Enviable Location

Needless to say, this area is bordered by Bandra and Kurla to the west and east respectively. It means that BKC is the centre of the conglomeration that we call Mumbai (city and suburban). The industrial ports, the railways (Western, Central and Harbour lines), the long distance train terminuses (Kurla and Bandra), the airports, the commercial centre in South Mumbai and the entertainment industry are all easy to reach from this locality. Since it is bordered in the north by Santa Cruz where the airports are situated, Bandra Kurla Complex has easier access to them as compared to South Mumbai hence the shift in commercial power towards the north.

BKC: Great Connectivity

There are many places in Mumbai that have fantastic connectivity but none of them bests the options available at BKC. The Western Express Highway and the Eastern Express Highway are within a few hundred metres of the locality. The local train stations of Bandra, Khar, Kurla and Chunabhatti are close by. The long distance terminuses of Bandra and Kurla (Lokmanya Tilak Terminus) are also in the vicinity. The domestic and international terminals of the Mumbai Airport are also easily accessible.

The proposed metro line from Colaba to SEEPZ will have a station at BKC with a three stops trip to the domestic airport terminal and five stops to the international terminal. Moreover, it also connects to the Mumbai Central Terminus for long distance trains such as the Rajdhani Express. BEST bus services are also available for more economical transport. The most high profile connectivity option in BKC is the upcoming terminus for the first ever Bullet Train transport in India. This station will be made in BKC and will connect to Thane, Virar and Ahmedabad within three hours. In short, BKC is quickly becoming the transport hub of the city.

BKC: Excellent Livability along with Premiere Amenities

Rustomjee Seasons in BKC (source: rustomjeespaces.wordpress.com)
Rustomjee Seasons in BKC (source: rustomjeespaces.wordpress.com)

The developers participating in the planning of BKC have learnt a lesson from the haphazard development of almost all major centres in the country. As a result, Bandra Kurla Complex is a well-planned locality with excellent options for the white collar employees of major companies who have their offices in Bandra Kurla Complex. The demand for homes has been on the upswing despite the rates being almost 150% when compared to the adjacent areas such as Bandra East. Bandra Kurla Complex is a no hawker zone, and despite being a hub boasts a quiet environment, great transport options and wide roads with pavements.

The planned and controlled development of the region and the rise of luxury residential properties has made Bandra Kurla Complex a highly sought after residential area for the upper class society in Mumbai. One major advantage of living in Bandra Kurla Complex is the planned open spaces in the region. There are options for high end medical services provided by famed hospitals such as the Lilavati Hospital. There are great schools in the area as well such as the Dhirubhai Ambani International School, Mount Litera and American School.

BKC: Hub for live entertainment in the city

Coldplay concert (source: dnaindia.com)
Coldplay concert (source: dnaindia.com)

Bandra Kurla Complex has been developed to be the cultural center of the city too. It has seen a number of concerts and live shows with international celebrities such as Akon, Pitbull, Demi Lovato, Jay Z, Coldplay, A. R. Rahman, Bryan Adams and Shakira among others who have been part of concerts at the MMRDA grounds in BKC. A cricket ground in BKC also hosted World Cup level matches for women apart from being the home of the Mumbai Cricket Association (MCA). The BKC Mumbai Marathon is hosted here every year. The Reliance Jio Garden is also a well known venue to host multi-cultural events like the Lil Flea festivals and the upcoming Ed Sheeran concert in November. The many hotels like Trident and Sofitel host cultural events, conferences, festivals and shows, drawing more eyes and footfalls to BKC. This is a marvellous transformation for what was once nothing but marshlands and mangroves!

BKC: Rising Commercial and Financial Power

The Capital building design in BKC (source: showincity.com)
The Capital building design in BKC (source: showincity.com)

As mentioned above, the number of huge companies who have become a part of BKC shows the shift in power from South Mumbai to Bandra Kurla Complex. The Bharat Diamond Bourse, National Stock Exchange and Institute of Chartered Accountant of India as well as the Family Court, all call BKC home. Major companies such as ONGC, RBI, SEBI, SBI, TCS, Amazon, Citigroup, IBM, Google, ICICI Bank and JP Morgan Chase have set up offices here. There are also many consulates such as those of New Zealand and United States of America situated here along with the British High Commission. This emphasises the importance of Bandra Kurla Complex as a central location that enjoys global standard amenities.

A huge number of big companies means a thriving workforce who would want to live close to their workplace. Thus, the standard of living at Bandra Kurla Complex is a notch higher than the rest of the city and the demand of these employees gives rise to the high end luxurious residential projects on offer in the locality by eminent developers such as Kalpataru, Sunteck, Radius and Rustomjee. The Bandra Kurla Complex can be considered an example of what can be achieved by a city’s planners when they actually plan and develop accordingly – world class and enviable!

Virar: The Promising, Yet Underappreciated Mumbai Suburb

Until a few years ago, Virar was the northern terminus for the suburban trains from Mumbai. Being about 60 kilometres by rail from Churchgate, you might expect Virar to be a desolate locality but the reality is far from that presumption. In recent years, Virar has experienced a massive boost in residential development owing to the continual rise of real estate prices in Mumbai. People who may be disappointed due to their prospects of a home in Mumbai seeming bleak, view Virar as the next best thing. And, why not? Virar may still be considered an outpost of the city, but it boasts some of the best beaches, resorts, historical culture and opportunities for paragliding in Mumbai!

Virar is situated south of the Vaitarna River. The suburb gets its name from the Goddess Ekavira. There is a huge temple of Ekavira Devi on the banks of Vaitarna River at the foot hills of Tunga Parvat. Over time, vira became Virar and the suburb that it is today. Many developers have sought to uplift the town and now the reputed, global construction player Shapoorji Pallonji is bringing premium residences to Virar with a sprawling residential project.

Virar: For representation purposes only
For representation purposes only

Connectivity

Though not exactly in Mumbai, Virar does come under the Mumbai Metropolitan Region (MMR) and is well connected to Mumbai by means of the Mumbai local trains operated by Western Railway, that run on the recently quadrupled tracks to manage the burgeoning growth of passengers. The national highway on the outskirts of Virar in the east, connects to the Western Express Highway, and provides seamless connectivity to the city. Even some of the industrialised cities in the state of Gujarat such as Surat, Vapi etc., are no more than three hours from Virar. There are plans for a corridor to connect Virar to Panvel and further to Alibaug. It is expected to further aid the connectivity to rest of Mumbai.

The western part of Virar is more developed. The Agashi Road connects the railway station to the beaches such as Arnala apart from all parts of the locale. The skywalk in Virar west was among the first to be built in Mumbai and sees a footfall of 58,038 commuters during peak hours, the most in the city. The Vasai-Virar region also have their own municipal corporation which operates the VVMT buses to connect various parts of these suburbs.

Emergence of Virar, the ‘Suburb’

For home buyers, Virar became an enticing option especially at the turn of the millennium. As the costs rose in Mumbai, more people chose the expansive ‘suburb’ of Virar over the cramped city and preferred to commute to workplaces across Mumbai. The boom in real estate attracted the attention of the big players in the industry who pumped resources to develop projects of well over 1000 apartments. Over the past two decades, there has been a mushrooming of townships, residential complexes and the supplementary social amenities like department stores, malls and parks. Today, Virar has primarily become a residential hub with vast and varied options for home buyers.

The ‘suburbanisation’ of Virar started around the area that surrounds the railway station, so that the new residents were able to commute conveniently. Slowly development spread further inland towards the villages and fields. As real estate development became lucrative, some of the native landholders began selling their land to developers for a windfall and homes in towers.

Culture and activities in Virar

Shapoorji in Virar

Shapoorji Pallonji is an international real estate brand and the oldest construction company in India. It has built a legacy of trust and credibility among its customers with quality developments and use of latest technology. Over 150 years, it has built brilliant architectural marvels such as – The Imperial Tower (Mumbai), ITPL (Bangalore), Shukhobristhi in Kolkata, the Palace of the Sultan of Oman, The Presidential Villa at Ghana, The Park Towers in Dubai and more. Capitalising on this rich experience and expertise Shapoorji Pallonji has entered the booming real estate market in Virar with their premium residential project – Joyville Virar.
